We have probably stayed in every building on site with maybe a few minor complaints not worth getting excited over. Caveat - always purchase on the Secondary Market; presentations are ok to achieve lay of the land, but Never purchase from a developer. We wisely purchased our first vacation club in 1972, and have enjoyed the annual luxury travel every years since. Sales people will argue the benefit of timeshare exchanges - Interval International is superior to RCI; however, these exchange clubs always involve extra fees. Interval International has taken us to nearly all Marriott Vacation Club properties in the US, and we have exchanged abroad. Marriott Bonvoy is excellent for overseas hotel stays. Caveat: Always purchase in desirable locations that one will visit annually. We currently own four Atlantic Ocean Front Marriott Vacation Club properties and two Mountain properties. And this ownership leaves plenty of spring and fall time for 3-4 weeks of international travel. We always visit Smokies in spring; fall is delightful, but way too many leaf peepers. In 2025, Tree Tops improvements include new carpet and furniture, all important WIFI is now up-to-date, and TV service - Spectrum is great improved. Our Saturday check-in follows in-town dining and includes a pool and hot tub visit. Mountains or beach? Not applicable for us, we do both....

This place is the biggest scam I've ever seen. From top management all the way down to the lazy…read moreoffice staff. I was lied to by the district manager and office staff, and have proof in writing because they weren't smart enough to get their stories straight. The apartment was on the bottom floor. It was constantly damp and moldy. Roaches and rats were a constant problem, and pest control never once came into my apartment even though I was forced to pay for it every month. My stove didn't work the last two months I was there after submitting maintenance requests and even talking to the district manager. My heating unit stopped working and I didn't have heat for 1 week. I didn't have a working shower for the first week I lived there. I was supposed to have a washer/dryer and never got it. There were exposed wires in the closet. There was black mold in the AC/Heater unit. The sliding glass door was in such bad shape you could see the curtains moving from wind blowing in, so it was impossible to keep the place warm. I was eventually evicted for non-payment even though I can also prove that the office staff had my payment and returned it. They really are that childish and petty. It was like the movie Mean Girls, but with lower IQs.

I work from home and I'm in one of the two bedroom apartments and the two bedroom set up is great for a home office, it's got plenty of room and more than enough storage so I can get my work done. One thing I like it's not like downtown or the fort Sanders area - it's really nice and quiet, which helps with the work from home stuff. The layout like I said is great for having a desk, a couple of large monitors and a bookshelf and a work table so I can spread out. It's also great because it's just down the road from Sevier Avenue and a bunch of great places like trailhead, alliance brewery, South Coast pizza, fly by night, the list goes on and on, so there's a lot to do. Add to that the close proximity to the urban wilderness and I can just hop on my bicycle and be in the trees in no time. The bang for the buck here is just amazing. They've got a good size swimming pool and a keypad entry package room so I don't have to worry about my stuff being stolen by porch pirates. The only thing that could be improved is their fitness center - (which is open 24 hours by the way) I wish it had more equipment but that's trivial compared to the positives here. I would highly recommend Hillwood Villas to anybody who works at home even for a few days a week or to anybody who's trying to get away from the party atmosphere in fort sanders.
