Property management is unhelpful, condescending, and dishonest. It's one thing to deny a request but the reason provided for the denial was false. They don't do anything except send people out once every two-four weeks to blow leaves around. They plow the parking area, but they don't put any salt on the sidewalks, so the sidewalks are icy until they melt. We have also been waiting for almost a year now to have our parking space sign repainted. They said they would have some people come and paint it, but they never showed. People are parking there because they can't read the "reserved" sign, since it's faded. Also, we have complained about the amount of trash people are throwing in the parking area. Visitors seem to be throwing their trash from their cars, and it's blowing around everywhere. They haven't replied to us regarding that issue. I will admit however that this is our first experience with HOAs, so I'm not sure if this is on par with what others do, but yeah, they don't do much. read more

Appalled at how awful my experience with Gates Hudson "Portfolio Manager" of my condominium community has been. The portfolio is the senior position about the manager of our building so even more concerning. I was on my condo board for 3.5 years as Vice President and am familiar with what good community management looks like. Our portfolio manager is unprofessional, unhelpful, uncommunicative, and uncaring. I have a serious issue (high PM2.5 particles and mold ridden air) in my unit and my building that is causing significant health problems to myself and others, and the portfolio manager has failed to follow up, take action or respond to my reasonable and polite requests for information and status of action for 3 weeks. I have sent 10 emails, attended board meetings to follow up. I patiently waited for 18 days before starting to press for follow up. I would highly recommend you seek better management for your community. read more

Poor response time, lack of service, no effort to track "lost" HOA fees even when sent Certified Mail and someone at their main office in Fairfax Cty signed for the letter. This is the worst HOA that ever existed. Tried to put a lien on my house when they failed to capture my auto bank draft. The harassed me with lawyer fees, late fees, lien on my house all because of their own ignorance. They were trying to charge me over $7500 After finally going my bank and pulling a receipt manually I sent it over. People should stay away from this hell hole. Please note this review is from the perspective of an owner: any attempt I've made to contact GHCM about requests/concerns beyond submitting required paperwork has been met with silence. I'm generally patient when waiting on responses by email/customer portal, as I have no idea the volume any one person has to process on a given day. However, I frequently find myself following up 2 weeks after an initial request doesn't receive any response. It's extremely rare that I can get a response after the second attempt. We're told to only contact our team through the portal and absolutely do not email our property manager directly. My monthly assessment for a 1 bedroom rivals my mortgage in cost, so I would've hoped to have a consistent and helpful property management team. Instead we have a pond full of plastic trash and a common enemy for the neighbors to bond over. read more

There is a systematic issue with customer communication and on-time delivery. It is not just in my case. Read reviews of other people posting on different platforms. I had reached out to everyone at the Woodbridge office and even called your Fairfax office to request an update and find out what was happening. Even called to register a formal complaint. No one got back to me on those occasions. GHCM completely ignored my calls and emails. I really waited and gave GHCM enough time to correct their actions before writing the reviews (I wrote the first review after 8 months). I witnessed arrogance and a lack of respect for customers firsthand. I cannot attribute what I saw to anything but to a complete lack of management oversight of their employees. I will be more than happy to provide details if you are interested. You mentioned that GHCM informed me that the contractor had signed the contract on 03/22/2024. Let me clarify this: GHCM responded to my emails when I constantly contacted them about the issue. Besides, I had received confirmation from the contractor that they had sent the proposal long ago, but it took more than two months to hear back from GHCM for a small drywall repair. In fact, this repair should have been completed on the same day as the other repair work. Launching a new system will not do much if the culture does not change. I suggest more oversight and responding to customers when they reach out. read more

There are MANY reasons for this review, but suffice to say the managers assigned to our community were unresponsive, used lawyers as weapons to stop owners from exercising their rights, forgot to pay vendors.... Don't trust Gates Hudson I'm more than disappointed with the treatment received by Gates Hudson. They used to administer Manassas Yards, in Manassas Park, VA. When I moved out I was expecting the return of my deposit and they told me to wait 45 days. More than three months passed and didn't received anything. I called and they told me that the check was return as undelivered and they will send it again. Nothing received.... A month ago I called and they said again that they will send it. 10 months have transcurre in total. Today I received a call saying that they're changing administration and I need to wait for the change to happen to see if somebody take care of my case. At this point it is more than unprofessional and disrespectful. It feels like fraudulent. At this point I don't even believe that they sent the check the first time. They're just lying to never give me the money back. I'm starting the process to file a claim. They're not trustworthy. read more

