I am writing this review as an exit tenant. I spent almost four years with this leasing agency, and the onboarding process was easy and smooth. I primarily interacted with Tom, who is very responsive and perhaps the best person in their office regarding interaction with customers/tenants and, in particular, for the methods of interactions and respect. I can't say the same for all the staff. My interaction during the onboarding process was pleasant. I enjoyed my apartment and its location to the extent that I always boasted this leasing agency when talking with colleagues and friends in Philadelphia during my first year there. Notably, this leasing agency quickly responds to maintenance requests, a significant plus in Philadelphia's rental market, considering Philadelphia's standards!! Here are my honest impressions after almost 4 years with them. 1. According to my point of view all the work done in the unit was below average, floors are not leveled, plugs are misaligned etc. A clear indication on focusing more on saving money rather than focusing on the quality of the work done. 2. In their apartment for the first time in my life I faced mice infestation due to poor maintenance work. Basically, a huge hole was left behind the gas resulting in a point of entry for mice. I have on video the pest control guy saying that he visited that apartment before. Therefore, I don't know what to think. Was the leasing agency already aware of the infestation? Were they aware but could not properly fix it? When I told them that, the answer was that they were not aware of any previous report of mice infestation. I would appreciate honesty at least. Anyway, after sleepless nights, and thanks to my input and also money I spent (including steel wool) the problem was finally fixed. However, mice infestation does not happen when you do work properly. 3. No matter what you say to them, they always answer with the same sentence, telling you they are the best in the area. I find it captivating from reviews online that they have never admitted to doing anything wrong. It is always the tenant's fault for everything. I see this as a lack of interest in self-improvement. 4. I agree with other reviews that their approach changes once you are a tenant in exit. 5. They mailed my refund incorrectly (even after I sent a certified mail with detailed information on what my refund was supposed to be). They never make mistakes when you have to pay them or when they have to charge or take money from your bond, but of course, mistakes happen when they need to refund you. 6. Remember that when you rent, they will progressively and continually increase your rent yearly. Therefore, keep this in mind if you rent. Among all my co-workers, I received the highest rent increase. If you ask, they keep telling you they are the best and highly rated and only make market adjustments. They increased the rent but dont't upgrade anything in common areas like the corridor walls in my complex with huge holes or the basement that looked like a landfill junk area. In conclusion, considering the Philadelphia standards, this leasing agency manages maintenance requests very well. However, the quality of the work is below average according to my standards. Don't expect any loyalty from them, and you won't be disappointed read more

Where do I begin with this management & company in general? I'm living at Drexel Court right now & plan to move out ASAP once the lease is over. The building is ridiculously priced for such run-down condition & noise levels. 1) The promised high speed internet connection was a total SCAM! I can barely watch Netflix or browse the internet or go through my social media. I tried connecting my PC with the LAN network several times only to find out they installed an empty cable outlet that DOESNT ACTUALLY CONNECT TO ANYTHING. This is totally unacceptable & disrespectful. 2) The heating system sometimes feels like it's just there for the decorative purposes because in the winter, it turns on maybe once a day, leaving the apartment temperature in the 30s. 3) Water system is weird & outdated. When you're turning the shower on, if you accidentally flush the toilet or use the sink while waiting, 30s later the shower water will turn BOILING hot for the next 10 minutes. 4) The hall, omg, the y'all always has a musky, humid feel & either smells like weed or food year round. It gets especially unbearable in warmer days like recently since there's no ventilation in the hallways so even a short walk to go outside or back to your apartment makes it torturous. 5) The floor leveling is UNEVEN. Not only does my work chair keeps rolling back to the wall when I'm sitting on it, you can feel the difference in elevation yourself by your bare feet. 6) NO washer/dryer unit in the building!!! You have to haul all of your laundry to a coin laundromat location at the end of the block, wash it, wait. Go back to dry it, wait, & then haul all of it back to your apartment. The hassle is truly unbelievable!!! Overall, just don't live at any of their properties. You will be in for one heck of a ride of terrible experiences throughout your leasing term. I have not lived in one of their properties, my experience is simply with their agents. My husband and I were looking for an apartment in the city, we ended up finding a place quote quickly. However, Knickerbocker continued calling me at least three times a day and flooding my phone with texts, despite me telling them multiple