DO NOT RENT FROM KLINE!!!! I rented a property from Kline for 9 years and never missed or was late on a rent payment. I decided to move out due to constant rent increases and the unit being too small. During my time there, I never called with an issue; I simply fixed things myself. Before I moved, I received an email from them offering to paint and replace the blinds due to the length of my tenancy, even though my blinds weren't damaged. I replaced them 3-4 times a year because I have kids. Today, I received a letter stating that I wouldn't get my security deposit back. They charged me $485 for replacing mini blinds. The original blinds, which were installed 9 years ago, were cheap $5 Walmart blinds. They also charged me a $175 fee to remove trash when there was not a single item left in the house. The trash bin outside was full because I moved out on a Sunday, and trash pickup was on Wednesday. Additionally, they charged me a $977 cleaning fee, even though the house was clean. The cleaning was needed because I had lived there for 9 years, not because the house was left dirty. I wiped down every surface before I moved out. This company is a scam and took my $1,125 security deposit. Before I moved out, they had a property available for rent just a few doors down. I referred a friend to check it out, but when she left, she refused to apply. Her exact words were, "I would take your unit as is before I would consider moving into that one." This is not a trustworthy company. DO NOT RENT FROM THEM! When I did call with issues, I was told to use dish soap to remove mold or just spray paint over it. When I explained that no matter how much I paid for a new shower bar, it rusted within a week, they told me to paint it. I had mold in every room, and there was a leak that they never fixed, preventing me from using the small downstairs closet for coats. read more

As an out of state investor, I had the misfortune of having a terrible management company neglect the property and then abandon it. I contacted Kline Properties and Steve went to the address and took videos which he sent me. He put together an estimate of what would be needed to get it back to rental condition. The work was completed in a timely manor and he got a tenant soon thereafter. His company had been managing my property for over 10 years and I relied on his advice to keep the property well maintained occupied with a tenant. As I'm coming up to my retirement, I decided to take advantage of the hot market and sell the property. I asked Steve to be my real estate agent. He made renovation and appliance suggestions to get place in attractive shape for sale. After putting it on the market, it sold within a month over asking and I made a nice profit. Absolutely the worse application process and ignorant leasing staff. I got told at the viewing,"why did I need a house, if only one person is living there," and lectured about how no one could be on the lease except me in front of three other applicants. I have masters degree, perfect rental history, a business registered with the state of Indiana, a perfect Better Business rating and income that's literally way above the rent. She emailed that she didn't know where I was getting my money from. PayPal and Clover from credit cards 1099s are not in the habit of allowing money laundering, drug dealing or illegal activity. Despite the fact i could've paid my entire lease at signing and income qualified many times over the rent, she, the leasing agent, didn't bother to read my application, the PayPal 1099, clover financial, or do a rental verification on my current residence which is a 2 bedroom house -- where I live alone. My application was denied through transition for employment unable to be verified. They were neither pleasant nor savvy. A high earner would need a house soon. You're a real estate agency and can only bother with hasty judgements and attitude. If I ran a business that way, I would be out of business. read more

