I live in Kings River mobile home park in Reedley. I am so thrilled with our new manager,Teresa. She is wonderful, caring and making this park amazing. My mother-in-law lives in one of their communities and the only thing that they care about is charging residents for prior "services" that they never provide and never notified the resident that they were going to provide (landscaping on the resident's lot is their favorite). Steer clear of any of their communities. read more

I live in Sunny Crest MHP located in Mesa AZ. I would not recommend living in ANY property managed by Kingsley for numerous reasons and they are all based on the deplorable property manager on site. I recently provided to her a long list of resident vehicles who were speeding in the park. Her vehicle happened to be one of them. She was driving it. At first she was interested in this, but when she saw she was one of the violators, she did nothing about it. In fact, she told one of my neighbors that she was NOT going to do anything about it because she was on the list and vehemently denied speeding. This is the kind of response and attitude that the residents are subjected to. She has zero regard for the safety of those who live here. To add to this, she knowingly allowed a vicious dog to live here in the park even after the dog mauled 2 residents. Once again, zero regard to keeping us safe. If you see a listing in Sunny "Hell" Crest, keep on looking elsewhere. read more

We have lived in our community for over 20 years but since Kingsley has acquired this mobile park grounds keeping isn't half quality of previous owners, the lot rent has gone up every year by more than double of percentage of what the previous owners, security is non existent, absolutely any can move in now so doesn't matter if your a child molester you can move right in. I'm on a fixed income and I would qualify for assistance but Kingsley doesn't accept that , numerous residents are being fined constantly for bogus charges, if you are looking for a pleasant place to live don't choose a Kingsley property because you will regret choosing these thieves and liars! read more

Kingsley Management bought our Manufactured Home Community, Forest Hills Village, in Loves Park, IL, about three years ago. They have been true to their reputation for poorly managing and caring for infrastructure, particulary as it relates to the installation of new homes, many of which are showing signs of poor installation (buckling siding, etc.) They have not attended to the massive amount of weeds and trash on the home sites and common areas. They do not enforce violations of the Lease Agreement, as it relates to owners/renters maintaining their units and lots in clean condition. Kingsley failed to give the required 90-day Notice to residents of the January 2021 implementation of RUBS (Ratio Utility Billing System). This Notice is specified in the Lease Agreement. They did not provide residents with an explanation of the RUBS allocation method being implemented. They are not transparent about the monthly utility charges they receive for water, sewer, and trash removal, on behalf of owners/renters of the manufactured homes, inside the community. They have never provided the three year rental increase projection with lease renewals effective from 2019, as required by the Lease Agreement and the Mobile Home Landlord and Tenants' Rights Act, in Illinois. Kingsley Management has been reported to the Illinois Attorney General, as well as the Illinois Department of Public Health, for the violations cited above. Thus far, there has been no indication that either oversite agency has done anything to address resident concerns regarding the above mentioned issues. read more

My buyer went to the office to collect the rules from Ms Ball and because of her rudeness my buyer canceled the sale stating that Ms. Ball was extremely rude to her and BECAUSE of her she refused to live here. New manager, Daphne Ball, projects a hostile, confrontational attitude. Since she has been employed at The Friendly Village of Orangewood, Phoenix, AZ, residents are treated with contempt and negativity. Her communication skills, written or verbal, display a lack of professionalism and general humanity. She doesn't look towards resolving situations calmly. She is rude, interrupts constantly, harassing, threatening and punitive. Ms. Ball fails to have been educated about working with the elderly population. Her social skills are defensive and negative. Management has been questionable in the past but at least the staff were friendly. My fellow residents and I are asking Ms. Ball's supervisor at Kingsly Management to assist us, your customers, in managing this terribly important matter. read more

Bought our home just 2 month's ago,love my home here at Orangewood mobile Home Park in Phoenix Az.,the only thing nice here and that is kept up is our golf course,which I live right in front of it,everything around the park is falling apart,the front security gates do not work,all of the fountains are not working,maintenance house has no septic tank so when they use it,it came out right on the ground,very very bad smell,health department needs to know,in other word's this place hasn't had anything done to it since the place opened in the 50's ,come on we pay alot of money here to have nice surroundings,needs immediately to be taken care of read more

Moved into one of their communities 12-16-2016 and moved out 1 year later. Was assured I would receive my full 1.5 months security deposit back and the lease specified that it would be processed by 30 days after vacating. It is now 4-10-2018 and I have quit even getting a return phone call from the community. This outfit has never responded to any communication. And they are still holding 1/3 of my deposit. Run - anywhere but here if this company's name is anywhere associated with the community you are considering. read more

