We bought our time share at Tree Tops in 1968; that's 40 years & never have we seen a leather couch as shown in Yelp picture. We are trying to sell now only because we can no longer make the trip from Pennsylvania. Quiet pleasant resort, with friendly staff, & close to a lot of fun. We have probably stayed in every building on site with maybe a few minor complaints not worth getting excited over. Great service and misleading sales presentation The resort and resort staff were excellent. During our last day there we had a sales lady come to our room and tried to arrange a sales meeting to get our of our Bluegreen contract. She said that getting out of that contract would be no problem. We bought based on this promise and still trying to get out of our Bluegreen contract. Tree Tops Time Shares remain controversial; we own six annual weeks, and have the tools to dispose of ownership, and this is an advantage. Caveat - always purchase on the Secondary Market; presentations are ok to achieve lay of the land, but Never purchase from a developer. We wisely purchased our first vacation club in 1972, and have enjoyed the annual luxury travel every years since. Sales people will argue the benefit of timeshare exchanges - Interval International is superior to RCI; however, these exchange clubs always involve extra fees. Interval International has taken us to nearly all Marriott Vacation Club properties in the US, and we have exchanged abroad. Marriott Bonvoy is excellent for overseas hotel stays. Caveat: Always purchase in desirable locations that one will visit annually. We currently own four Atlantic Ocean Front Marriott Vacation Club properties and two Mountain properties. And this ownership leaves plenty of spring and fall time for 3-4 weeks of international travel. We always visit Smokies in spring; fall is delightful, but way too many leaf peepers. In 2025, Tree Tops improvements include new carpet and furniture, all important WIFI is now up-to-date, and TV service - Spectrum is great improved. Our Saturday check-in follows in-town dining and includes a pool and hot tub visit. Mountains or beach? Not applicable for us, we do both.... read more

While the resort is beautiful, the experience is not. We had a first floor unit with very loud ride upper neighbors. They sounded like a heard of elephants coming through the floor until 3am. When brought to the attention to the staff nothing was done. I sent an email to the general manager explaining our experience and the feedback I got was ask for an upper unit next time. Why have rules if you are too afraid to enforce them? Why even list hours of consideration if your staff will do nothing to make sure they are followed? ​Sadly our time at this resort was a negative experience. read more

I had high hope when I 1st saw the good reviews, but I was disappointed when the reality sank in, especially after paying the rental cost of $160/night. The good part: - parking is on the lowest floor of the building. - not too far from downtown The not-so-good part: - No shampoo/conditioner is provided. - stingy in providing basic toiletries (The housekeeping supervisor joined in her staff staring at you with unfriendly look when a customer asked for basic supplies). - no direct elevator to the rental floor - no complimentary coffee/tea or laundry detergent - only 2 washers/dryers for the whole building - dated decoration/furniture inside the unit - lack of proper cleaning, spider webs in the building. read more

My family and I have spent many vacations at Tree Tops. We love the beautiful nature and surroundings as well as the close proximity to downtown Gatlinburg. I believe I have stayed in every building at Tree Tops, and found every room to be spacious and comfortable. Each unit comes equipped with a full kitchen, living room with TV and fireplace, and a balcony on which to enjoy the sounds of the stream that runs alongside Roaring Fork Road. We've occasionally seen deer, turkeys, and even a black bear on property, as well! The property offers a wide variety of free recreation options including indoor and outdoor swimming pools and hot tubs, racquetball court, sauna, outdoor basketball goal, putting green, pool table, video game system, board games, and DVD rental. Other fun (paid) onsite activities include pot luck dinners, pancake breakfasts, ceramics painting, storytelling, live music, cornhole tournaments, and photography classes. The activities staff is also available to assist guests with dinner and show reservations. Check-in and check-out are quick and easy, and staff is friendly and eager to help. We have had very few maintenance issues in all our years at Tree Tops, but have found that maintenance staff respond quickly to any issues you may encounter. In fact, we have found all Tree Tops staff to happily go beyond the call of duty in order to ensure a pleasant stay. A laundry room is provided in each building for guests who wish to wash and dry clothes. Guests may bring their own detergent or purchase detergent from the front office. Because we usually stay for a week at a time, I have made great use of the free machines over the years! Guests are also invited to exchange used towels and bedding for fresh linens at the housekeeping building next to building 4. Tree Tops is a great option if you are looking for a resort that puts you close to the action of downtown without all the hustle, bustle, and noise. Grocery shopping, souvenirs, banking, and dining are only minutes away. You're also in close proximity to the National Park, where you can observe beautiful fall colors, waterfalls, and old pioneer homesteads. Tree Tops has been my home away from home for many years, and my family and I plan to vacation there for many years yet to come. read more