I've been calling for 4-5 days re: a property with no return call. Left messages for at least 3 people. No one returned my calls. My realor experienced the same. By the time I did talk to someone - Tameka Spencer - she was very rude, her customer service was horrible with a condescending tone - as though my phone call as a potentially new customer was interrupting her day. My credit is fine so I wasn't in jeopardy of being declined. I was trying to get pre-approved to speed up the process, since no one seems to answer the phones in this company. I was told I needed to pay to submit my credit app on Paypal. Did that. Was then informed that the property I was interested in had been leased 5 minutes before my call from someone who saw it 3 days prior. One would think that if they're asking for $1,400 plus a month in rent, the customer service would be better. I would definitely NOT recommend this company. Was also told by Tameka that if I wanted to see another property, that somene named Gayle would call me to schedule a showing, but if I didn't physically pick up the phone to answer her that she wouldn't show me the property. Imagine that. No need in saying, "what's good for the goose", huh? I informed Tameka Spencer that her customer service SUCKED. She asked if I wanted to speak to her supervisor? Of COURSE I do. Her response, okay well let me finish this first and then I'll transfer you. Naturally, she transfers me to Stephen Kline, the owner who hasn't answered my call in the last 5 days, so I don't expect he'll respond to my complaints. Was told about another property but it was highly suggested that I submit my credit app, first. What sense does that make if they don't return calls in a timely manner - because then they'd have my money and I'd still have no guarantee of getting the home I'm interested in. As a renter of several years now, dealing with Kline properties has driven me insane. They are very hard to reach at ANY hour of the day and on ANY day of the week. I have had several maintenance requests that have taken DAYS to hear back from them after leaving a message on their answering system. These were not terribly difficult requests--just some clogged drain issues that Drano wouldn't solve. I would NOT feel comfortable purchasing a house through this realty group because I believe there would be a huge hassle in just reaching them about anything important as a home-buyer. I was actually considering buying a home through them, since they have a credit system for previous tenants who rented through them. That has now been ruined by their horrible communication. I have visited the office twice now only minutes after not being able to reach someone, only to find that there are several people in the office, including the person I was trying to reach. The receptionist was less than polite when asking for what reason I made the visit. Bottom line: they want your money on time, but they don't exude any sort of brevity or any measurable communication skill. read more

They installed a brand new furnace in my house charged me, never sent me the paperwork a year later the furnace quit working, They never registered the new furnace and that voided any warranty They do terrible repair services. Kline Properties is one of the best property management companies I have worked with. They take care of everything. The rental money arrives like clock work every month, along with a detailed financial report. If any kind of major repair is needed, they always contact me first. Otherwise, I only need to talk to them once a year on for renewal of my rental contract. And in the meantime the money keeps rolling in. I can trust this company completely to take care of everything for me. I only wish all my properties were in Indianapolis -- my problems would be solved! read more

In March when we went to look at the house for the first time there were little problems here and there that they said they could fix before we moved in, faucets and drain plugs broken in master bath, outlets and fans not working, burn marks above fireplace on walls, broken freezer and ice maker, and some paint touch ups in the living room. Once we moved in none of these items had been addressed, after multiple emails and phone calls with no response, we eventually just gave up, and looked past the problems. On July 3rd our house was broken into, over $2,500 worth of our items destroyed (our renters insurance did cover this). They had also ripped out TV mounts in the living room, and scarred up the walls where they had run items into them. The day this took place I called and left a message with Kline explaining what had happened. On July 15, after multiple phone calls, we finally received a phone back telling us that they would be out to take pictures and of the house and fix the problems. No one ever came, and we just lived with the holes, and scratches in the walls from the incident. Early January our hot water heater went out, after multiple phone calls with them telling us they would get to it as soon as they could, a man shows up with no supplies looks at it and leaves. After many more phones calls, they finally fixed the problem 2 weeks after we had first contacted them. When the man came and fixed our hot water heater, he also brought a broken piece from our refrigerator that we had been asking for since March, before we ever moved in. He didn't know how to install it, so he just set it in front of our fridge on the floor, and said "at least it's at the house now." When we moved out this March 2014, we received our refund check of a little over $100. As we were looking at what expenses we had, they included, touch ups to drain plug in master bath, fixing broken freezer, and touch ups to walls and painting in living room (of almost $400 worth of paint). All of these items were problems that we had reported to them, and they said they would fix. I would avoid ever doing business with Steve Kline or his company, it was a year of hell dealing with them, and would never suggest them to anyone. read more

