We were in the process of buying an existing home in Surprise AZ. Needless to say the most important part of the process is the home inspection. This is how you find out if there are any major issues with the home you are about to purchase. Unfortunately, most inspectors only take a day course on what to look for when inspecting a home. The inspector that the people who bought our home was not very good. He missed a lot of things that I would have noted. Bob was a builder in CO. So, he knew all the ins and outs of building a home. He took us through the inspection and showed us everything he found. As it turns out he did not find anything that was really major. The fact is that some of the things he showed us, I thought a inspector might have missed. I was actually surprised at the detail he had and pictures to go along with it. He was definitely much better than the guy who inspected our home for the buyers. Home inspectors by their nature are detail-oriented and observant people. I have paid for many home inspections over the course of my life and been generally happy with the service delivered. However, I have never experienced the level of professionalism, thorough observation and detailed explanation that I received from Tim Lofgreen today. He was careful to set expectation of exactly what he can and cannot attest to within the constraints of the inspection, made sure we understood how the inspection results would unfold for us, showed us exactly what he did and why he did things that way and focused on the salient details while still demonstrating that he had investigated the areas carefully where there were no findings. Buying a home can be very stressful. Richard Kerwin with King Home Inspections made our home inspection and buying process so much easier and less stressful. He showed up on time, was professional, thorough, and knowledgeable about all the systems in the home. He has experience with older and newer homes. Our home was built between 1898 and 1902 and had a newer 1970's addition. His depth of experience and attention to detail was invaluable during this process. I want to start off by saying I highly recommend King Home Inspections and Tim is THE GREATEST inspector! I submitted a form online and was contacted by Monique on 1/29. We set up the home inspection for 2/3 for a home, pool and termite inspection. Both my agent and I were told to arrive at the house at 10:00AM. I received an email the night before to sign, but the termite inspection was left off. However, when I called Mark (on Superbowl Sunday in the middle of the game) he answered and he got everything worked out for us. When we arrived at the property at 10:00AM the inspector was still doing his work. I don't blame him for the miscommunication though. We waited about 45 minutes before he was finished. Tim gave us such a thorough walk through of his findings and I am so grateful he took the time to explain everything to me in detail. Tim was an absolute pleasure to work with and got our report to us within a few hours! We used King Home Inspection and couldn't be more happier with their service. We had Tim as our inspector and he is the type of inspector you would want when buying a home. When we sold our home and had the buyers inspector it was night and day between King Home Inspection and that other party. Tim was professional, very detailed and took his time provided explanations when we had questions. He tested every outlet, made sure each toilet was secure with no wobble. This oddly was important to us because when we bought our home this was in our inspection and didn't know until we moved in that we had a toilet that moved and needed a plumber to secure. Tim's report came a few hours after we walked through and it was very easy to read. This was a pleasant experience. I had a fantastic experience using King for the inspection on a townhome. I called over the phone to confirm availability and set up an appoint, and Monique was friendly and clear about the services and how to proceed forward. Mike was the inspector, and was friendly and informative right from the get-go (he also wore a mask the entire time and disclosed he had a recent negative COVID test. All much appreciated!). He took the time to explain what he was going to do before starting and then methodically went through the home, carefully noting everything he saw and took time to show me the important functionalities of the home, like where the main breaker and water turn-off were. Richard was our guy who preformed the inspection for me for my new home I'm about to get. He was very knowledgeable and definitely went through everything he came across. He has every detail down and answered all of our questions. Leaving all the boring parts out, Richard made it fun to walk around the house while still talking business and made the experience so much better. If you did not know anything he made sure you knew what it was before you walked to the next item on the list. Only thing i can add to better improve the service was to fully inspect the roof part. I am buying a two story home and the ladder (which by law i know he doesn't need a ladder bigger than what he had) but for bigger two story homes. I would recommend it to have a FULL inspection of the roof. I would definitely recommend this company and make sure to ask for Richard! And if you can, scare him when you arrive! read more

We actually just had Mark with King Home Inspections do the inspection for a 1950s house we are trying to purchase. Our realtor recommended Mark and set up the inspection. We have purchased four houses in the last two years and had been very underwhelmed with previous home inspectors we had used. This was not the case with Mark. Mark was very thorough and took the time to walk us through the entire house and point out all of his findings to us so we would understand what the inspection report said. He gave us insight on different items he found and gave us a realistic idea of what we should be concerned about and what wasn't really a big deal, his honesty was very much appreciated. The most important information I can share with you is the following; I have not taken the time to provide online reviews of any kind in over a decade. Richard deserves my time. He was very thorough and did a great job inspecting and explaining all issues. If I had a question (had many), he took the time to answer them. Thank you for the amazing inspections! Richard was great for the first single-family house that we had inspected. We had an appointment from 8-12, but after finding many problems with the house, he stayed until 3 just doing the inspection - he did not sacrifice even a bit of quality. Mark was also there just to make sure that Richard was completing the inspection up to his standards. Both skipped lunch and stayed behind just to make sure that I understood everything as a first-time homebuyer. WOW - I was so impressed! Our home inspector Tim. L, was so thorough, walked us around the entire home, inside and out, and explained EVERYTHING to us. He pointed out shutoff valves, where the water box was, the sprinkler box, what all the pipes on the side of the house were, etc. It was more than an inspection, it was providing knowledge of where things were and what to do in case of emergency. While we were very fortunate that there were only a few things to repair, Tim walked us to each item, pointed out what the issue was and what needed to be done to fix it. AND, did you know that you can order the Termite inspection through them! We just sold a home in Chicago and their home inspector did not do half of the items that Tim did.
