I don't often write reviews but had to write a review for Xuan Redding at Bramlett Residential Real Estate. Xuan is an excellent realtor that knows the market well and provides great insight as to what is worth buying and what is not. Based on just a few meetings and reviewing a few properties, Xuan knew exactly what I was looking for and was able to find a great deal for me. I felt at ease very quickly when working with Xuan. Xuan gives no pressure but gives sound advice treating my money as if it were her own. I trust Xuan to do the right thing and to advise in an honest way. She is not just focussing on a sale like so many are these days, she even went above and beyond to get me a discount on the house I got without me even asking for it! Now that is incredible! It had been a while since I had bought a property and Xuan led and drove through the entire process, helping to coordinate with inspector, title company and lender facilitating almost everything. Xuan provided lists of choices for title company, inspectors and lenders but in no way pressured me to use any of them. Xuan also spent time to create videos to explain parts of the process that needed additional explanations (Contracts etc). She was happy to do in person or over the phone but I was busy traveling so this made it very convenient for me. The explanations were very clear and concise. I cannot recommend Xuan enough! Xuan made selling my home an easy/pleasant experience.During our first meeting she took notes to understand what I needed from the sale. Xuan explained the selling process from start to finish. She even made suggestions on what to do to make the home more attractive to get a better price. Xuan explained all of my options-1. sell as is 2. make changes/improvements to get a higher price and 3. even explained the option to keep as a as a rental property. The first time we met with Xuan, what should have been a short meet-and-greet consultation ended up being a 3 hour long chat on a Friday night---and that's all it took for me to be obsessed! We came from using Redfin's agents to Xuan, and I have to say that the level of service couldn't have been more different. Right from day one with Xuan, we already had a better and more comprehensive view of what the entire process from start to finish should look like. I am quite a picky customer, and she was top notch with her communication and explanations every step of the way. Sadly, we were able to find a house with her SO quickly (in the dream neighborhood that I'd written off as unaffordable, no less!) that our relationship did not get to last as long as I would've liked. We spent 3 months and 4 offers with Redfin, but with Xuan we got our first accepted offer in less than a week. But, the house we found was worth the trade off. Xuan is a skilled negotiator, and we were happy to find that her analysis jived with our own in every case. She joined us on closing day and made sure to ask any questions we hadn't. She even brought us a wonderful basket to celebrate our closing. Xuan has been amazing! I only worked with one previous realtor for a few weeks before her but once she and I started talking I knew she ROCKED! She wanted to sit down and talk about me and my wants and needs and make sure that she knew what it was exactly that I was looking for and how she could help and educate me on the home buying business. My husband and I had one of the more bazaar home shopping experiences, and we are glad we had Xuan holding our hands throughout the process. Xuan is hard-working, super likable, and most importantly- she is selling us a HOME. A honest realtor who doesn't just work for money is hard to come by. Xuan understands how important yet frightening this biggest life investment is for most people. She explained everything to us with great patience, and anything outside her territories, she forwarded tones of awesome, reliable, knowledgable references whom she worked in the past. Our little story: I found Xuan on yelp. Conference called with her and my husband in one weekend. She took more than an hour brainstorming all the options with us, finding out our needs, and giving us a bunch of great advices. She knows what she is saying, but not pushy or show-off. After setting a goal and swapping several emails on home listings, we flew down to Austin and finally met Xuan in person. She is more awesome in person. She set a clear schedule to work with, got in the inspector, and she tried her best to accommodate our schedule for open-houses. After four months (yes- 4 months and many extensions), we finally got our dream home. Xuan was just as happy as we were, she even sent us a little gift to prep our future move. Xuan Le Redding is an amazing realtor! My husband and I are so thrilled with the purchase and sale of our home. We met Xuan randomly in an open house and immediately fired our previous realtor. When we left that day we felt like we had known her for years, and we trusted her guidance and recommendations. Xuan is pretty amazing and I could not be happier with my experience with Xuan :) I would highly recommend her to anyone! Xuan is the best. I'd been renting for about 9 years and was content with my low maintenance life until my job changed to working from home and I needed an office. Time to buy a house!! I went from knowing nothing to being smack in the middle of one of the biggest decisions of my life and Xuan was amazing every step of the way. I fired my last realtor once I met Swan, and here's why: My experience with Swan is the purchase and sale of a home, sale of the same and her assisting multiple coworkers in the purchase of a home. Our first conversation with Swan was refreshing after all of the other realtors we'd gone through. She was incredibly intelligent and wanted to discuss market conditions and ROI with myself, yet loved talking needs (and of course wants), colors and the softer side of home buying with my wife. Through all of our requests, Swan was able to fine home which were great investment opportunities for me yet still met all of my wife's wants. We purchased a home with her in December of 2012 and couldn't have been happier with our time there. Fast forward three years, Swan has now helped two of my coworkers purchase home and we are now selling the same house she helped us purchase. A new position required us to quickly move across the country. Swan took this into account and priced the home slightly aggressively to ensure we had multiple offers which would allow us to avoid a plethora of negotiations and exhausted time as she knew we'd be busy with the move. It worked perfectly and we had 7 aggressive offers within 36 hrs. That example shows both Swan's technical knowledge of how to maneuver the market with her strategy as well as her thoughtfulness of my wife and I given our situation. Through out the contract period, Swan's realtor skills shined as she handled everything given we were across the country and detached at times. The home closed yesterday and, thanks to Swan, her intuition that our property would be a great investment was spot on...the numbers don't lie!