This company is an absolute JOKE. I have been living as a tenant for 12 months, and I have never been more excited to move out and never see the property again. My experience with kline properties has truly been the most hellish experience of my adult life- the fact that they have 4 stars on Google reviews makes me sick- and skeptical of the identities of these "customers." I have actually never had a good experience as a tenant in the city of Indianapolis. I went to butler university and had a pretty (unexpectedly) awful house with awful customer service. I figured exploring outside of the campus area after graduation would improve my experience- but I was sorely mistaken. Let me give you a few examples that gives you a glimpse of my time with kline PM. Upon moving in, our house was in a truly disgusting state. Considering the price wasn't very expensive, my housemates and I decided to suck it up and do some cleaning. Immediately, we noticed the shower wasn't working, there were holes (yes, holes) through the floorboards, and exposed cracks all over the place. It was truly disgusting, and no attempt was made to make our move in experience the slightest bit less depressing. Throughout our tenure with Kline, we experienced the following (I'll describe what kline did to help): MOLD- my roommate was having a tough time with allergies due to the mold within the house in the summer and fall. We literally SAW mold all over the place, especially within the poorly ventilated bathroom. after numerous calls and no shows, we noticed the "worker" who came to "fix" the mold, took a scraper to the wall for (probably) 2 minutes and left. We had more mold the next day. We had significant water leaks in the basement during rainstorms, which led to ZERO response by the company. THE SHOWER- our shower drain did not work properly, which filled the bathtub every time a shower was taken. The shower itself was reduced to a dribble. The problem wasn't solved until 4 MONTHS after it was initially reported (September 2014). One time, a contractor came to "fix" the shower, and left the property without warning- leaving me with a showerless bathroom. Finally, when the fix became a priority to the company, the contractors had to cut out the ceiling in our living room to access the rusty pipes. in the process they managed to cover our entire first floor with dust and drywall. They also left holes in the wall, and scraps of wood/nails (still there today). To top it off, they washed spackling all over our dishes in our kitchen sink, ruining many dishes. Please do yourself a favor and not rent from here. If you own property, don't let these people destroy it. They are absolutely unbelievable. read more

I am an out of state investor and signed up for 1 year mgmt contract with this company. I had a horrible experience and loss a lot of money. Getting a hold of them via email and phone calls was never immediate usually takes 3-5 days before getting a response. They use an in house repair/maintenance person that was not license for anything including roofing and electrical. Every month I always had maintenance charges that was never approved by me even when the mgmt contract states anything over $200 needs my approval. Their monthly statement uses rent manager and it was very confusing as they mix all rental accounts into one. With 2 or more properties, you could not understand anything especially charges and deductions. You cannot tell from the report how one property is performing against another. read more

Worst Property Management Company I have ever dealt with and I haven't even moved in.

