I interviewed several agents and conducted my research and the name Jack Klemm came up with great reviews. I decided to contact him to see if he would be a good fit for us. He impressed me during his first meeting. He was very professional and knowledgeable and understood the market. He was the only one that had prepared a market analysis for our house so we can compare and understand what we need to list at. He was very fair and honest and answered all my questions and I had several! I made my decision that day and told him I want him to be our agent! I have been looking to purchase a home in Tracy for a while now, and have seen Klemm Real Estate show up on many sales transactions, so I decided I would try out the firm for a bid I wanted to place on a short sale home. I emailed Jack directly recently asking for his help placing an offer. His response back was that he wouldn't help me because I was not bidding enough for the property in question. No offer to help me restructure the offer to make it more appeasing to the seller, no offer to work with me on future properties, just a straight up NO. To top it off, he ended the message very arrogantly stating that he sells the most properties in Tracy so he knows the market values very well. He may know well know market values, but he clearly doesn't know about customer referral value, and he has now lost a potential customer with strong financial backing that is looking to purchase 1-2 additional homes in Tracy. I guess $8,000-16,000 of commissions isn't enough to offer to help. If you want to work with someone in this "service" industry that puts arrogance over good customer service, Klemm is your firm. While I'm not a professional real estate agent I am fairly good at estimating the true value of my home since I've bought and sold real estate quite a few times. I was reassured about Jack's integrity and reliability when his fair market value estimate for my home was in the same range I predicted. Often times unscrupulous agents will highball the sales price hoping to get your business and in the process will create unrealistic expectations and financial loss as the overpriced home fails to sell in a timely manner, if at all. Jack did not disappoint. He recommended a price that both protected our home's value but also allowed it to be attractive in the market. The results speak for themselves: our house received offers immediately and was in escrow within four weeks. This is an excellent result since our home was priced over $500k in an area, and during a time, when not a lot of sales were being done at this price range. Jack did multiple open house weekends for us (the first offers didn't pan out due to buyer financing issues) and every open house weekend was very professional and productive. We never had any issues with our home not being returned to us in the same manner we left it prior to the open house sessions. Jack also followed up after every open house weekend with a summary of how many people had come to see it and with any offers that had been made. He never waited for us to reach out to ask him this info, he always initiated contact and kept us updated of every development as it happened. His proactive communication proved to be invaluable and extremely reassuring throughout the entire process, especially during tense negotiations in the final few weeks of escrow. Once we entered negotiations with the eventual buyer, Jack shined even more. The buyer came in with a very lowball offer that was $30k under our asking price. A good sales agent would have negotiated the offer up by $5-10k. Jack's negotiating skills got us $20k above initial offer during a slow sales season! We were thrilled! Once we went into escrow he became a fantastic advocate for us as he successfully fought off every effort by the buyer's agent to decrease the contracted sales price of the home. He also protected the sale with extreme diligence, unparalleled follow through, and exceptional relentlessness as he stayed on top of a buyer's agent that was absolutely horrible about keeping deadlines. Jack's exceptional follow through and attention to detail saved the sale on multiple occasions and it was extremely fascinating to see him combine tact and firmness when dealing with a frustrating buyer's agent to get him moving with the closing of the deal. I had the misfortune of having to deal with Shaun, an agent of Klemm, as he represented the buyer of my home. His behavior during the process was unprofessional and full of drama. He is inexperienced and uses bullying techniques to try to push his own agenda. He insulted me and my realtor on numerous occasions with his arrogance and derogatory comments regarding our handling of the process. While we met all deadlines and complied with all contingencies, he never met one but then threatened us. Shaun is very arrogant and believes he knows it all but he truly he doesn't know anything. He even gave my personal phone number to his client and then denied it even though his client left me a vmail stating he got the number from Shaun. Don't believe all his bravado and fast talking. This is the fifth home I have sold and this was by far the most painful transaction ever because of him. I would avoid working with him if at all possible unless you like drama. As an update to my review and further proof of his bullying and unprofessionalism, Shaun contacted my realtor today (one week after my initial post) and told her to "control me and have that review removed immediately". So a review was necessary! It has been about 3 years since we bought our home in Manteca. Wanting to move towards the bay area to be closer to family and work we thought we would look in Tracy and see what was out there since we would have a bigger down payment do to equity. Long story short there was a property we were interested at taking a look at so I contacted Klemm Real Estate's Vicki off the listing and we set up a time for her to show the home. When we got there Vicki was really nice showed us around, asked what things were important to us in our future home...and though the house didnt work for us we felt really good leaving there because she was really pleasant. While I have known a lot of real estate agents in all my previous real estate deals, I realized I knew nobody in this trade in the Tracy/Mountain House area. Fortunately I have been receiving a real estate newsletter from Jack Klemm very punctually every month for the past several years, I immediately wasted no time in seeking his help as I was ready to move to another city. I have never met Jack during all my years in Tracy but because of the good comments from other real estate buyers and sellers and also by reading his very informative newsletters all these years that it seems that I had already known him personally for a long time.