I live in one of their management properties in New Mexico and they never answer my phone calls or emails. The onsite managers are Cody Sam and Carla Hull. Cody never talks to the tenant/ myself and Carla is very rude and unreasonable to talk to. I am told I have to follow Utah rental code. I have talked to an attorney and obtained NM renters rights and they are harassing and violating our renters rights by adding additional park rules and making us follow Utah's rental code. I have lived here over 13 years and I have my original rental agreement. They are violating our original rental agreement and rights by imposing additional unnecessary changes to our park rules. They do not give you the new park rules because each month they add a new violation and expense. I want the park rules and at one time what my obligation to the lot I "rent" are. Not each month a new Landlord's day rule violation notice with new violations. Some are reasonable, as not storing items on yard, driveway or porch and keeping your yard clean. I cleaned my yard before the first Landlord's day rule violation notice and attached was photos of my neighbor" which they refuse to provide, I am also in violation of not having blinds/window covering inside my home, however, everyone of my windows have curtains on them. That should be enough. Carla in person said that I had to buy blinds and curtains were not acceptable. I looked into NM renters rights and that is a violation of my renter's right. They do not have say on what is inside my home. This month I got a new list of violations in a Landlord's day rule violation notice, that I needed to add landscape and pay for it myself. NM law states that landlords can not change or add to a tenant's rental agreement if that has lived on the property before they took over, they can only add it to new renters. one of the examples was given in the NM renters rights was a manger added new rules or making a tenant add to the landscape. I am going to keep address my concerns this with the onsite management, Kingsley Management or court if it gets to that. Kingsley Management has an answering service to leave a message but when you do it will say there was an error and your message was not saved. there is no way you can contact them. This management is unreliable, and they are violating and harassing myself/and all the tenants with these unnecessary, unrealistic and not part of a true rental contract park rules and what they call violations. Take it from people who pay their rent on time and take care of things. We moved into a new home and we have had a time with this management company. We have been trying to get issues fixed since Feb and March with no prevail. Our AC is not working correctly forcing our Electric bill to soar. The kitchen flooring has a 16 foot mark across it and we were promised that it would be replaced.. We have pans under our ac unit to keep water and mold damage out of the duct work.. they already had to bleach the subfloor to get the mold out of the house. We are in the process of sueing them. Ridiculous you sign an agreement to rent and lease with a right to purchase within 5 years and this is how they treat their paying customers. RENTERS AND BUYERS BEWARE!!!!! I can't get ahold of anyone at Kingsley management .I moved into Hunters Creek in Lapeer Mi 09/2014 and have had nothing but trouble with the many managers they have had here .I finally got with the park managers managers ,he said he would be back in a month and guess what ? I have not heard from him either. I had 1 time got ahold of someone at Kingsley and they told the manager that what I need done had to be done by the park .But the current manager will not have it done it is a fight every year and I really don't understand it .My rent is always paid and paid early They never hear from me except in the spring when I need the mowing done behind my mobile home .2015 ,2016 ,0217.2018 ,2019 and now 2020 It is a frigging fight to get them to mow .The person who does all the mowing doesn't know ho to slant the mower .It could be done by a hand mower guess what ,she said the park doesn't own a push mower just laziness .I am a disabled senior ,being ignored .the manager will not even return a phone call !! read more

They are EMBEZZALERS. They charged me twice for the month of February and then pursued not once, not twice, nor 3rd time, but 6times evict me and closed three resident portal 5 days earlier me so I couldn't make my payment and charge new late fees. Now urs April and they all are doing the same thing but now the manager jeff weibold is charging double rent and triple late fees. Plus he's charging all of this the owner who gave us the mobile home when she passed away, so the courts are billing 2 dead people. Against the law!!! Plus never gave us time nor a chance to get the deed transferred our names nor transfer l the lease into our names either... But still threaten us by eviction and keeps having our car and r guests cars towed. Plus my eviction notice wasn't posted on my door, it was under my porch the first time, then laying the middle of my yard, then neighbor found it on the street. When I went to pay their attorney, she out of the office on vacation and no one would return my calls for two weeks, then when they did call it at 415 and the office closes at 5, expecting me to make from Broomfield to DTC or Down south where their office is in heavy traffic within 5minutes... I have turned and returned then into the news investigators but one is doing anything's about this . Plus still might have move because now Jeff Weibold is charging us double again for April. They have a ton of parking spots but nobody can park in them. People have to Park across the street from the mobile home community, and even the whole street gets filled up. Alpha Towing vigilantly checks to tow cars. It's bull crap that they pray on people that obviously can't afford much seeing as how they live in a trailer court. They have one sign when you pull into the trailer court that is hard to notice that has a lot of words so it would take you at least two minutes to read and it says nothing about parking in visitor parking after 10. It actually doesn't say anything about not parking in visitor parking at all. In the middle of the sign the only thing that it says is vehicles parked on these streets, ( keep in mind it does say on these streets not in parking) may get towed at owner's expense. In the winter time when it snows the sign gets completely covered in snow so you don't even know it exists. They changed all the parking spots from open parking to reserved parking. It must be expensive because nobody uses the reserved parking. They want to make more and more money every year and they keep trying to find out ways to do so. I got towed and it costed $270 to get my car out. Lot space rant is $635 it has been going up every year that's not including water and trash and if you don't own your own trailer you have to worry about payments for the trailer. read more

This was a senior park when my mother moved in here a number of years ago. Many elderly residents have had to leave their homes because of rent increases. They have had multiple problems with managers over the years. Now it is an all age park. When that occurred the residents were in an uproar. Kingsley had a meeting and would not allow family members to attend. They even had security people to keep media out. Recently they have hired a towing company to tow cars. Recently a family member was helping a resident into their home after returning from the hospital and their car was towed. This is deceptive management. If I could afford to get my mom moved I would. The worst thing is, all the large trees in the complex have to be trimmed by the tenants. Very expensive. Any other renter in a regular neighborhood would never have to do that. Arbordale Acres MHP - also owned/operated by Kingsley Mgmt. is going to h _ _ _ in a handcart as well. Same predatory and dictatorial management style. Cars towed for parking on the street - signs everywhere - don't do this - don't do that - we don't accept cash for rent payment - blah, blah, blah. Just got yet ANOTHER lease agreement, which they say, takes affect whether we sign it or not - more pages of Rules and Regulations when they don't enforce the one's they already have.where all our supplies are store ie table ware etc. was locked. Maintenance man has key - never showed up to open the door - meeting room was dirty, floor unswept, door frame falling off the wall, junk cars being stored in carports, other residents with vehicles jacked up - being worked on - trailers parked at residence's, sprinkler system that's been leaking for over a month. Owner's need to spend a little more time/money actually MANAGING and less time/effort writing new rules and lease agreements! read more