times I was no longer interested. It got so bad I had to block their number-- I just checked my blocked box on my texts. No joke, 10 text messages in one day. Thank god for number blocking, because this is harassment at this point. Edit: Yes, this review is correct. We have recently moved to Philadelphia. The inquiries about properties were under my husband's name, though the phone number listed is mine. My gf and I lived in an apartment that Knickerbocker managed. For three years we kept the apartment clean, paid our rent on time, and were all-around good tenants. Nearly two months after moving out, we received a letter with an outrageous claim that our cat had destroyed the floors and that the smell of cat urine rendered the unit "uninhabitable". This was not true at all -- our cat used his litter box perfectly every single time. Knickerbocker even conducted pre- and post-move-out inspections that showed no damage. Knickerbocker kept our security deposit and demanded an additional $1,000. They refused to listen to reason, they did not give us any details of what work was performed, and they ultimately stopped responding to our emails. Attached are photos of our leaking kitchen ceiling that soaked the floors; clearly not cat pee. If you have the misfortune of living in one of their properties, make sure you take as many photos of the property as possible when you move in. I lived at one of there properties for a year. It was a corner basement studio apartment that turned into a nightmare for me. I had 3 different leaks (the dishwasher, under the kitchen sink, and the wall by the kitchen). They rarelt fixed anything on time and when I notice wAter coming into my kitchen they said to bucket it and clean it since the storm cause a lot of issues during that time. I was having that issue before a storm happened and they didn't clean out the drains correctly and water seeped into my kitchen. They only took off $10 off my Rent to cover the laundry I had to pay for for cleaning up the water for several days. Maintenance had to come in and use my bathroom multiple times and when I address the two higher up and told them that I don't go to the bath with the toilet seat up they never responded. When I sent in an email complaining about all the issues I've had they did offered Me that I could end my lease early as long as everything was the way it was when I moved it. I did not move out I stayed until my lease was up but they were the worst property management I have ever worked with and I would never recommend them to anybody else. read more

I lived in a property in Queen Village for five years - never a complaint, only made routine maintenance requests, gave my notice I was leaving with over 90 days time, and left the apartment spotless when I left. Instead of receiving a security deposit, I received a bill for almost $1000 because they decided to go through every payment I ever made and charge retroactive late fees for each month that was posted after the 5th (they were all paid by the 10th of the month at the latest, 10 late times total in five years). I realize it's written in the lease, but at the time, NOT ONCE was I ever made aware of these late fees in the months they were due. Not a letter, email, or note slipped under my door. The amounts weren't even for what the late fee is listed in the lease - they are all in different amounts, some over $200. Tom Donatucci, when I called to discuss, then said I was trying to "pull one over" and called me aggressive when in reality I kept calm and he kept raising his voice like a petulant child. I'm not sure how I could be "pulling one over" when I've paid every single rental payment, cleaned that apartment top to bottom, and made Knickerbocker aware of my leaving with over 90 days notice. They are slum lords - instead of paying me what is rightfully mine, and paying what is basically a drop in the bucket to them, they gouged me for something I couldn't afford. To all possible renters/prospective tenants, I am trying to look out for you by telling you DON'T LIVE HERE. The management is awful and the maintenance people do not care about their tenant's issues. For the past 10 months living here, I have asked the management to fix the wifi issues. I only get max 25 Mbps in my room and it's absolutely awful. When I tried complaining to them, they told me that I'm at fault. This is absolutely unacceptable, irresponsible, and shows the lack of work ethics from this team. He accused me of bringing harm to his family, his team, etc. by being vocal online. Let me remind you that Freedom of Speech is the 1st Amendment! His accusation is aimed to silence those who speak out the truth about the management's quality and service. Also, in the screenshot, it is worth looking at how the management team here treats and handles their tenants. This person completely fabricated some sort of story to dismiss my legitimate complaints. I am not a YouTuber, I am not monetizing any videos or services online using their network as he claimed. I'm just a college student trying to finish school and graduate during COVID-19. In the picture, as you can see, that is the actual reality of the wifi connection, IF I could even connect to it. He had the audacity to claim that my wifi speed is greater than 100 Mbps (by sending a picture of an online speed test that he claimed was in my apartment when I was home the whole day). All I want from the start of my move-in was to have adequate wifi so I