We really enjoyed our stay, very friendly staff, the 2 bedroom suite is spacious and was super clean. It is beautifully located close to the downtown area but avoids the busy tourist area. Close to a nice grocery store, gas station etc... Just a 1.5mile walk into downtown to the Aquarium. The Resort is located at the end of the oneway auto tour, definitely something you might want to take if you are unable to hike in person due to health, age etc... My sister and I are Octogenarians but love driving. Speed limit is 10 miles, a very curvy drive! read more

We stayed in building 8 and I feel like this was more like a small apartment than a resort. The beds were small, 1 full size in the master bedroom and two twin sized in the 2nd bedroom though we were allowed to have 6 people in the resort. Anyone outside of a couple and 2 kids would need to sleep on the pull out sofa. There was no indoor pool as their website says. When we inquired in the office they said we would need to go to their sister resort. The playground was great for little kids, which is what I took with me but, I doubt it would be of any use to kids older than 8 or 9, it's just too small for them to really enjoy it. The property itself is picturesque. The outdoor pools are cozy. There was a 1 foot deep pool for the babies which was perfect. Beside that was a 5 foot deep pool with a water fall and also a hot tub. The pool was never very crowded which was even better for me personally. The kitchen was well stocked with dishes and amenities and I liked having the bar for the kids to sit at. read more

I visited Tree Tops for the first time about a year ago and I fell in love with it instantly. It's a great location nestled in the trees and hidden away from the hustle and bustle of Gatlinburg. It's a great setting with the creek running right through the property. I really enjoy sitting outside on the porch and listening to the water rush by. If you're lucky, you might see a bear wander around. We stay in a two bedroom unit, which has a king sized bed in the master and two twins in the second bedroom. The master has an attached bathroom and there is a separate bathroom for the rest of the unit. They have a small kitchen that has a stove, dishwasher, microwave, refrigerator, dishes and cookware. The units have TV's and DVD players in case you need some indoors time. As for activities outside the unit, they have 3 pools, one of which is an indoor pool. They have several hottubs scattered around the property too. These are kept clean and well maintained. We've also used their putting green and basketball goal (gotta keep the kid entertained somehow!) You can also find an indoor racquetball court and a fitness center on property. They do have an activities center with various social activities planned for each day of the week. This is a great resort to come to for your activity packed Gatlinburg vacation, or just a place to come and unwind. That's why I bought into Tree Tops and I plan on coming here for years to come. read more

We had a great stay at the Tree Top Resort in Gatlinburg, Tn. Linda was a lovely hostess that took very good care of us. We were lucky to be given a pod at the top of the mountain with beautiful views, 3 BR, 2 BA, jacuzzi tub and a hot tub on the property! The house was nice and clean as well as spacious. The WI-FI and cable TV's in each bedroom worked perfectly. They also made accommodations for a bath bench and hand held shower for a family member. We would definitely recommend staying at Tree Top Resorts. The location is fantastic and only 2 miles to downtown Gatlinburg which has a-lot to do! read more

We enjoyed our stay at Tree Tops. We had a two bedroom unit in the older building, so we were across the street from the construction. The noise didn't bother us there. I only heard it a little when we opened our balcony door.Our building was older, so the furnishings and building obviously show their age. However, everything worked and was clean. I didn't see a single bug inside our set of rooms. There were some obvious areas that need a little TLC around the property, but nothing that really detracted from our stay. The rooms were large with everything we needed, and they had really comfortable beds. My kids really enjoyed the indoor pool, which had just reopened after the fire damage. I was kind of surprised at how small the pool was for such a large resort. It was pretty crowded. The location is great if you want to be away from the noise of the Parkway. We saw a flock of wild turkeys just outside our room, a bat clinging to the building, and a bear on the road a few hundred feet from the resort. It was amazing. The staff were generally helpful. There was one lady at the front who wasn't very nice, and I ended up just not asking the questions I had, but everyone else was really helpful and friendly. read more