Absolutely the worst property management company we could've ever signed up with. Phones always go to voicemail. Phone calls are almost never returned. Unless I'd phone the owner on his cell, I might get a call back. They have a loop hole in their agreement where they can do maintenance and repairs at their discretion and take it out of the rent money, for the amount of no more than $200. I spoke with a renter for this last contract and he stated they only came to the property once and yet I was charged many times. When there was a reliable lady named Jean I'd get answers but they got rid of her. As an out-of-state property owner, I was at their mercy and boy did they take advantage of me. They even attempted to submit a bill for cutting grass at my other home that I was going to sign up with them but didn't. They took over for another rotten company Crager-Bartels and things appeared to be better until it wasn't. Please heed my warning and go with anyone else but them. We truly lost a lot of money on them after they said I had a company interested in renting, they had been previous renters with Kline, reassured me they were a reliable company. Ended up with a major bedbug problem, horrible painting of walls without my approval, closet doors never replaced - what a nightmare. They should be ashamed of themselves knowing the properties were from a retired policeman who worked Indy PD 38 years and was a WWII veteran. This property rental monies was part of the funds to house our father until his death. P.S. They are no longer on S. East Street, Indianapolis, IN - possibly Greenwood. Horrible company. They absolutely refuse to return calls in a timely manner. Your calls will go to a voicemail that is normally full. How does a business voicemail get "Full". Probably from all the ignored maintenance requests. Their maintenance guy is a joke. He has to be sent out multiple times to repeat the same repairs. I assume that is to over charge the property owner for bogus charges. What happened to doing it right the 1st time. I can not wait until my business with them is complete. But according to my associates that will start a whole new ordeal since they have a history of inflating charges after you move out to keep your deposit and make extra profit. We recently moved to Indianapolis in Sept 2012. After having a not so pleasant experience with a previous landlord, we contacted Kline Properties in hopes of a better solution. We moved into one of their properties on October 5th, and while we weren't too keen on the location, we did like the spacious 2 bdrm duplex! That is until the winter months started in and we learned how drafty it was, sticking us with a very high gas bill. We contacted Kline Properties maintenance department and left several messages with Steve about the cold air and poor insulation. We not only kept documentation of how many times we'd called Kline Properties but also how many times a maintenance repair guy actually showed up to do any work, which was always done very cheaply and rushed. Prior to moving in, Mr. Kline had a list of things that he was supposedly going to have fixed for us and of all those things only a choice few were taken care of. On December 1st we called Kline Properties to see if they could provide us with a fence after the neighbor's pitbull attacked and killed our little Chihuahua and we were told "NO, Kline properties does not help with anything like that, plus it'd be hard to put up a fence out back when there's two residences dividing the yard". However no one was living next door at the time and it'd been boarded up for some time. After contacting them about our pet, we contacted them asking if they could help us with our gas bill seeing as Mr Kline and his son Steve both told us that " the place was very insulated, all the windows were new, etc." Our first bill of the winter totaled us 297.97 that's not including all of our other utilities along with the 475 we were paying for rent. So we calculated our total spending a month and it was literally NO LIE 945.00! So we were basically paying to heat both sides of the duplex. I later contacted Mr Kline and here was his reply word for word! Steve Kline Jan 2 Hello Gina, I've received your letter and email. I hate that you are unhappy with the heat bill. As you said in your letter, we did suggest that you contact the gas company about average gas costs and we never made any warranties about the cost of gas. There is insulation in the house but it is an older home that was built to older standards. Keep in mind that the gas furnace is brand new and all of the windows have been recently replaced with modern thermopane types. Certainly more insulation could be added but we cannot afford to spend what could be thousands so that you can save on your gas bill. We have tried to be responsive to your many requests for maintenance but it seems like that is being held against us in some way. You seem to be suggesting that the property is troublesome and you're not happy. If you find that you cannot afford to live in this property due to the high gas bill I understand. Please give us some reasonable notice and we will allow you to move out without penalty as long as the residence is left the same condition that you received it. Best regards, Steve Kline We appreciated Mr. Kline for his response and assumed he was sympathetic and understanding to our needs, until we moved which as you can see he authorized and okay'd for us to move into something more affordable. However when it was time to receive our deposit they came up with every reason and excuse for us not to receive a dime of it back all adding up to the total of our deposit which was 250. We tried to seek residency with another rental agency and was told that " we weren't eligible, because we'd been evicted" once we asked the gentleman where he'd heard this from and what property had we been evicted from he changed the subject and said that our credit wasn't good. While we've never had these issues with previous landlords or poor maintenance and have always been able to pay our rent on time, apparently Kline Properties must consider us what they call "problem tenants". I can only assume this is because we're quick to point out all the glaring issues with the units that make life uncomfortable for us. We've placed several calls to them regarding these issues and of the many we've placed only a small handful were responded to. Now we're in another Kline Property and the sinks a mess, fridge is old, drawers don't fit, and the toilet barely flushes. We've been here since April 1st 2013 and although we're managing to muddle through these minor issues, we've now recently discovered that Kline has sold the entire building, along with our unit, to a new landlord. Their communication with us in this matter has been minimal, and it took us calling them after waking up on Monday to banging hammers and workman gutting the other units. On Friday, we finally received the name and phone number of the new landlord where our rent money has been passed to. Everyone we talk to says it sounds like a scam, and I would echo the previous poster's: "unethical". read more

