We were paired up with Steve Kirby as our agent. I just love Steve. We scheduled a meeting with Bernice and Steve to discuss what we needed. We received a complete power point show about what community was where and amenities. A complete geography crash course. Remember, we were coming here sight unseen based on this presentation. They took over 2 hours to go over things which totally helped us understand the RVA area. After this meeting we went home and started receiving portal updates. We starred the items we loved and trashed the ones that weren't our type/style. Every day was exciting to look at this portal. (I hate to say it, we miss the daily portal.) During this 3 or 4 months of time both Steve and Bernice were available if we needed anything. When we found our home Steve set up the inspection and processed all the paperwork needed on their end. Bernice and Steve came to our closing. Which meant a lot to us. This is a big change to us and we are settling in with a few bumps along the way. We don't regret working with Bernice and Steve. They were worth their weight in gold. Not only are they good realtors. They are good people. So, stop reading all the yelp reviews and contact them. You won't regret it, I promise.

Buying a home, especially your first home, can be an extremely scary process, but Bernice made it effortless and enjoyable despite us hitting some speed bumps along the way. There are no words to adequately describe her genuine desire to do ONLY what is best for her clients. She is one of the most patient and caring individuals we have ever met. We looked at 24 homes and put in 5 offers before getting our home, and she never once blinked an eye. She was always willing to meet us at our convenience. Communication was beyond perfect. The leasing office is full of incompetent people. If you have an issue their general response is "we can't help you with that." If they can't, who will? Parking is abysmal and they do not enforce parking rules. On several occasions, someone parked in the assigned parking spot for my apartment. When the leasing office was notified, we were told there was nothing that they could do. We instead had to consult the local police department. Don't expect to get your security deposit back. We left our apartment in better condition then we received it and received very little of security deposit back. They charge for very specific cleaning expenses when its obviously that they pay a cleaning service one flat rate or hourly rather than per service. When we tried to confront the leasing office about them ripping us off, they dodge our phone calls, voicemails, and emails. If you are looking for an affordable apartment complex, I would say look elsewhere because the affordability is not worth the headache of living there.

Instead of receiving a timely, professional response, I was met with delays and evasions. On the last legal day for compliance, around 4:30 PM, I received an email from a person named Charles Small -- not our community manager -- telling me that Chad (our actual HOA manager) was "out of the office" and that I could come in to view the documents. This was sent barely an hour before their office closed, leaving no reasonable opportunity to comply with the law's intent. To make matters worse, Charles used a personal Yahoo email account to communicate with me. At no point had he been introduced to homeowners as a representative of ACS West. For all I knew, I was corresponding with a complete stranger. Using personal, unsecured email for official HOA matters is completely unprofessional and undermines trust. When I pressed for answers, instead of transparency, things escalated. Charles replied in place of Chad without explanation, and then the HOA president, Tye Marsh, stepped in with dismissive and antagonistic language -- even telling me "Don't play with me" and that I "don't have the authority to dictate" employees to use their official work email when communicating with homeowners. That's not leadership; that's hostility toward the very people ACS West is supposed to serve. On top of this, ACS West directs homeowners to a Vantaca portal to view financials and service contracts. Yet those folders are completely empty. I even have a recording from a prior board meeting where Tye himself told residents this portal is where the information could be found. It simply isn't there. What makes this worse is that I work in AI and technology -- and I know exactly what Vantaca is. It is a modern, AI-driven HOA management platform designed specifically for recordkeeping, financial transparency, and digital document distribution. The software has built-in tools for electronic storage, secure homeowner access, and easy navigation. In other words, the technology is fully capable of making financials and contracts accessible to residents in real time. The fact that ACS West continues to use Vantaca in a way that is outdated, empty, and nonfunctional suggests this is not a technical issue -- it's a deliberate choice to limit transparency. Homeowners fund ACS West and deserve accountability, professionalism, and transparency. Instead, what we are getting is stonewalling, unprofessional conduct, and excuses. **If you are a homeowner in a community managed by ACS West, I encourage you to log into your own Vantaca portal and see what's actually available. If your financial and contract folders are empty like ours, start asking questions. These companies and the boards they partner with only get away with this when residents stay quiet.

If I found a spot that sounded good, I checked apartmentratings.com, and often, I discovered cockroaches, paper thin walls, parking lot parties, safety issues, and a plethora of other horrors, hiding behind possible homes. At one point, I finally ended up sorting by ratings in apartmentratings.com, and that's how I found Three Willows. Last I checked, they still had a 100% rating, which I admit, made me a little suspicious. But I have to say that it has been pretty good. The complex is quiet at night, and I can hear my neighbors if they go up and down the stairs next to me, or when they close their front doors, oh, and I can hear TV coming through the wall a bit in the living room, but mostly, I don't know a darn thing about what's going on next door, and I trust the same is true for them. My home feels very peaceful and quiet. There have been maintenance issues here and there, but they are quickly dealt with--successfully! One of the apartment managers lives in the complex, and she takes no sass. Things run pretty darn well around there. I've had one spider cricket (or whatever they're called), and there have been a few other bugs. Mostly, I find them dead. When I first moved in, I bombed the place with Raid foggers. I don't do well with spiders. I've found a few here and there, but only one has been alive! And he didn't last long. Neighbors seem real nice, and there are cats in windows and dogs on leashes. It's a good place. I'm pretty happy here.

Three Willows didn't have a single negative comment about it. Once you move in you tend to stay until you buy your first house is what we were told and we can see why. Our townhouse is spacious with tons of cabinet and closet space. Who doesn't love storage space? If there's a problem, which rarely happens it gets fixed immediately by the maintenance workers. The management stays on top of everything and makes sure that you're satisfied. The development is very pet friendly and family oriented. We get a monthly newsletter and notices on our door about the occasional goings on in the development. In the past there has been a garage sale and lately there was free pizza courtesy of Comcast. For the most part the development is very peaceful. You can hear the occasional front door closing next door or the television on, but for the most part you don't hear your neighbors. You forget that you aren't living in a single family home sometimes.