can dial into my Zoom lectures with a stable connection for college and able to relax by watching videos. The rent is already so high on top of utilities. They specifically stated in their agreement that every tenant is provided a wifi system that is fast enough to be on a shared network. However, my room received such unbelievably slow connection speed it was unbearable. Many times, I have to sacrifice my health and risk being outside during a global pandemic to travel to friends' places just so I can use their wifi & finish assignments on time. COVID-19 is affecting everyone's families in so many different aspects, I don't understand how they can tell me to just spend extra money and get my own network. I am not financially privileged enough to do that. KnickerBocker Management, please hold yourself accountable, own up to your lack of professionalism, and respect your tenant. The property is brand new and Tom and Mike respond immediately to any problem I've brought them, especially with the pandemic craziness and lease uncertainties. It's a shame there is no option for zero stars. Where to begin? Knickerbocker will spend much of their time off the bat convincing you that they are "different" built around a "family feel" that will take care of you. They explain how they all use their "personal cell phones" to keep in steady contact no matter what the case. From the very get go, problems arose. Namely, moldy standing water accumulating under the floorboards of what was a BRAND NEW apartment (The Monarch). I was forced to stay in Hotel for multiple nights while they remedied the situation. Not only was it incredibly inconvenient, but also there was damage done to the apartment to include dinged walls and scuffed corners. Industrial Fans blew on high all day long for days while plugged into my electric bill. After needing to move out early, I did everything possible to assist in finding a suitable replacement for my 1 bedroom 1 bath apartment. I created listings on Craigslist, Facebook Marketplace, and Zillow. Not only was another renter found (within 3 days), but that renter signed a completely new 12 month lease with a security deposit (1250), first month rent payment (1250), AND last month rent payment (1250) all just two weeks after my full month of December payment of $1250.00. When it came time to receive my security deposit and last month's rent back ($2500), I was mailed a check for $252 citing an "Early Termination fee of $750", multiple phantom late fees of $125 each, and I was told that my last month's rent payment was "never received" and, therefore, couldn't be refunded. When approached to simply just get the security deposit back alone (1250), they threatened to charge even more late fees. I would HIGHLY discourage this company at all costs. I have been renting apartments now for over 10 years, and nothing has ever come close to comparing to this. Absolutely ridiculous. TAKE CAUTION. read more

Beware!! I lived in one of Knickerbocker's properties for a little over a year. When I moved in, I realized the previous tenants had left behind various items. Our deck was full of their plants and rotting window boxes, which we ended up having to deal with. Additionally, our storage unit in the basement of the building was completely full of their miscellaneous garbage, which we also dealt with, even after being told multiple times that they were arranging a removal service. During our move out process, we learned that if items aren't entirely removed from the property, the cost of having someone come remove the items comes out of the tenant's security deposit, meaning that the last tenants were likely charged, but that money was pocketed by the company. We had more issues when it was time to move out- we went through weeks of getting last minute e-mails that the apartment was being shown, often with less than 12 hours notice. They would send an e-mail at 6pm about the following day, requesting that we clean and prepare. Sometimes they wouldn't even show up or reach out to us to say they cancelled. They had scheduled to show the apartment on the day we were moving large furniture out of the apartment. When I asked if it could be rescheduled as not to add to the chaos, they were extremely rude and refused to even pretend to be accommodating. Visitors would leave our door wide open while looking at the outdoor space, allowing any of our 4 cats to escape. UPDATE: Based on PA law, we were supposed to receive our security deposit on May 24th. We reached out, about a week later they sent a check made out to both me and my roommate (useless since we don't have a shared bank account) We reached out again with the help of my roommate's father, who is a lawyer. We've had no luck. They re-sent separate checks, but not for the right amount. This company owes us $3390. Beware that they will try to scam you. We were charged for the previous tenant's items, even after being promised that Knickbocker would deal with it. We overpaid on rent, but it still came out of our final deposit. I feel taken advantage of. Additionally, I'd beware of the other reviews written before move out, since that is when a majority of our issues occurred. read more