I rented a home from Kline Properties, Inc. in July 2012. There were a few mechanical issues with the home which were immediately addressed.. I moved into the home even though the house itself was very dirty inside and the outside of the house was completely surrounded by overgrown weeds and trees. I was aware that the home had been vacant for quite some time and accepted it in its condition. After several days of cleaning and weed removal the home didn't look bad and I was satisfied with my decision to lease the home. When I paid the last months rent, I also informed them that I would be vacating. I contacted them to set up a walk through before vacating. I was told a "maintenance man" would contact me for the walk through. No one ever contacted me so I made several more calls and sent emails, no one replied. I moved out of the home and continued to try to contact them. Eventually I received an email reply asking for my forwarding address, which I sent. It has now been 55 days since I initially tried to contact them and I still have not heard anything. I lived there for 12 months and paid my rent on time, every month, with no problems. I do not understand why they would ignore me at this point, but I can only assume that they have no intention of returning my deposit without a fight. The home was left in much, much better condition than I received it and was rented to a new tenant within the first week of me vacating the home. I sure hope that I don't have to pursue legal action to get my deposit returned, but since no one ever answers the phone or returns emails, it looks like it will be my only alternative. Please do not do business with this company if you are looking for a management company that responds to its tenants, and good luck getting your deposit back if you do! read more

I would give them ZERO stars if I could. They are nothing but money hungry scam artist. We moved in and the home was a mess, nasty carpets dirty trash and filthy cabinets. They blamed everything on the out of state home owner whom they are managing the property for. We were told at our walk thru that they would send someone out to fix the carpet in the upstairs. It was nasty had not been cleaned and was lumpy all over. We waited 3 days and heard nothing. No call back no calls answered nothing. So my husband finally cleaned and stretched the carpet his self..(we own a carpet cleaning business) we had no choice we were living out of boxes in a dinning room we have small children who needed their beds. Then the air was not working from day one. We called and complained and were told they had no control over the repair that we were not renting the property from them but from the owner...we asked for the owners name and number and they refused to give it to us. They refused to help and would not give us the person we were supposedly renting from. However we were paying Kline properties and signed a lease with them. They finally after 2 weeks and 7 climate companies replacement the cooling unit. We were told via VM and email we would have prorated rent for October $350 off... well Octoberwe paid $975 and got a letter saying we owed $350. I called them and told them and also informed them we had a nasty dog urine. Odor in the stairway of the home. The padding is ruined, the carpet has been cleaned by us but my husband refused to go any further since they would not reimburse us for the work he done already. I was told they would fix the rent issue in the system and contact me in a few days regarding the smell in the stairs. Well here it is November we paid rent and one day later get ANOTHER letter telling us we owe 450, $350in rent and $100 in late fees. I go to the office upset and let them listen to THEIR VM and they finally print me a receipt showing a $0.00 balance but when I brought up the fact that they have contacted me Multiple times for money we DID NOT owe but have yet to get back with me on the smell and the padding they informed me they were not fixing the issue because we let them know after we moved in... which is a lie we rent them pictures and emails regarding the nasty dirty floors. They are NOT a good company at all and they need to be shit down!!! read more

