Keith & the LINK team were our property managers at the unit/apartment we rented over the last year in SLO. Throughout the entirety of the experience Keith was professional, prompt, and good humored. There were multiple instances in which we were dealing with issues related to our neighbors and administrative challenges on the property (not related to Keith or his team), and Keith had our backs the entire time. The move-out process was seamless, with Keith even attempting to get new tenants into the unit quickly after we vacated to avoid us having to pay double rent (on our new place). Overall had a great experience with Keith, Ashaki, and the whole LINK team. There's good reason their team's being pulled in to manage more properties around San Luis Obispo. It's so simple to be a reliable tenant, and the LINK team will take care of you from there. read more

Wish I could give 0 stars. I recently looked a property for rent that's managed by Keith. From the start, Keith was rude and combative as I tried to ask a few questions. As I left the apartment, the current tenants warned me that the apartment had water issues (rusty pipes leading to brown water) that hadn't been solved or taken care of for months. Instead of apologizing or discussing the matter, Keith threatened the current tenants that he wouldn't let them out of their lease and proceeded to bully them and reference them never moving out. Truly a disgusting act. It deeply saddens me that someone like Keith owns 250+ properties in San Luis Obispo. This town has an amazing community filled with great people and Keith doesn't deserve a place here. Shame on him. I won't go near any of his properties and encourage everyone else to stay away too. read more

I cannot recommend you take your business elsewhere more. Keith is rude, snarky, combative and stubborn. You will never feel comfortable talking to him because he is always nasty, dramatic and impatient. If you're planning to rent from him - rent from absolutely anyone else. He will use your entire security deposit and then ask for more. He has done this to me and I've even seen him do this to previously homeless veterans on a fixed income. He will use their entire security deposit, then ask for $1000 more for outrageous costs knowing these people will never be able to pay that. I'm sure he will respond to this with some hyperbolic comments about how terrible condition the place was left in but do not trust him. If you're planning to have him manage your property - find someone who treats their tenants better and takes care of your property. He pretty much told us at the start of our lease five years ago "it's best if we don't communicate" so asking for help with the unit was never an easy option and showed he didn't care about keeping up the property and wanted as little Involvement with the property as possible. When I did text him I usually had to text him twice just to get him to respond. When we finally decided to move and coordinate a time to show the unit, he was uncompromising. We have a dog and he is very scared of strangers and my husband and I both work full time. We tried to coordinate a time that worked for both of us but Keith refused to meet after 5:00pm or on weekends simply because he wouldn't do "after hours" - which seems pretty standard for most landlords/realtors. The fact that he was uncompromising, despite us having a nervous dog, shows his lack of regard for safety and liability. When I told him it was a safety concern and within our right to be comfortable with having a stranger in our unit with our dog without us, he threatened to go anyways "as long as he gave 24 hour notice" - again not showing foresight or any regard for safety/liability. We were easy going tenants - paid rent on time, every time. Never asked for much and did not reach out to him more than a few times in the five years we rented because it was always such a hassle to work with him. During move out, Keith pushed us to move out before the month had ended, leaving us no time to do a check out or cleaning. Which of course he charged us for. Which honestly was fair because we did not clean the place and it was in our lease that we were supposed too. What was not fair is that he used our entire security deposit - something no other landlord has done before - for the most premium of costs. New paint, new carpets, new cabinets - everything he charged you for. $50 hourly for a handyman service! He even tried to charge us for an entire carpet replacement with UPGRADED carpet which is illegal. There are few people I would give this ill of a review to but I have seen how Keith treats our homeless vets and have dealt with him personally - would never recommend. read more

My daughter and her friends rented a house from Comet Realty for two years. When we moved her in the place was in disgusting condition. The company clearly hadn't lifted a finger to clean the place for the new tenants. It was so neglected there was even an empty beer keg on the back balcony. When the girls moved out recently they left the property in far better condition than when they found it. Despite this, Comet Realty and the property manager Keith Silva charged them over $800 in cleaning fees. This is not a company you want to deal with. read more

I had a very negative experience with the property manager and owner of this company, Keith Silva. I will keep this review brief but I will lay out my main points below: Keith has grossly overcharged me on my deposit. I spent hours cleaning my tiny studio apartment prior to leaving and patched all minor holes in the walls. Keith still charged me $2150 out of my $2400 deposit to clean the studio apartment (which to begin with was 1.5x the monthly rent) and patch the holes in the walls. He also charged me for services he has not yet conducted and for services which had no signs of needing (drain clogging). In my 12 years of being a rental tenant who has moved have moved multiple times due to work or college, I have never experienced this issue with my deposit. My family runs a small property management company, and my uncle who has managed hundreds of properties, agree Keith has either been negligent in the use of my deposit, or may be up to some sort of fraudulent behavior. I have requested itemized invoices and he refuses to provide these to me. I have spent the past week trying to reason with Keith and he has not agreed to return even half of my deposit, which I believe is more than fair. He has made audacious and falsified claims regarding the condition that I left the apartment, which even the photos he took prove are false. Keith has threatened me with a defamation suit if I were to pursue my first amendment rights of leaving an objective review regarding my experience with him. Keith had entered my apartment at one point without my permission and without providing me with a notice he would be entering the apartment. Keith had hung up on me when I tried to get a hold of him to discuss a matter relating to returning the properties keys. Keith had threatened to charge me for changing the locks for not returning the keys. Keith eventually responded to me and said the keys needed to be overnighted to him, even though the new tenant was not moving in for at least another week. Keith has come off as very passive aggressive to me in multiple encounters, and I have heard the same complaint from other tenants of the building. I highly discourage anyone from renting a property from Keith. He is the type of property manager who zooms in on a tiny film of dust or on an outlet switch, finds dust under your fridge, and highlights minor wear and tear items and charges you 90% of your deposit for. From the start, all of my encounters with Keith were displeasing. read more

I would have appreciated honesty in dealing with him, as well as being legally appropriate without being prejudiced to those with Section 8 vouchers. I requested a viewing of the property at 115 N. Benwiley Avenue Santa Maria, CA and was promptly responded to in the beginning. After revealing I had a Section 8 voucher, I had to email him a few more times. Finally he responded with stating the owner wouldn't accept Section 8. I notified him this was illegal. He responded he removed himself from the property, however, it's still up on his website a day or so later. Every person receiving Section 8 has a story and shouldn't be disqualified from receiving help until one's in a better place. And I believe these property managers ought to be held accountable to the laws in their business deals and in teaching community mindedness in building up our community rather than tearing down. read more

I recently rented a residential property from Keith Hoffmann and Comet Realty and it was the most professional experience I've ever had. The house was immaculate, and thorough directions were given for all of the ongoing maintenance, how to run the sprinkler timer, how the heating worked, etc. I felt very lucky to have found a place that was so well prepared for a tenant to move into (coming from a prior rental that was the opposite experience).
