She includes a complimentary consultation with a professional stager with her service, and in my experience this really helped us move the needle on our listing. The stager helped us identify areas to declutter, where to move items for maximum impact, etc. We followed her advice, and Michelle's recommendations for minor touch-ups, to a tee. Take Michelle's advice on pricing -- and if you ever need more confirmation, take her up on her offer to go tour local comp houses to help you understand her strategy better. She is incredibly generous with her time. We felt like we were her only clients (and I know that wasn't true). The TLDR is that our house was on the market during what everyone said was a slow, soft market and we sold in five days with multiple offers above asking price. She listened and learned what my preferences were in home features, location, and budget and helped guide me to options that I was able to review. She stayed on top of things even when I was abroad in London for 6 months and sent me some options and kept me in the loop. She even Facetimed with me to provide me virtual views of homes while I was away! When I decided to put the search on pause until I got back to the States, she completely understood and respected that and didn't pressure me at all. When I got back to the States and picked back up on house-hunting on fast-forward speeds, things got a little hairy on my end where I was getting frustrated with losing out on bids or finding homes with too many issues. I had to leave yet again to go abroad and had about a little less than 1.5 months to find a home before I left again. I definitely took out my frustrations on her and got testy and grumpy (and yelly and angry and batshit) with her, but she never once reacted equally. She was always the consummate professional and was sympathetic with my plight of being a nomad for so long. When I finally got a house, she made sure she was on top of all the details to expedite the process as much as she could. She followed up on all the paperwork and action items, and made sure it was arranged for my sister to have power of attorney to handle the final transaction. The house closed, my sister got the keys, and Cynthia was a sweetheart and left me flowers, a bottle of champagne, and a kind note congratulating me on getting the home after a long and arduous search. After this wonderful experience with Cynthia, I cannot say enough good things about her. She's sweet, honest, sympathetic, patient, hilarious, and down-to-earth. She did not provide independent advice about the offer or the market - just said I should accept it and that I should listen to her professional advice. She seemed annoyed when I asked for more information. Closing almost didn't happen because she waited to work with the title company to get my loan payoff info until Friday at 430, for a Monday closing. Can't recommend. There are too many real estate agents in Austin - find another one.

Xuan gives no pressure but gives sound advice treating my money as if it were her own. I trust Xuan to do the right thing and to advise in an honest way. She is not just focussing on a sale like so many are these days, she even went above and beyond to get me a discount on the house I got without me even asking for it! Now that is incredible! It had been a while since I had bought a property and Xuan led and drove through the entire process, helping to coordinate with inspector, title company and lender facilitating almost everything. Xuan provided lists of choices for title company, inspectors and lenders but in no way pressured me to use any of them. Xuan also spent time to create videos to explain parts of the process that needed additional explanations (Contracts etc).
