This past summer while my brother and I were both at home recovering from kidney transplant surgeries the downstairs air conditioner compressor went out . I had to make 3 request for repair and all they did was to sent out someone with no experience to put in freon and to shoot the water hose on the unit. Still not fixed. Then a couple of months ago while sitting in the family room a squirrel digs a whole in the foyer and falls out and begins running through the house. I again called for service and they sent the same man they sent to repair the air conditioner 3 days later while the squirrel pooped all over my downstairs area. When he got there he didn't try to get rid of the one in the house or the ones still living in the attic area because they continue to come in thru the worn out roof . He sealed the hole in the foyer and the one under the roof line and then when I complained. He put traps on the attic and never returned like he promised he would. Fast forward to the last couple of weeks where I'm sure the freeze killed the squirrels up there and then I was forced to live with large horse flies in the master bath and my closet. When I called again they sent they guy back on yesterday 2/5 and he left the house with a large trash bag of dead squirrels and told my brother they would need to fumigation the attic. I have never dealt with such stupidity and then when I requested a manager to speak to I was told by the person on the phone that they could not give out the direct line. Pretty sure that is because as bad as they are with service they they are afraid of all the calls they'll receive.

Despite multiple attempts to contact them and request a simple review of the lease and identification used, I've been met with complete silence. No returned calls, no assistance, no resolution. I've also contacted the credit reporting agency, but they refuse to help unless I can somehow "prove" I don't owe a debt for a place I've never been. How does one prove they haven't lived somewhere they've never visited? All I've asked is for Cortland to verify the original lease agreement--surely the ID used will show it's not me. The lack of accountability and willingness to fix what is clearly a case of mistaken identity--or possibly fraud--is appalling. I would strongly caution anyone against doing business with this company. If they're this careless with sensitive personal information, imagine how they treat actual residents.

A man named David went out to do the appraisal and when he got there, the electricity was not on. Instead of communicating with someone to let them know, he did a partial appraisal in the dark, charged us, then told the realtor that he would have to go back out a second time and charge us an extra $175 because the electricity was not on. It seems like it would have been a lot simpler and much better customer service on his part to make someone aware that there was no electricity and give them the option of rescheduling so that we would not have to pay twice. The things companies will do these days to make a buck is sad. Our realtor and I both reached out to David to see if they could maybe at least reduce the fee for going out a second time since we were not aware that the electricity was off and because no one from the company called us, and he refused. Horrible business practice. Stay away if possible.

Although Ms. Bertrand is a licensed real estate broker who may be qualified to act as a property manager, according to the executed lease she is NOT authorized to act as the property manager for the lease of the aforementioned address and time period. She has contacted me numerous times, clearly putting her in violation of the executed lease. As a real estate professional, surely she was aware that she was not the property manager and should not have been contacting me directly regarding anything. She has contacted me on the following occasions: 1. February 23rd regarding an initial question that I sent to the landlord via email regarding the giving of notice to vacate the premises/terminate the lease originally on February 2nd. 2. March 9th wanting to know if I had any questions regarding her email regarding the 60 days of notice that she sent me on February 23rd (obviously not since I did not reply to her email). 3. April 14th 'reminding' me that the date to give intent of lease termination was on April 15th. 4. April 19th to let me know that my request to extend the move out date from June 15th to June 30th was approved by the landlords. 6. April 22nd to advise me that I can deposit the $125 fee to opt out of having a lockbox on the door for the last six weeks into the landlords depository account. 7. June 7th for a showing request. 8. June 26th wanting to know 'the condition of the apartment' as she wanted to show it the same day at 1:30pm. Email was sent at 11:43 AM which was less than 2 hours of the proposed showing. 9. July 7th to inform me that a locksmith was called so that the landlords could gain entry to the property would be taken out of my security deposit, after I followed the landlords request to leave the keys in the property as they would not be able to conduct an exit walk through. As my attorney and I have interpreted the lease, we have determined that Ms. Bertand is not authorized to contact me regarding the property. The most damning of the unauthorized contacts was on July 7th when Ms. Bertrand contacted me stating that I was responsible for the locksmith fee that was incurred by the landlords to gain access to the property, after the landlords were not available to meet with me to do a proper exit walkthrough and key return. Since the landlord was unavailable to meet with me despite having a 75 day notice that my last day at the property would be on June 30th, she advised me to leave the keys in the property, knowing that she had lost her copy of the keys to her property (stated to me in an email) and then was unable to remember the electronic key pad code that she NEVER assigned me at the start of the lease. Ms. Bertrand, who again is not authorized to act as the property manager, advised her clients to withhold an amount of $145.68 from my deposit which I plan on recovering though small claims court. Use this company at your own discretion.

When you sign your lease they have promotions and the office screwed up my credits over the course of a few months and now I'm stuck paying almost double the amount of my rent within a two week period and they threatened to evict us for their mistake. Promised to waive late fees and never did. They forgot to also charge us I believe for trash and a few other things for a few months and the whole community was back charged around $900 for that. Gates never work and remain open, ring cameras don't work, they got rid of our security guards so that sucks. And everything is done through apps and they are faulty. I could never get into the pool, I had to jump the gate every time. They close out service/maintenance requests without it actually being finished. WiFi constantly goes out and the lights use to, but that's gotten better. And the management never replies to your emails and if you work a full time job it is hard to ever speak to the manager before she leaves and she's not there on weekend so you have to talk to the other girls who just play the blame game and say they will "let the manager know " but they never do I guess. I can't wait until our lease is over, the management prob will help us less after this. But everyone should know this spot is not the best :(

Things as simple as a call or email to provide an update on progress. I called several times and left messages with the front office staff and on answering machines. I even went up to their office once because no one was returning my calls. Even then the person assigned to my file was not available to see me nor did she return my calls. When I called and asked to speak with the person in charge I was told it was the person assigned to my file. Stay away, far away.