We made reservations months ago - we called the day we were scheduled to arrive and we asked what needed to be done should we not make it there the night of or really late. They took a little to answer but in the end they answered and we were good to go from there. Checking In ------------------- Finding the location was not too bad if you are using navigation. When we arrived the folks in the office did not feel really welcoming, it was a bit cold like the weather. If I were being offered an opportunity to purchase at this resort I would not buy because it was not welcoming at all. None the less we proceeded. We were assigned a room in building number 2. NOTE: If you are given a room in buildings 1, 2, or 3, ask for another room. We did not know and upon driving to our building we quickly learned our room was on the third floor and there was no elevator. However, to add insult to injury, there are elevator carts right where we parked. Rooms ---------- The rooms are a bit gloomy, the lighting can be improved to make the rooms feel a little more welcoming, even the paint. I believe they are in the process of renovating some of the rooms. The cooling / heating system worked great, no issues there. There is a little kitchen and everything was clean. The bathrooms were nicely sized and so were the rooms. Checking Out -------------------- There are a bunch of things you have to go through before you leave. One of which is take out the trash - no biggie right - wrong - you can take the trash out but it is not properly marked where you have to take the garbage. I honestly feel like there are better choices. Tree Tops Resort leaves a lot to be desired. Perhaps we are spoiled by other resorts we have gone to. read more

Great location nestled away from the hustle bustle but still really close to downtown Gatlinburg. Covered parking, really nice people, and plenty to do. Free firewood and laundry for guests. Units are very old but kept clean. Homey, quaint, nice views of the mountains from the balcony. This resort is close enough to walk into Gatlinburg if you reallly wanted to. My favorite thing about this resort is that it has a lot of daily activities and it is also close the area where the most concentration of black bear live :) risky and beautiful views and photo opportunities. We went searching for bears on our last stay and sure enough a bear in the woods just to the left of the entrance about a mile up the road. Cars were all stopped looking. Quite a beautiful area. You are nestled away from it all but close enough to get to the restaurants and anything else you want to do pretty easily! read more

Have been coming here since I was a kid and have never had a bad experience. All the commodities of being at home are in your apartment like room. It's clean, staff is friendly and they have activities to keep you busy and kids entertained. Rooms are pretty good, definitely above hotel grade. You can get as many towels as you need which is a plus for me! Lol. They're making upgrades as well so they make sure the place never looks dated. My gparents have owned their timeshare here for over 20 years and we always look forward to the trip. Close to downtown Gatlinburg and about 10 min drive to pigeon forge. If you want tickets for local things (Dixie stampede, dollywood, etc) get then from the resort and get them on your first day or they might sell out. Office has many dvd's to rent and always adding new releases. There are 3 outdoor pools and 1 indoor, all with a hot tub (nice!) and there is a special adult swim time from 10-midnight. You can bring your adult beverages to the pool anytime too...yay! 4 stars instead of 5: my bathroom shower is slow to drain and we've told then for the past 4 years with no fix; for the size of the resort 1 more pool would be better as they can get crowded with kiddos; other than that this place is perfect if you're looking for a great place to stay in the Smokies. read more

This is our third trip to Gatlinburg and the third timeshare we have stayed at. It is without a doubt the best! When we entered our unit, we noted that the carpet was damp and called the desk. We were apologized to since they forgot to tell us that the carpets were steam cleaned that morning! What a pleasant surprise. The location is perfect and the amenities are excellent. What we expected, it worked great for us. We stayed in cabin 463. Clean, comfortable, and efficient. Basics were supplied, enjoyed the full kitchen and super soaker tub in the master bath. Only one parking space assigned to each cabin, which for 6 people was inadequate. There was unmarked overflow parking but it was a bit away eapecially when lugging stuff with you. Checkin was quick and friendly. 3 outdoor pools 1 indoor and 2 hot tubs. I would come back. read more

Yes, this isn't a 5 star place, but it's a solid 4. The location is great, the property and rooms are great, and it's a very short drive to the middle of downtown Gatlinburg. Usually stay in The Lofts but recetly the Condos, everything you need is furnished, it clean and quiet and we always look forward to our stay. Staff is very friendly and accomidating. Pretty place, only good if you enjoy the shittiest wifi you've ever experienced.. don't plan on getting any work done

Really the reason this place is getting a 1 star is bc i have never meet a ruder group of people that call themselves a management team. We had a great time in gatlinburg except for the hotel. When we rented the unit initially it was supposed to be a two story 2 bedroom with two king beds and a loft upstairs. When we got there they put us in a single floor unit with one queen and two twins. And informed us that is the only room for renters. Then inform us that that is all they have available and show us the "book" with all of the rooms and how they are completely booked up. Except for half of the rooms have absolutely no name or information next to it.. but than again it is their books and I apparently can't read. We ended up in building 5, along the creek, and the room was as clean as you could expect for an older building . We were trying to do a trip on the semi-cheap and had planned on cooking and grilling there often rather than spend a fortune on restaurants. There are multiple grills available by the pool, but only 1 worked well enough to actually grill a hamburger. There are some kitchen utensils to use which is nice however there are these flat metal objects in the knife block that are about as useful for cutting as a car tire. I ended up using my pocket knife after the first night as there was no sharping rod to fix it for the next guest. read more
