Great location that is minutes from UT campus. Huge townhouses with plenty of space. Awesome property manager.

Unethical, Beware! These people will hammer you with unsupported move out expenses. Was billed $1300 but they wouldn't provide any support for the billing. I tried for months to get supporting docs and was totally ignored. All five tenants were billed over $1100. I helped with move out and this was all fabricated. At one point there was a fire in the unit due to a faulty, unlikely up to code water heater. They actually told boys not to call 911 for emergencies. We soon found out why...they billed the boys $2500 for fire response. This place is a shady unethical money grab by yet another greedy student housing owner. Rent at your own risk, and make sure to budget for massive unsupported move out charges. read more

My son took over someone else's lease in the middle of the school year. Upon arrival on move-in day, he was rushed to sign paperwork and then discovered that the previous tenant had abandoned all of his personal belongings and left the bedroom in filthy condition. The common areas were also filthy and had some damages. When my son reported the situation to the office, they told him to clean it out himself and never advised him to note the problems on the Unit Condition form (which they later told him he had to sign without explaining what it was.) My son paid his rent on time every single month, kept his room spotless, followed all of the community rules, and never caused a single problem. He did not use the common areas because they were disgusting. When my son moved out a year and a half later, he left his bedroom spotless, but was unable to do much with the common areas as the other tenants things were everywhere (including a dirtbike in the dining room). He asked the office staff what he should do, and they said, "don't worry about it." He was later charged for a gate fob that he was never issued. They advertise gated security, but the gate didn't work, so it was always open. He was also charged for a bedroom key which he turned in, repainting the entire unit, damages that occurred before he moved in, trash removal from common areas, cleaning fees, and an outrageous $90 fee for 2 rubber wristbands. There were several errors in their procedures, which the Assistant Community Manager refused to acknowledge. No documentation of what was issued or turned in, they lost documents that my son signed when he turned in his keys, no staff signature on Unit condition form or Relet agreement, false information provided verbally by office staff. I requested twice to speak to the Assistant Manager's supervisor. She said she would forward the information to the Manager, but I was never contacted, nor would she provide me with contact information. I received bills during the time I was waiting for someone to contact me threatening to send the bill to collections in 15 days. I would advise students and their parents not to rent from Knox Ridge, and especially DO NOT take over someone else's lease or lease a bedroom in a 5 BR unit with 4 other people that you do not know and trust. You will be treated as if they do not have time for your questions and concerns when you w in, but will then hit you with inflated and bogus charges when you move out. read more

Shady at best. They will squeeze money out of you any way possible without justification and you will feel like you don't get what you pay for. The maintenance is awful. My daughter's unit had no AC for 26 days and they refuse to offer any concession blaming the vendor instead. There were maintenance issues reported over and over that never got fixed. Then they charge both the outgoing and incoming residents for the same repairs and painting. They charge each resident $12 a month to just to divide up the utility bill. Yes, taking a big number for the complex and putting another number in the denominator. With ~300 residents that's $43,000 a year just to have a computer do math. They'll tow cars in a nanosecond, possibly receiving kickbacks from the towing service since people get charge nearly $300 for the towing. The whole thing feels like a scam and management is no help whatsoever. I would never recommend this place to anyone. read more

They are very reliable. They understand that we are college students and they work with us to make sure our apartment is working.

Very responsive to maintenance requests and everyone working in the office is very kind!! I live here currently and I plan to stay--the pool and clubhouse are very nice as well. read more

There are many reason to not select Knox Ridge. Too far from campus being a big one. Their security deposit isn't really one as it is non refundable. Plus, 4 months after check out you can expect bogus charges for "damage". When you question it, they are non responsive. I have always gotten my deposit back and never incurred damage fees before - until Knox Ridge. What a scam! Students look closer to campus - many better, newer options. read more

Love it 10/10 going on my second year there! The staff is great and the pool/club house is very fun.

I do not recommend this place at all. I was a 7-month leaser and came out with a crazy charge on my account (damage box spring), which they soon dropped. What also got me was the $77 cleaning fee charged to my acct. months later. I just thought that was ridiculous charging something 2 months after moving out! When your lease end, why do you have to wait for electric bill and for them to make up crazy charges. I think if things were properly managed, then the next tenant will not be charged for bogus charges that should of been fixed in the first place! If this so called "community fee" is used to for paint and damages, then why wasn't it used for cleaning. $369....ummm! I still don't know, because damages weren't charge to my room. I just felt like I was harassed and given vague answers, until it almost made sense at the end. It was really just big dirty spacey place with people acting a fool at night during Covid. Wasn't anything spectacular. In any townhouse the heat flows to the top, so the living room was pretty chilly. I am just glad this nightmare is over with. Recommendations: Those are the wrong mattresses to be put on the beds. These mattresses need to Vinyl. Mines was just plain dirty. No, they did not do anything about it. I do not recommend having a dog roaming around in the office sniffing tenants clothes, while picking up their packages. So unprofessional! Not everybody is an animal lover. I do not recommend charging $12 ea. for processing a freakin utility bill. They already had 3 strikes against them and this cleaning fee just took me over the edge. I do not know why people take advantage of others during a tumultuous time. Oh! they let us pay the last month or so rent late due to Covid; that is why they get a star. Take pictures before and after. I just too pictures before!‍ You cannot trust anything that will be reasonable at the end. I have even put everything that was wrong with the place, on the move-in sheet. I guess they don't pay much attention to that. I actually used to like living here. For 2 years it was a pretty okay place to live at, with my only complaint being that their towing service did not run at their stated times, so there were a lot of spots taken by people that didn't live there by 9:30 each night, and making it impossible to find spot on game days. Then everything changed that final year. Had a roommate move in that started dealing drugs out of his room, as well as carrying and leaving around loaded firearms all over the apartment, and inviting over and letting no less than 4 people stay in the apartment for extended periods of time, without the consent of the rest of us. Went to management with photo and video proof, only to be told that nothing can be done besides talk with the resident. After they talked to him, he went after all the other roommates with threats of violence. He was finally evicted after 6 months for throwing a massive party with underage girls, alcohol, and guns. Only then did management finally decide to take action. In review, management won't to crap until it's their reputation on the line. read more

I lived there for 2 years. In my first year, I had very little problems. The second year, not so much. We had several shootings right outside of my individual apartment. The first one happened over christmas break when I was at home with my family. A bullet hit my unit, and the management tried to cover up the damages before we got back into town to know what happened. I know this happened because my friend in another unit sent us videos and pictures of all of this occurring. We were NEVER notified by management. Then, there were two more occurrences. These are just the ones that happened RIGHT outside of my unit. There were more. They refused to install cameras to know who was to blame for these occurrences. Nothing happened to the tenants responsible for these events. I felt unsafe the whole second year I lived there. Now, I have just received a call from collections a year after I have moved out regarding outstanding fees that I was never told about. Moral of the story, absolutely do not live here. They are unprofessional and do not care about the wellbeing of their tenants. Would give this place 0 stars if I could. read more