This should be a no start (zero). A star is too much for their services. The Westwood Village has by far the Worst Community Management and HOA. They are Not civil and respectful in anyway. Treat tenants very poorly and aggressively. Use Racial profiling. The management creates a lack of trust in community institutions, and a lack of sense of belonging or connection among the residents. They are not inclusive, with no diverse representation of its members, and they are definitely not respectful of differences. Worst HOA I have ever dealt with. I'm the President of a 255-unit condo building in downtown DC. A prior Board selected Gates Hudson to take over management of our association from another company in 2011, and they made a great choice. GHA's Regional Vice President, Alberto Ramirez de Arellano, teamed with the onsite managers, back-office accounting and admin staff, along with external auditors to remediate poor recordkeeping by the prior management company. In the years since taking over, Alberto and our onsite managers Derrick Crawford, Quiana Bennett, and Alice Royster have provided professional, courteous service to residents and owners while deftly tackling the numerous routine and extraordinary challenges encountered in a property of our size (including renovations, unit mergers, COVID safety, amenities upgrades, landscaping, vendor bidding and oversight, and even resolving resident questions about water bills). Based on several references, the Britwell Village HOA contacted GHACM regarding several key projects for our townhouse community. Specifically, an exterior fence needed to be replaced, asphalt pavement repair needed to be addressed and a playground needed to be removed. GHACM responded quickly to Britwell Village HOA urgent request. They vetted vendors, provided several custom tailored proposals and communicated in a timely manner. Providing subject matter expertise, guidance and advice to the Board, all key projects were completed under budget and quality of work met and exceeded expectations. I agree with previous reviewers, if I could give a negative number to this organization, I would. They are absolutely unresponsive to calls, emails and written correspondence from residents. They are negligent in making repairs to the point that several units in our complex have been actually condemned because of mold and unfit living conditions from the numerous water leaks and other problems. They fail to reimburse residents for making their own approved repairs that they had promised to pay once complete. He listens well, has good resources, follows through on actions, and is immediately responsive. However GH continues to struggle with reorganization and has changed managers of our property several times. She answered all of my questions, guided me on the website , and helped me solve my problem / issue. I believe it is important to recognize fantastic customer service these days - because it is such a rare occurrence. I want to give a shout-out to Gates Hudson Community Management who has been the outstanding management company for the Renaissance at Tysons Association since 2010. We are a 332 unit 12 story condominium complex located on 21 park-like acres. Thanks to the on-site and Gates Hudson HQ management team, led by our portfolio manager, we are able to provide unmatched amenities for lower than average condo fees whose increases have been below the rate of inflation since 2006. As a Board Member and Treasurer from 2006 up until June, 2020, I know how hard it is to find the right management company. After being disappointed with the level of service and responsiveness provided by our first two management firms, the Board issued an RFP and evaluated nine other companies serving associations like ours in the DMV. Here are some of the reasons why the Board has never regretted choosing Gates Hudson: - Gates Hudson does not surprise us with incremental charges. Schedule B fees are almost non-existent since our four person Site Management Team proactively looks for ways to accomplish that work internally. - On those few occasions when there is site personnel turnover, Gates Hudson provides interim support and quickly responds with highly qualified replacement candidates for Board consideration. - All dedicated personnel costs are passed through with no mark-up. - Our Site Team is very responsive to any concerns or issues raised by the Board, owners or residents. When these issues cannot be resolved by the local team, our Portfolio Manager and Gates Hudson HQ team quickly step up, applying their proven problem resolution methodologies. - They proactively manage our contracts, costs and suppliers, replacing them when necessary. This Hoa management company is a joke. No one ever answers when you call. No one returns your messages even though the recording tells you to. It hit you with a late fee when you are waiting to get your Hoa account number to make payment. You can't make a payment without first getting your account number that associates with your property. It's rigged and it is not right. read more

