During the due diligence period our realtor referred us to a Home Inspection company. During the inspection I discussed my concern with the Garage door that had damage. After a few discussions back and forth with the seller's realtor I was presented a contact for a garage door company at closing. The garage door company came to the property the week after closing installed a part and adjusted the opener. Three days later the garage door collapsed causing the need for a new garage door. I learned during the installation of the new door that the original door had been installed incorrectly and the rollers were installed out of sequence. BUYER BEWARE I was told by the seller's realtor that they were not responsible since the inspection company noted that the door was fully functional. The home inspection company referred to a section of the contract that held them harmless. We the buyers were left with a $900.00 repair. I feel that the home inspection company and my realty company worked to support the bank and seller and not the buyer. BUYER BEWARE We also negotiated a home warranty through 2-10 that was referred to us by our realtor. At closing we were provided with an email and a link telling us we were registered. We purchased a 17 year old home with the original HVAC and hot water heater and this gave us the comfort level to move forward. "This covers your major facilities (HVAC, water heater, appliance, etc) in the event of a failure. If something fails you will be responsible for a $75.00 co-pay." Our water heater failed. The company sent a plumbing company. We paid 75.00 to get a quote for an additional $800.00. The warranty does not cover any charges associated with the change in code. The bottom line is the warranty company paid less than 30% of the repair. I was told by the realty company that this would have been better if I upgraded the service with the warranty company. I was sent a flyer for the first time that showed what the upgrades cover. Once again I feel the real estate company only had one goal and that is to complete the sale of a home. BUYER BEWARE I would not use or refer anyone I know that is interested in buying a home to the Allen Tate Real Estate Company. I will also contact my company and inform them of the relocation realty experience.

The home sold in less than 30 days for about $25k more than their recommended listing price. I am accustomed to a 3% listing commission and 3% selling commission. Stephen Cooley wanted 3.5% and 2.5% to the selling broker. I told him that this did not work for me, and in my opinion, the selling broker does the majority of the work in the transaction. Their communication was awful during the process. The fact that the home sold so quickly had nothing to do with Stephen Cooley Real Estate. There are much better companies in Ft Mill, Rock Hill and Charlotte. All that can say is that I will never use this company again.
