    By the time we arrived, I'd gotten multiple messages from the property notifying me of door…read morepasscodes, and a discount for Soaky Mountain. No information of what apartment number we had been assigned. I called - twice, and texted. I was about to email when I was finally answered. It took about half an hour. Low to no water pressure, inability to flush toilets much of the time, VERY hot upstairs despite A/C unit (yes, I know, heat rises, but the amount of heat inside was not normal when there's an A/C unit!). Slow response when asked or told things to the property management, only 1 space per unit, and said unit renter being screwed over if another person parked in their space, by having to use "overflow" parking. Another unit had visitors that took our space any time we left. We came back more than once to an occupied space. Property managers were notified and we were told there was a strict towing policy, yet we never saw a tow truck while there. When notified of the water, by MULTIPLE renters (we spoke with a bunch of others staying there, who said they had reported the water problem), the property manager simply asked for a video of the problem so they could address it. - a PROPER manager or management company would have been at the property to assess it in person instead of asking for a video. The pool was also disgusting. The water was murky. - of course, if they emptied it to clean it the way it desperately needs to be, there wouldn't be enough water to fill it back up. I should add, my email about the water was responded to THIS MORNING, just before checkout time. The other response was given to me via the site I booked through, last night, when I needed a shower and to get things packed to leave this morning.

This was the main reason we booked through VRBO for this property due to that specific amenity for our children. We arrived around 4pm Friday and noticed in the welcome message it didn't mention a passcode to the pool so I messaged the owners asking for a code then they proceed to tell me it was not available for use although the listing stated it was. We then reached back out to them explaining how upset we were by the false advertising and asked for the reservation to be canceled and refunded. After 2 hours we got zero response. We ended up having to contact VRBO ourself and going through over an hour process just to get a refund. During the time we were on the phone with VRBO they reached out to the owners who finally responded back and stated they would only give us 15% refund back. Umm.. no thank you. We further spoke with VRBO and provided them with screenshots of the listing where it stated it was available for use then we sent pictures of the actual pool that was drained and the screenshot of the conversation with the owner. After a 4 hour ordeal VRBO stated the host had 48 hours to refund us or VRBO would provide us a letter to dispute with our bank. The refund is now pending however it's about $45 short of what we actually paid. Ontop of the false advertising that the owner provided the area was super noisy as the building is outdated and the walls were super thin. We ended up finding a last minute room at the Riverstone resort and spa and I just say this place is amazing!

I was at an event at this loft and fell in love with this place. You are conveniently located in downtown Knoxville, close to many venues, the University of Tennessee, restaurants and bars. It's a 2 bedroom loft with 2 full bathrooms. This would be ideal for a Football Game Weekend! On their website it states the rates. 1 night = $495 UT Football Package (2 night minimum stay, $700 per night) = $1400 Even though it is a little pricey, think about it for 2 couples you have a 2 bedroom apartment with a full kitchen that has a lot of natural light (moonlights too), living room & dining room area. If you stayed in a nice hotel it might be around $400 per night, and you wouldn't even have a full kitchen, dining room, or living room. So for me, I think this place is totally worth it. I think you should check it out if you are from out of town or even live here. I really like this place. The only thing I wish it had was a rooftop to sit and hangout on. To live but just no. The manager. Don't take no bs. And is strict. When it comes to enforcing the rules. She does her best to make sure it's a safe and livable place for u and ur family. So if u do drugs party and break the rules. Then this is not a place for u. You will be evicted. Maintenance. Is excellent. If u have a problem with any maintenance issues it is fixed. Within a few hrs or next day depending. On how serious the issue. Is. The teants there are awsome. There is of course a few bad apples in the bunch that. Is always. Trying to get u in trouble. And complain about everything but those ppl know who they are. But there is always a bad apple some where. The maintenance man. Was always nice . And when. Entering ur apt. For maintenance issues. When he is done he makes sure that. The issue is fixed. And cleans up his mess. When done. The property is well maintained. Only issue they have is. The cabinets and counters in the apartments are in desperate. Need of upgrading. Due to the age. Of apartments. But management has been trying very hard to have this issue dealt with. Caveat - always purchase on the Secondary Market; presentations are ok to achieve lay of the land, but Never purchase from a developer. We wisely purchased our first vacation club in 1972, and have enjoyed the annual luxury travel every years since. Sales people will argue the benefit of timeshare exchanges - Interval International is superior to RCI; however, these exchange clubs always involve extra fees. Interval International has taken us to nearly all Marriott Vacation Club properties in the US, and we have exchanged abroad. Marriott Bonvoy is excellent for overseas hotel stays. Caveat: Always purchase in desirable locations that one will visit annually. We currently own four Atlantic Ocean Front Marriott Vacation Club properties and two Mountain properties. And this ownership leaves plenty of spring and fall time for 3-4 weeks of international travel. We always visit Smokies in spring; fall is delightful, but way too many leaf peepers. In 2025, Tree Tops improvements include new carpet and furniture, all important WIFI is now up-to-date, and TV service - Spectrum is great improved. Our Saturday check-in follows in-town dining and includes a pool and hot tub visit. Mountains or beach? Not applicable for us, we do both....

During our last day there we had a sales lady come to our room and tried to arrange a sales meeting to get our of our Bluegreen contract. She said that getting out of that contract would be no problem. We bought based on this promise and still trying to get out of our Bluegreen contract. Be very leery of buying from this firm.
