Our dues started out in the $90s per month and now they are at $106 per month. That includes round-the-clock security, secure mail collection, and daily maintenance to the roads and common ways. Since the group was overtaken by a whole new set of people a few years ago, it is phenomenally better. They currently have a policy of having a friendly neighbor stop by and visit if there's an issue before you start getting the nasty notices. That in itself is so much appreciated, and the way it should be. There are no fines and penalties that I'm aware of. When you mention things you think are unreasonable, they actually listen, and even follow up proactively. That's not to say that almost universally, there aren't unreasonable requests anymore. We rarely get any notice of any sort A few years ago, I would've mentioned to anyone moving into the Hidden Hills neighborhood that the homeowners association was very difficult to work with, domineering, and an absolute dictatorship. Now, they are an approachable, friendly group that really does have the neighborhood's best interests in mind. I really appreciate what they do now.

The lady handed up my phone rudely and unprofessionally without even confirm my payment updated status. over the phone she kept on threatened me that she will send me to the collection agency if I don't pay for the late fees, however she never considered their no response phone messages have generated the late fees as well. They said they have sent me the email, however, this is a new HOA management company I have no way of knowing who has sent the message to me. This account could be handled easily and effectively, however they have made the simple issue very difficult and unprofessional.

I recently regained ownership of my home (long post-divorce story). How did $242 each for 2023 and 2024, $266.20 for 2025, and, I thought, $266.20 for 2026, add up to $1711.31? Needless to say, I paid it. Shortly after paying that big chunk of change, I received a letter from the Association Capital Recovery (ACR) saying that my fees were all caught up until 12/2026, and that my account has been reassigned to BCM. Next thing I know, I get a letter from BCM saying I owe another $292 for 2026. I asked what happened, because I received a letter from ACR saying I was caught up until 12/2026. Apparently ACR made a mistake and all that money I just forked over was only for 2023-2025 HOA fees and that I owed for 2026. So, I ended up paying over double in HOA fees and all these other fees that came out to $961.11 extra that have been collected from me!! I really could've used that money to make some small repairs, and they refused to waive some of the fees, even though it was not my fault the account was in collections. I'm definitely not a happy camper.

I paid that in August and it is October now and I still do not have my keys. I have called half a dozen times and left messages. No return calls. I will recommend we drop them at the next meeting. In addition I had to replace my fence and had trouble getting approval for the new fence. Very poor communication on their part.

Any plants that die on site, even if the store doesn't water properly or puts them in the wrong sun/not sun spot, any returns of dead plants equates to the grower not getting paid. This rubbed me the wrong way, when I heard it. I am going to be honest- I still end up buying plants from said stores, but I do pop into various nurseries and try to support their small business. Since I broke out of apartment jail- I have plans for the house! For the yard- don't ask me what those plans are.... it's a vague concept right now. But as the young lady asked me what I wanted- ha! I want jasmine- shows me various jasmine plants! Yippee. I am thinking of maybe putting a tree in the front yard- those are in the back. John was thinking live oak which I love, but then I saw they had weeping willows! WHAT!??!!! And a weeping bottle brush! I need to do research and ask the hoa before diving into a tree purchase! I was looking over azaleas, hibiscus, sod (I need some for my front yard) and various other plants! They even had blueberries! hmmmm. Generally speaking- my thumb is green. I ended up with Jasmine and Honeysuckle and had to lay both down in my car- because they both had trellis attached and were pretty big. John caught me when I got home! In my work dress, with 2 massive plants, one on each hip. I did change into jeans before digging into the earth! I can't wait to go back for more! March should bring more varieties of flowering plants- good tip to know! And peak season will bring Sunday hours (currently closed on Sundays)- aka, March- April! This place is HUGE and they are right there to greet you and assist with anything you want to look at!

But these gentlemen not only did a great job, didn't make a big mess, used the blower to clean the grass, but they took time to talk with my dad and answer his questions. I suspect that Morgan Property Management has some shady business with the repair companies as there seems to be a recurring need for repairs. Mrs. O'Reilly's rude behavior made it extremely difficult to work with her. Mrs. O'Reilly refused to communicate with me via email, she stopped replying to my emails. Mrs. O'Reilly didn't have the respect of reaching out to stop their services. I have to email her to ask for my property keys.