I had consistently poor experiences renting through Knickerbocker Properties. When I first showed up to view the apartment, the woman with whom I had scheduled the visit didn't arrive, and when I called her, she said she had forgotten. I was given, over the phone, as some completely unknown person, the security code to enter the buildings and take a look around myself, since the available apartments were unlocked inside. This probably should have been a red flag, but I was in a hurry to move, and it didn't hit me until later what an incredibly irresponsible move that was on the part of Knickerbocker Properties. The little problems started immediately. When I signed the lease, it listed utilities for the tenant to pay that were different from the apartment advertisement. I refused to sign the lease until it matched what was advertised, so they changed it and printed off a new one. The woman at the office then couldn't find the mailbox key, and it took over a week for them to have a new one made for me. There were never any problems big enough for me to feel like I needed to make a formal complaint--although maybe I should have. The "free high speed wireless internet" was slow to the point of being useless. I could rarely watch Netflix, and I went over my phone's data limit a few times, when I didn't limit my usage carefully enough at home (the wifi signal wasn't strong enough to update apps, watch videos, or even reliably browse the internet on my phone). The building I lived in was in poor condition. My kitchen sink began leaking three times while I lived there, and my toilet once. Maintenance arrive to do plumbing or electrical checks frequently, and I never once received a phone call or email notice. When my toilet started leaking, they turned the water off and told they wouldn't be able to fix it for a few days. I was instructed to flush by filling up a bucket and pouring it into the bowl after each use. The month I moved out, I was told I would be prorated for moving early, so they could prepare the apartment for the next tenant. I based my move around being able to avoid double-paying rent for most of that month, then told after I moved that I would only be reimbursed for the last few days. That's why you should always get agreements like that in writing. My security deposit arrived more than a month after I moved out, in violation of the lease, and had suspicious deductions for late rent payments. $100 or so isn't enough to raise a big stink over, since I can't prove when I turned in my checks, but it's another data point in a pattern of poor service. I've rented with Centra Associates and Volpe Real Estate since moving to the city, and have nothing but good things to say about my experiences with them (I suppose I should leave them reviews as well, now that I think about it). I lived there in 2020. It was horrible! Roaches are a constant recurrence, water would get cut off repeatedly, and we would lose heat in the dead of winter. They started construction for a floor that COLLAPSED while I was there. Another tenant had their ceiling collapse on them. Tenants were not given a heads up and had to deal with the noise for the construction for months. The management did not even know what was going on or provided information on the maintenance. Communication was extremely lacking, especially when things start breaking down (which was very often). The courtyard door would also get frozen in the winter, and the keys would not fit. I've been stuck outside in the cold, until someone could let me in. Also bear in mind, that sub-letting is not an option, and they are very inflexible if you experience issues staying there. The lower price really isn't worth the trouble and the stress. Highly recommend finding somewhere else. read more

I had a great experience with Knickerbocker. I rented a studio apartment from them at Drexel Court. The apartment itself was spacious and sunny and looked out onto a quiet courtyard. The building was well-secured, with a locked gate to get into the courtyard, then another locked door to get into the building. Granted, it is an older building, and there were some issues associated with that. On a couple occasions I lost power from an overloaded breaker, and my heat was extremely spotty throughout the winter. (That was my biggest issue with the place, and why I took a star off -- Philly winters are nothing to sneeze at, and the temperature in my apartment would drop below the legal limit for hours at a time.) Bill, the maintenance guy, is rock solid though. Really nice, and always concerned with making sure things get running again ASAP. I can't speak too much about management, because I didn't have much cause to interact with them. They seemed perfectly nice when I picked up my keys, and perfectly nice when I dropped them off. Never had any problems that warranted their attention in between. For the price, it was a fantastic studio apartment. If you're willing to put up with the occasional inconvenience and a bit of a hike to campus, I would recommend Drexel Court to any student looking to live in a studio apartment. Note: They are in the process of remodeling all the apartments in the building, but I didn't live in a remodeled one so I can't speak to the quality of those. Something to consider! read more

