False Advertisement and Misleading Reviews -- Beware Before Moving In…read more I prayed before writing this because I wanted to speak truthfully, not out of anger. My experience at Vista Sur Apartments has been deeply disappointing and has affected my family's mental health. We have experienced racism, prejudice, and disrespect -- not from residents, but from management. The only positive part of this community is Maintenance Supervisor Sergio and his team. They are professional, responsive, and genuinely care about residents. Unfortunately, the management here has made this one of the worst experiences we've ever had. We've lived and traveled all over the world and never seen this level of mismanagement or disregard. We've never been late on rent, yet we're treated unfairly. True luxury means freedom, safety, and respect -- not micromanagement or intimidation. Management does not understand community or quality service. The property has constant issues: * Broken doors and ringing fire alarms * Garbage chutes jammed and hallways smelling of urine and marijuana * The pool works only a few months per year * Elevators frequently out of order * Insufficient parking for residents * Homeless individuals entering restrooms and washing in the pool area * My car's hubcap was stolen on-site Even worse, tenants who express legitimate concerns are denied lease renewals -- a possible Fair Housing violation. To add insult to injury, false five-star reviews are being posted by management and their associates, misleading potential tenants. This is false advertising and not a reflection of what truly goes on here. Vista Sur is not luxury. It's mismanaged, stressful, and unsafe. I hope higher management or ownership takes action, because residents deserve honesty, respect, and peace of mind. To be clear, I honestly hate living in Miami and I've tried to leave since I got here but no luck yet. I know that's not the norm for most people so take my opinions with a grain of salt. I moved here from Sarasota purely for work. I like a calm atmosphere, peace and quiet, and friendly people and there's none of that in this town. Except for the office staff and my coworkers lol But I digress. The units themselves are super nice and very well maintained! I think I only called maintenance once or twice for minor issues and they were fixed immediately. I never had any big issues outside of some ants but it's florida so nbd. The grounds are very well kept, trash is picked up quickly. Parking was never an issue for me personally. When I was on the Phase I side, I lived close to the dumpster so I wasn't a fan of having to pay for the valet trash. I LOVED having the trash chute in my building on the Phase II side. I guess my main concern was the constant noise at the pool, someone was always blasting music from a boom box and kids were running around screaming. It's a big complex so I get it but I just wanted to enjoy a swim without getting pummeled by kids. My neighbors were always blasting music and it came from all directions so I never knew where it was coming from to be able to call the office about it. Unfortunately when I moved in, there were only 2 units available and I got stuck with one by the playground/pool area which is super noisy all the time. The other really big issue was the dogs running around off leash. Management sent out sooooo many letters but the residents didn't seem to care. I had one girl's big dog jump on me and knock me down more than once. She didn't apologize or anything, she was texting and letting it run around the parking lot not paying attention. Short of conducting a search for undocumented pets, there's not much they can do. I lived on both sides of the complex and it was much worse on the west side, what used to be called Phase II. There are dog parks on both sides so I don't get it, just take your dog to the park! Anyway, I much preferred living there during the pandemic because I didn't have to hear the pounding pool parties. By and large, the sunsets are the best thing about living here (at least on the west side!)! Seriously, they are stunning and cannot be oversold! (See attached photos.) I did end up moving because I have serious anxiety about the traffic on Kendall Dr so I just wanted to be closer to work and the places I go to most without needing to spend so much time on that road. I was meticulous about cleaning both apartments when I moved out so I received my full security deposit back both times. One last note, I'm a young female who lived here alone and I never had any security concerns (I used to be a forensic scientist so I'm a bit paranoid). So many complexes in Kendall are in really sketchy neighborhoods but that wasn't the case here. It's gated, there's security patrolling, plenty of lighting. This was something I really appreciated. Oh and I almost forgot! The blasting at the quarry across the street feels like a short but very intense earthquake at least twice a week. I had several pictures fall off the walls, not to mention a mild heart attack because it never happens at consistent times. Definitely won't be missing that!

I moved out 3 months ago and the buildings owner refuses to give me back my security deposit $3250. I spoke to the property manager who no longer represents them and he told me the money was owed to me. I have receipts throughout our conversation where he admitted he owed it to me and said he would send it out right away but that was a lie. Now I have hired an attorney to get it back. Stay tuned

Nothing was cleaned... to begin both the washer and dryer have mold growing all over. There are various holes in the walls. The microwave has seen some better days. The dishwasher works when it wants to and you cannot flush the toilet more than twice without it locking up. I put in multiple maintenance request but nothing was done. I spoke with the property manager and he could care less.