I have no idea how this company is still in business. They 'managed' my community property for several years. I served on the HOA board for the final year and I can say with complete accuracy they did NOTHING. Emails and calls from home owners and board members went unanswered for months. We had a new property manager every few month, and no one was able to complete any projects we had discussed during the year I served. I seriously can't believe any community would select them as they are clearly unable to do the basic functions a property management company should be doing. Their senior leadership is non-existent and completely unqualified to run a corporation. There is no way I would ever work with Gates Hudson again under any circumstance. Pathetic. Disgraceful. renter beware! this is the worst company in the real estate market. i have submitted to my lawyer, on record, 15-20 phone calls and 15-20 emails, from the past 6 months, where they have not once replied or responded, with the exception of once, where they explitcitly in writing refused to perform necessary repairs. they are being sued in a class action lawsuit for wilful negligence and criminal malfeasance due to refusal to perform basic maintenance for elderly and disabled tenants. do not move here! read more

Updated: HOA boards should pay close attention to the response from the property management company. Note when a company takes the position to: place blame and refuse accountability. Also note the professionalism and discretion exhibited on a public forum. It suggest that private communication is not ideal. As a homebuyer, it's important to see who the board relies on to manage the property and how well that company performs. If the HOA continues to retain a poorly performing company or property manager it is indicative of how the property is managed and maintained, internally and externally. This is a buyer beware situation. The response from the company does not change MY experience, recommendation or review of this property management company and the manager. I stand by the sentiment that they provide unsatisfactory service deserving of a 0 rating but Yelp only allowed me to go as low as a 1. The decision to diminish my ACTUAL experience with their "witness" accounts reveals a great deal about the company. My review included a first hand account because I was there and they replied with a he-said, she-said account. This also includes their claims of notification. The property manager, John Lyons, told me there was no response regarding consent to enter or a mutually agreeable time. The owner insists they were not notified of the need to enter the unit and I believe them. Sadly neither the property management company nor the HOA provided notice to the owner of the needed repairs in the unit. As noted in my initial Yelp review they (property management, HOA, and landlord) did not provide notice to me Despite tenant rights. The property manager did the bare minimum by trying to call me at the last minute with a less than 24-hour notice. read more

I had a wonderful experience with Gates Hudson Community Management while residing at the Wilton House condominium in Vienna and it's simply because of Ms. Esther Haley, community manager. Ms. Haley is one of the most responsive, professional community managers that I've ever met. She makes sure that any issue that comes up with the property is taken care of immediately. I just relocated and moving out of the building was stress-free because of her. read more

The only reason I give them two stars as opposed to one is because 1) the point of comparison is Seqouia (ick, NEVER hire them) and 2) the condo complex I live in was very shoddily built and is literally rotting, and now I'm being asked to pay even more $ to fix things. read more

Beth Huck, Peggy Plank and Traci Castrovinci have all been instrumental in getting our condominium association back on track. Our community needed this desperately and they could not have come at a better time. I would like to say that Beth has gone above and beyond to ensure our community stays intact financially and boost the morale of the community that we so badly needed. An example of this would be our fire pump systems. We had two fire pumps that caught on fire. Beth has had many " "back and fourth's" with our insurance company fighting on behalf of our community for them to pay for our fire pump's that are VERY EXPENSIVE. She has gone out of her way to do her diligence in educating herself on the fire pump system so she had a fighting chance with the insurance company. In the end, Beth was able to disagree with the insurance company, provide factual information as to why they needed to "reconsider" their decision and ultimately pay a higher quoted price. Beth had spent many hours investing in this issue and in the end she was able to help the community and save us thousand's of dollars. This is only one example of how Beth, Peggy and Traci have helped invest in getting the community back on it's feet. Beth, Peggy and Traci are great asset's to your company and also to our community. Our community has had many challenges and all three have welcomed the challenge gracefully. They have spent hours upon hours sorting through old files and paper work from the previous management company trying to make us whole again. I write with great Privilege to say that our community is extremely happy with the professionalism and dedication of Beth, Peggy and Traci!