Now now, you know that's not true. I told you blow by blow what my experience was with Kline and how they were unethical. WE, not I, refused to give you our full names in the message, should you decide to commission the outside agent again (though she was the one who told me you were acting unethically and that she wouldn't be working for you again). You also admitted that you in fact, did have many communication problems. I was told from my first inquiry about the property that the first qualified applicant to put down a deposit had the property. We in fact made the very first appointment and wrote a check on the spot, along with immediately filling out the application. THEN, because we knew our rental and credit history were good, in fact we'd just been approved to buy a house for 190k, far more than the rental value, and we'd basically been told 'first come, first serve', by YOUR company, we sublet our home. Then I spent weeks calling, with lots of messages taken and unreturned, lots of calls completely unanswered. I see now why you can't afford a full time receptionist. The ONLY person I could get through to was the one person who DIDN'T work for Kline. Weeks later our security deposit was returned and we were told the owners wanted final say and 'a family', leaving us scrambling for a decent place to live before our subletters moved in. I know we qualified, we were OVERqualified and trying to save money in actuality, and you don't know my name. I was going to leave this alone after I responded to your first message and you wanted more detail. But I'll not let you get away with pretending to know who I am, whether we qualified or even WHICH property. You would have been better off leaving it alone yourself, as I assume that your juvenile, and even within YELP, UNETHICAL tactics will be cause for more people to leave your company alone, so they don't have to deal with all the hassle themselves. Post my name if you know so much about my 'disgruntled rant', or I can post the apologetic messages you sent me regarding your communication problems. Kline Properties is a horrible company to do business with. All of the comments from previous postings are TRUE. We had problems with them the day we moved into our rental home. Kline blames everything on the owner of the property and states "we are just the management company" They are unprofessional and treat their tenets like second class citizens. Their customer service would make Chick-Fil-A say, "It would be my pleasure to show you how to treat customers" Even our real estate agent stated that she would NEVER do business with them again. I could write for days about our experience with them. For starters we were told in our walk through that our rent was upcharged even more than usual because in todays market people will pay for it. (why would you tell your customers that) Kline allowed photos of an appliance to be posted that wasn't even in the house when we moved in. On day one that we moved in the HVAC, which is the air and heat didn't work. This was a 90 plus degree weekend that our family with children went without AC because Kline failed to do an appropriate survey that everything was working properly. If you ask him he will say that is the owners fault. Then we started experiencing wild life in the attic in January and we contacted them three times before they even did anything. We got tired of this problem so much that we contacted a wildlife specialist to verify that were was indeed wildlife in the attic. This was after having a smelly bedroom, hearing constant scratches, running, fighting, etc and our child sleeping with us because she was afraid. But, does Kline care, nope. All he cares about is collecting his rent because if you don't then he will issue you an eviction notice. I am glad that I got to experience renting. I was a homeowner for 10 years. I want to start by saying I never leave reviews but this company is that bad that I absolutely feel it's something I need to do to warn other renters. Let me start with when we moved in. They told us the owner of the house required we use the washer/dryer that was in it (even though they told us we could use our own when they showed us the house. The washer was rusted and dirty. There was no way I was putting my clothes in it so I moved it to the garage so I could use my own. Then we found out quickly that they had cleaned some very dirty carpet just to make it look ok to show. A month after we lived in the house the carpet looked ruined (which no doubt will be our problem). Next a storm blew the screen down off our screened in porch, we called in a work order a guy came out took pictures of the damage and said he would fix it the following week, 2 weeks later it was still not fixed. No one ever came back to the house to fix it even after repeated calls and using the online work order option. If you want a call back from these people it's not going to happen so don't waste your time. This company has no sense of what customer service is or even the bare minimum of taking care of the houses it manages. Just trust me and find another option. read more

i would never reccommend this company. in march of 2014 trying to find a place quickly because my husband was going to japan for 7 months. we found a doublenon stop 12.we literally overpaid rent every month on time every month. the roof leak which cause a hole in the garage steve came out and just put tar on it. which kinda stopped the leak. when we moved in we asked why the place wasnt cleaned they said it had been. the front porch collapsed and was still down when we moved. in january 2016 i called to ask steve kline if we could go month to month because we were looking for a house to buy. he agreed and said because we where good tenant he would not charge a fee. i asked him to put it in writing and we would sign... in feb starting getting letters asking to resign our lease. i called talked to gayle tupper (marian counties finest right there). she said not to sign and she would email steve. march-got another letter, we called and left messages and gayle called us back and said to just sign and she would have him write up something.never recieved anything i didnt want to be liable for another 12 months. i told her i wouldnt. oh and we had a month to month fee for april. april 17th get a letter stating if we didnt sign the lease our rent would go up to 900 permonth from 695. starting may 1, 2015, we literally got a 13 days notice. we had court and met with their attorney they hired, he even said they definetly presented bad business practices, and said that i was right and disappointed in the level of unprofessionalism. no one from kline even showed up to court date today suing us for may 2015 rent increase. my husband and i work very hard for our money. i will never ever reccommend anyone. they will be reported to bbb. i will make it well known in the leasing feild that this is a horrible company. word of mouth is everything people. make sure social media knows.i understand u get bad tenants and may be jaded but to crap on the good ones that made many attempts to make it right. make them look really bad. i didnt want to even give a star. read more
