As a mortgage lender, we work with lots of real estate agents across Georgia and the Southeast. We have worked with over 100 different Keller Knapp agents over the course of 20+ years. The "bad reviews" seem to be one off incidents, but I can tell you that the Keller Knapp agents we have worked with and Weslee Knapp are among the most professional and trustworthy folks out there. With 200+ real estate agents at Keller Knapp, someone is going to get upset with a particular agent once in a while, but at its core the company is run by good people. If you are considering using a Keller Knapp real estate agent, go to their personal reviews since that's really what matters. The same applies to any real estate company... just becuase a real estate agent works at ReMax or Keller Williams or Compass, that doesn't mean they are good or bad. 0 stars. Unprofessional. The Keller Knapp team's lack of communication due to the issue of recovering our security deposit has put my former roommate and I through the ringer. Not to mention I had found black mold, that was making me sick, in the AC unit in my bedroom. How was it handled? I was told to simply wipe the front grates, despite the mold being deep inside the unit beyond any capacity to "wipe". Only after much back and forth over weeks was I allowed a new unit at their, unapologetic, expense. As for more recent disappointments: For nearly two months we have been neglected and ignored by Mitch Greenberg and Tom Mohrbacher. For our move-out procedure, my roommate and I followed all rules and regulations to return our apartment the way we found it (minus the overpowering smell of cigarettes that took two weeks to get rid of when we first moved in) . During our final walkthrough, we were told everything looked great and we'd be receiving our full deposit by the end of the month. Later received a check for several hundred dollars UNDER what we initially payed. When asked for an itemized receipt, we were told there was paint damage, which was not true and neither reported to us beforehand, as well that it was not clean, when my roommate was on hands and knees cleaning for hours. Since then, we have been going back and forth being simply told "I'll have to look over it again" with no follow up. Countless emails, texts, calls and even office visits have been ignored. The lack of human empathy Keller Knapp has for their clients continues to baffle me. We felt undervalued and overlooked our entire time renting and only hope readers take into consideration what I have said before signing with them. I do not recommend Keller Knapp. read more

Our experience was not great at all. They helped us buy a house, but as out-of-towners moving to Atlanta, they did not advise us of problems in the area to watch for, including whether or how to check and verify if the house has current code violations. Now, we are stuck in a home, which has serious code violations, because in Atlanta, code violations run with the house, and now we are in a very, very bad situation. Even if the inspection failed, which in this case it did, advisable on how to check this could have helped save us a lot of worry, trouble, and financial loss. read more

I was planning to just leave my experience untold, but since others seem to have had similarly poor experiences, I thought I'd share my own. I purchased my home in June of 2015, and the process would have been painless if not for the seller's agent, who works for Keller Knapp. The problems began after the Amendment to Address Concerns with the Property was added to the contract. The negotiations were quick, but upon walking the property to make sure everything was done, only about 50% of several items was completed. To be fair, some of the items, like placing a moisture barrier and scrubbing for mold in the crawl space, were completed, but the seller's agent had the incorrect drain line extended, replaced fewer than half of the moisture-damaged panelling in a room, etc., all of which amount to about $1000 of unfinished work. Normally, the sellers would be to blame, but the agent willingly--almost proudly--admitted that he took the initiative and personally oversaw the repairs. At closing, he uttered such gems as, "No disrespect, but you're just a first-time homebuyer." "I feel like we went above and beyond by just agreeing to the terms of the contract" "[The contract] is just a bunch of words." After being threatened with breach of contract and otherwise emotionally manipulated, I signed the closing documents. Fortunately, based on all the estimates I have gotten since closing, the agent lost about $15,000 on the value of the house, so I suppose I get the last laugh. Ha. But our story does not end there. After toying around with the idea of a small claims suit, a Keller Knapp broker contacted me and--after threatening to countersue--attempted to mediate the dispute, but squarely sided with his agent while admitting that what the agent did was wrong. "At Keller Knapp we believe in the power of doing the right thing," reads the copy on the Keller Knapp website. I saw no evidence that their brokers and agents believe in their own mission statement. I do not suggest avoiding Keller Knapp like the plague, but I would advise extreme caution. Do not take what they say at face value. Do not allow them to direct the process; keep thorough track of their activities throughout your business with them and watch them every step of the way. There is one thing you can expect: They will likely try to take advantage of you, given the opportunity. Do not give them this opportunity. Do not allow them to provide the kind of service that would make even the most seasoned Comcast rep blush. Should you ever find yourself in an unavoidable situation of having to work with Keller Knapp, I wish you the best of luck. read more

