I have experienced pest issues since the apartment was delivered to me, which have persisted for months without proper control from management. Additionally, the service provided by the administrative team is poor. There is no proper waste management on weekends, resulting in bad odors and garbage accumulating outside the containers. Furthermore, several appliances are over 10 years old and have not been replaced, among other issues. Failed to mention yesterday on my review that in this community pls ensure your car is locked. Also they stole my friends catalytic converter from his vehicle not to mention tires being stolen from cars. This is something no community tells you . Me personally never had a problem but this is real and are facts. Lastly on ANY night of the week if you get home after 9pm good luck finding a parking spot around your apartment get ready to walk over a block. This has happened to me many times over. Don't apply here unless you're applying with cash. This place will scam you out of your money if you use a checking account. So sad to see this place treat military families with such disrespect. I was told my bank rejected my amount, based on their system. It clearly shows on my side and my bank's side that it processed. Somehow was refunded to me and then they took money out again out of my account. No one knows who I spoke to and no one knows why that happened...all they know is that their system tells them my payment bounced. Spoke to 3 different people, they all said something different. Finally spoke to a manager and I asked for a work around. I asked if I show proof of bank statements and they speak to the bank manager if they could help me. Nope. Even with proof I was told I would still have to pay the fee. Yup, that's right. With the bank's proof they still want me to pay the fee... even though my account had the money taken out. Thank god the bank respects active military members and refunded me the money that this place was charging me. Im pretty sure whoever took money out of my account from this place works there and committed fraud. I got multiple letters in the mail with different things. No balances owed, balances owed.... I decided to pay the fee because my bank said this place is notorious for taking people to collections. I finally get a letter in the mail saying my account is closed. But no receipt or proof that I paid the fee. Did I mention they forced me to pay money order ? So unfortunate to see this happen. I hope they catch whoever is stealing money from potential renters. Based off other reviews on Facebook, I see that I'm not the only person this has happened to. Sounds like this place thrives off scamming people. read more

This place is just a looking nice place besides that nothing else is good.. i was there for 2 years and i got a drone stolen ($1000) from the garage, a stereo, scooter and bicycle.. and the office they never did anything but just say they are sorry about it... also other people besides me got their stuff stolen... a Honda accord one day was left on 4 bricks because the 4 tires were stolen.. furniture from balconies were stolen.. and the office people just put a face and never did anything about it. But if by any change u damage a wall or anything in the apartment they want you to pay it but they cant do anything about the fact that their place if full of shit people and garbage... will never ever ever ever ever think about living here again... ‍ read more

Where do I even start with The Park at Kendall.. So I moved here with my pregnant wife awaiting our first child and in the beginning it wasn't terrible. The community looks nice from a first glance and the apartments are spacious so we thought we would be happy here. Little did we know trash gets left out in the street, in front of door steps, when bags rip nobody picks up the trash from the floor, garbage in parking lot daily.. Speaking of parking lot, good luck finding parking resident OR guest. We were never able to have any guests over at night because all 5 guest parking in the entire community are taken by the same cars that never move from them. We also had nights where there was no parking at all for residents and if you park on the curb your car gets towed. My car was towed once "by mistake" because they didn't see my resident sticker. Office staff is terrible, they never answer the phone and do anything but try to help. There is a $3,200 fee for breaking your lease which I chose to do rather than live somewhere I was unhappy. (It was that bad) and also a $650 re stocking fee if you don't give 60 days notice prior to leaving, but they keep that a secret till it's time to move out and it's too late. One night while we were walking to the front gate we saw the pool infested with frogs!!! There were literally 20-30 huge toads in the pool and when we mentioned it the next day at the office the seemed to have known like if this was a normal occurrence. My recommendation is to stay away from this place. read more

