This was the most amazing experience. My father-in-law passed away in February, & left us with a house that needed more work than anything else. My husband and I don't have the time, energy, will, nor funds to do that. To be able to put it on the open real estate market, you have to do some of that. We called Jeff Buys Your House. First, they sent a nice gentleman to come out and look at the house. He left us with a contract for sale that same day showing how much they would be willing to pay. We were impressed with how fair it was. We agreed. Next step was to just have an inspection of the house, which makes logical sense. Everything went well. The closing date was set & we closed today. This was the easiest transaction in the world. I am selling my condo in Park Ridge, Illinois so I called Jeff Buys Your House on 7/17/25 and I talked to Charity. The next day 7/18 I received an email offer from Aaron Westerfield. The offer was so low, insulting, intimidating, unjustifiable and unprofessional. I emailed Aaron right away on Friday July 18th in the morning and asked him how he can come up with such a calculation/offer without seeing the inside of my condo. I have not heard from me. Kendall Partners recently bought a home on the block we live on. While the house was being renovated for resale, they constantly left large piles of construction/clean out garbage on the front curb days away from trash pick up day (mostly on the weekends) and it was not appreciated by the neighbors. Please learn to respect the city's or town's ordinances where you purchase homes. Just because you are not going to be a permanent resident of a neighborhood, doesn't give you the right to disrespect it. read more

Offer them 50k under what the house is worth, and then sell it to a different buyer for the market cost. NEVER sell to these clowns. And frankly, absolutely avoid buying their "fLiPpEd" properties. Please do not do business with Kendall Partners. They misrepresent that they buy properties "As-Is." They do not. They make you a competitive offer, get you to sign their contract, and then do a "walk through" with their contractor that is really an inspection. They then come back to the seller and either pull out of the contract or lower their bid. After the contract has been signed! Needless to say, we did not agree to take $20,000 less in an offer. We closed yesterday for the same price that Kendall originally offered, with another buyer, who was really All Cash, As Is. So glad we did not do business with Kendall since I suspect, that although they apologized profusely for giving us an original offer that was "too risky," I'm convinced this is how they operate as a matter of course. Wastes a lot of the seller's time and possibility the seller will miss other competitive offers. Save yourself the time and hassle and don't do business with Kendall Partners. read more

These people are vultures. They send out unsolicited postcards and letters to unsuspecting - and uninterested - homeowners seeking to buy their house.  Hoping to capture the naive, desperate and innocent, they claim to offer a "fair price" for a "stress-free, hassle-free process" which you can bet will be a ridiculous low ball offer. I have received multiple solicitations from them. They focus on modest houses in hot areas. They hope to do a quick superficial, cosmetic update and then flip or do a tear-down and replace with an ugly, rickety McMansion - which will never last as long as the houses they replace.  So don't even think about doing business with these people. If you're thinking of selling get an independent appraisal and work with a real estate professional who is bound by a code of ethics and Illinois state regulation. read more

They knew we had a deadline we wanted to meet and therefore encouraged us to act quickly when we hesitated because we needed to discuss the sale with family members. However, we never felt rushed. We purchased our home down by Kendall Properties in late 2013. We have had to redo so many of the "updates" that they made. They used cheap products and finishes and the subcontractors they used did not do their trade properly. For example, they put outlet covers and cable outlets where nothing was connected or existed. There were gas leaks from appliances not being hooked up correctly. We have to have our air conditioner unit re-soldered since the tradesman they used did it incorrectly and it leaks at every connection. They also redid the sump pump system, but they didn't grade properly so the water just came back towards the house so it was constantly running. There are many more examples of cheap and shoddy workmanship. I would NOT recommend buying from them. The saving grace of the house is the location and lot, and that they could not mess up. Wish we would have bought it before they "fixed it up". read more