Keller Knapp has acted as the property manager for the home I've been renting for the past year. Throughout the process they have dragged their feet at anything that needs fixing. We requested the kitchen sink undergo some minor repairs when we first moved in and it still hasn't been done. There are many large oak trees in our yard, and my brother, who is a professional forester, informed them months ago that one of the oak trees was rotting from the inside and would fall in the next storm. When Irma hit, the tree fell and we were unable to occupy our house. As I attempt to work out reduced rent due to our inability to stay at the home during the weeks following the storm, I have been called a liar by Staci, a member of the Keller Knapp staff. Buying a home requires trust and respect, and it is clear that neither of these things are considered important for Keller Knapp. If you want to be swindled and be personally insulted, go with them. If you would like to have a pleasant experience based on a mutually respectful relationship then you'll have to go somewhere else. read more

DO NOT RENT FROM THIS COMPANY. Weslee Knapp and Mitch Greenberg are the worst landlords I have ever had. They are rude, do not respond to simple requests, and takes weeks to repair issues. It is a huge mistake to use this company. read more

Weslee and his business partner Mitch were my landlords for 2 years and have nothing but terrible things to say about the experience from lack of attentiveness to directly trapping me in an unsafe environment with the tenant they placed next door to me and not allowing me out of my lease with 2 months remaining when legitimate concerns were raised (including a police report). When it came time to moving out, they were incredibly unreasonable and just trying to salvage any dollars they can in the most dishonest way. Would not recommend giving your business to these types of people. read more

Had a very bad experience renting from this company. They promised cleaning and repairing of my unit before I moved in - move in day came and it was only 1/2 completed. Then they refused to complete the repairs (1/2 the closet shelves were missing). Then I had to pay for parking for 2 days while they figured out where my garage door opener was. If I could give this place zero stars, I would. After seeing so many negative reviews on this company, I feel obligated to make my experience known as well. The agent I worked with from this company was manipulative, dishonest and needs to be re-trained in customer service and in real estate law. My husband and I refused to be strong armed into purchasing a house that wasn't ready, and we also didn't appreciate our agent and the owner of the company throwing around phrases like "breach of contract" when - if they can read - they HAD to know that we weren't in breach of the contract; the seller was. NO ONE ensured that the home repairs were fully completed in time for closing, and they offered no apologies for this. We terminated the contract at closing on the grounds that the seller failed to perform per the timeline outlined in the contract, and we have been being harassed and threatened with lawsuits ever since. They have yet to take us to court - likely because they KNOW they were wrong. This place is amoral, and my family will never do business with them again. read more

I'm very appalled at the customer service I received from a realtor by the name of Kevin Lynch. As a business owner I went to this particular UPS Store and inquired about some office space for my business. I looked inside at the offices and thought to myself that this would be a great location for my business to flourish being that the office space is in a prime area(downtown Decatur) with heavy foot traffic. I proceeded to contact the realtor to discuss in details about the two office space that was for rent. Per our discussion by telephone first; Kevin Lynch stated that the office space was $350 per month per office with a $35 dollar a month optional furnished office. Kevin Lynch also stated that the landlord was looking for a two year agreement. After the initial call Kevin stated that he would send the application to my business email as directed and when Kevin Lynch sent the email; all the requirements was within the email. I thoroughly read through the email and replied to Kevin stating; "At this time I would not be renting the office space because I did not agree with the requirements asking for my personal bank statements and my two year tax return for my business." I explained to Kevin Lynch that I would reach out to him if the space is still available after a few months. Kevin proceeded to give me another call stating what the landlord requirements was to rent the office space. I proceeded to tell Kevin Lynch that I will not mix my personal affairs with my business affairs. At that moment Kevin Lynch became very hostile over the phone making comments like, "your business will not grow, you don't know how to grow a business, no landlord will rent to you without seeing your personal finances, you won't be successful, and etc." I proceeded to inform Kevin Lynch that my business can grow on business credit without it being attached to my personal affairs. I currently own two business in the "Buckhead and Vinings" area that are very profitable. This business is a new business that has no ties to my other businesses and I refuse to mix my personal and other business affairs with my new business. I'm well educated and capable of handling business matters in a professional way. I have a business degree and I'm a veteran that was a Information Manager of a squadron with 143 Airmen of the United States Air Force. I stated that no one has a right to see my personal bank statements unless I agree. Kevin Lynch proceeded to be unprofessional on the phone and then to add insult to injury he hung the phone up in my face because I would not give in to the requirements. Having a representative to represent your business with this type of behavior will cause future tenants or customers to not patronize your business. Word of mouth can destroy any business establishment quickly because you never know who the person knows. As a current box holder at a UPS store on N Decatur Rd. I have noticed some of the same employees working at this location so I assume these two stores are own by the same franchise owner. At this moment I'm taking into consideration if I will continue to do business with this particular UPS store and close out my box at the other location. I will not patronize any establishment that has representatives working for the business that will be rude to any potential tenant or customer. read more