Biggest peace of shit community ever dropping off a friend at home got down to go inside didn't even have My car for more than an hour outside car got towed away before 10pm makes no sense can't even have a friend or family come quick to visit I had to pay 101 dollars robbery at its finest. From day 1 everything was horrible the customer service the application process took forever and the mistake always seems to be the staff. It took me almost 2 months to get my deposit back after it being promised to me after 15 days. My lights didn't work in the beginning the washing machine wouldn't work the cabinets were all scratched the dish washer wouldn't open fully because of proximity of the stove the handle blocked it. My family was only able to last 28 days before we ran from this place. My little boys & I started getting sick shortly after moving into the apartments. After 2 weeks of feeling sick, I started questioning other tenants about feeling sick. I had one neighbor suggest I check the air filter, maybe it needed to be changed. To my horror the coils had black mold growing on it & slim in the water. My kids had been subject to the air it was pushing out! I was alarmed & reached out 2 the apartment Management. Their "live in" in house repair man showed up, looked at the unit told me this was normal. I stated I almost died from black mold inhalation & that this was a very serious matter. The repair guy proceeded 2 scrub the mold suffers which sent fear down my spine as he was literally helping to release mold into the air. I also pointed out 2 the repair guy that I was seeing mold spots on the walls & the guy dismissed it. This Man grabbed my hand and pulled me in and kissed me on the lips! It was the most disgusting thing I have ever experienced. Just thinking about the cigarette on his breath and his salva on my mouth makes me want to throw up! I was done! I sent request to the office to fix the situation, and also told them about the repair guy and what he did. He was an older guy. The did nothing about it. I requested all my money back and told them I was moving out immediately. Long story short. These people actually after everything my family has endured & the physical harassment from their staff, they have sent me to collections. And are ruining my credit with a claim that I owe them over 6K! They lied & told me I was renting an inhabitable apartment. But I believe their maintainance person painted over the mold. They have the nerve to ruin my credit when they where in the wrong. I'd never suggest ever to move to this place, they have no respect for people. To suggest i owe them is insulting. DONT MOVE HERE. The apartment are nice and pretty new, pet friendly & nice gym and that's all the good things to say about it, the location well is in front of prison (if you want to pay $1,750+ to live next to a jail go ahead) The parking is horrible, guest parking very limited only 25 for 14 buildings . The trash valet is another problem sometime they come early other time they come super late or the forget you hole floor. The pool you only can have 2 people with you at the pool. They are giving passes or something like that they send on the newsletter The walls are so thing you can hear everything, so make friend with the neighbors cause they're gonna be you best friend or worst enemy. Horrible! Thank goodness for social media to spread the truth about this complex. This is a long, but very good review from a person who complies with rules, is competent and expects respect and service especially for the price of rent being charged. Staff you should be weary of as they will utterly lie to protect themselves: Margarita and Wendy. Unfortunately, seems like these two are people of authority there. Illustrating my experience from the beginning as an honest, timely paying tenant: 1. Never given a copy of my lease. 2. Front gate never works. Seems to be designed to keep tenants out and let others in. I was a victim of my car being keyed as it was inside the property in the garage I pay an extra $100 for. Given the gate miraculously was wide open for all to enter for a month and change (per management: due to a storm that damaged electrical gate and was being fixed... For over a month.....) I asked for a copy of their General Liability policy so as to get my car fixed. Considering the price tenants pay monthly,you would think the gate (no storm ever passed btw) would be fixed and working to protect the tenants and their own property. They refused to give it to me as they explain the gates not their for protection... Seems like it's there for an inconvenience to tenants who's codes and fobs never work to open the gate, therefore tailgating is inevitable. I would caution "gated community" is not a selling point for them. 3. Maintenance requests must be made over and over again. I recommend classifying everything as an extreme emergency to get some attention, some. 4. There's NO parking. Get yourself and your guests prepared to pay $104 to Renegade Towing because it'll be inevitable. 5. Remember the copy of the lease I never got? Apparently, whenever they get upset at something a new flyer proposing new rules gets delivered... Regardless of you accepting them or not. Here's the latest, it's to my belief that after a children's 8 year old Little Mermaid bday party with 10 guests I invited to the pool.... And it just so happens, another party of 10 people happened at the same time, in the same pool area .... No parking and larger than normal amount of people (though weekend pool parties were the norm) overwhelmed management. Now, only two guests can be invited to the pool and you must have on hand pool pass cards per the new rules as stated on their latest flyer. Imagine throwing a party for your daughter then having staff look at you and treat you and your guests as hoodlums thereafter... Pretty disappointing. 6. Two weeks post pool party, my children went to request the pool sticks and balls to play pool, one of their so-called amenities... The rules per the lease, from what I remember and has been confirmed by staff are that its first come first serve basis. My children were told "sure!" to playing pool by a staff member until they took a look at my husbands license... The little mermaid dad wasn't going to be granted access to play pool that easily. The staff member retracted her "sure" and said that someone made a 3pm appointment to play pool... Weird as appointments aren't the standard quo for this amenity. A lone woman came at 3:15 and picked up pool table supplies, looked at my family and walked away to her apartment with supplies in hand... Weren't the rules to keep equipment by the pool table and not take it home for your own leisure? When I went in at 3:30 and spoke to the same staff member saying no one was at the pool table and that Id like my children to have a chance to play, she said she would call the folks who got the supplies. Thereafter, a man whom was quite lost came to return the supplies and said to my kids that they weren't planning on playing pool anyway... He seemed like he was just following orders from staff member and the lone woman who turned out being Wendy Solano, the property manager. They made a big show just to ensure we didn't play pool that day. 7. We received a letter for non renewal... Maybe because I asked for their general liability policy to compensate for the loss to my car while paying money for the upkeep and maintenance of property? Maybe because my children wanted to play pool.. Or it must've been that Little Mermaid party. Who knows. 8. It took 3 months for me to receive my deposit check back. Margarita made lies about the forwarding address, status of check ect ect. When I asked for he information to the actually management company for The Park at Kendall, she refused to give it to. After googling FCI Residentials number and complaining about them holding my money, I received a call not even 30 minutes after saying that my deposit check was at the office for some time, ready for my pickup and hat Margarita had been calling me various times to notify me. Seems like margarita didn't expect me to call FCI and catch her in a lie. 9. DO NOT RENT HERE. DO NOT LET PRETTY EXTERIOR FOOL YOU. STAY FAR FAR AWAY FROM HERE. TRUST ME read more