My building is kept clean and maintenance is very easy to deal with and comes out quickly if there are ever any issues. This review is based on my experience calling the phone number provided on the knickerbocker web site, what I would consider a Bait and switch technique used to get you to see apartments advertised at a cheaper price. When I had called the number I was told the room is available then when i showed up to view the room it's suddenly not available I asked about a special the were running and was told they have one room left then upon arrival it wasn't anymore. Leasing agent didn't show up to the schedule time for an apartment viewing. Instead gave me the code to enter one of the properties to see a room, but not the room I would be renting. When I asked about the room I would be renting out and the price I got two different prices, if I booked now it would be cheaper then if I waited until a month later, sorry this isn't a hotel, it's an apartment I need to know what my monthly rent is going to be, not what it may or may not be one month to another. Very shady practices are appearing to being used. While I could be wrong, this was my experience. When I did arrive to a room ( not the room I would be renting ) there where two other people in the room also who seemed as confused as me they also looked around and walked out. The reviews on land lord . Com are not much better. The only impressive thing is the website. I would caution any one looking to rent from this property do your research and expect professionalism. While I can not speak for all knickerbocker properties, I can comment on Pine Tower. If you are considering it, turn around and never look back. The absolute worst renting experience I have ever had. Living here has been a horrible experience. There is no cellular reception. The neighbors are incredibly noisy. The bike rack is behind the building, in an area that is not even sealed away. My bike was stolen the first year I moved in and prior to that, I would find food all over it every single day. disgusting. The apartment has had issues at least every other week since moving in. Firstly, every drain was clogged - kitchen, bathroom sink and shower. My heater broke every other week during the winter. Literally, I had to get maintenance to fix it every single time, and it took forever. Eventually, I had to get a space heater, because my own room's heater was not reliable. The internet does not work. Seriously, it drops all the time. My ceiling literally broke and water came rushing down onto all of my electronics and everything throughout the night. It took them a week to fix anything and before I could live there again. My heating closest (That outdated piece of ----) kept leaking almost every month and the water caused mold in my apartment. It wasn't until they removed the carpet a year later, did they finally decide to clean the mold under the carpet. I've been sick every time I've slept in this apartment and it is incredibly ridiculous that no one has sued these guys for their terrible real estate. The walls are non-existant, I hear my neighbors, I hear their radios, televisions, I might as well live in the projects. Don't even get me started on the electricity and gas bills. I somehow get charged almost $50 bucks when I'm not even here. Probably due to the water heater and oven being so old-school that they use gas pilots. Absolute --------. I wish I was exaggerating. When you come see the apartments, don't be surprised when they walk in on unsuspecting tenants, that they "had informed". They seem to love doing that. Stay very far away from this place. I lived at Pine Tower for a year. The apartment itself was great, clean, no critters of any kind. However the staff isn't always the friendliest. They misplaced my deposit refund form and it would have been helpful to know as soon as possible. But they wouldn't give me information about my deposit until 30 days after I had moved out. Christine in the leasing office is always friendly and Tom worked with me when I had to alter my move-out date. Mike was always sweet when my apartment was being shown several times a week. I had a phenomenal experience with Knickerbocker, from top to bottom. Most property management companies use leading contractors to lease their apartments - not Knickerbocker. I was shown the property by a manager who knew the property inside and out. Signing the lease and payment were simple and convenient. On my move in day, the same manager was showing properties to other prospective tenants. He took the time to help with my move between showings. I love living in my Knickerbocker apartment. The quality of the apartment is amazing for what I'm paying; The place is gorgeous and well-laid out. I LOVE my granite counters!!! The best part- I am able to afford all of this on a graduate student's budget. Besides the features, Knickerbocker has taken great care of me. The people who work for the company have been awesome. Mike in sales showed me a nice handful of places, no pressure, and I picked the perfect fit for me. He, management, and maintenance even gave me their personal cell phone numbers so I could contact them directly anytime. Now that I have lived in Pine Tower for a few months, they're just as great. They are prompt with their responses, the building is kept clean, and if I e-mail them with a concern (like when my dishwasher wouldn't drain properly) they had one of their people there repairing it the next day. I've lived in Pine Towers for nearly 2 years and Bill is always prompt and effective when it comes to maintenance issues in my unit. Knickerbocker staff in general has also been responsive & communicative when showing my unit to other potential tenants. The building common areas need some updating, but I've had a great experience living in my unit! My only complaint is that the walls are thin and I can hear my neighbors' every move. read more
