It's out first home and I get lots of practice learning all about electrical, plumbing, and other home maintenance jobs because KPS hired a mongoloid to do all of the remodeling prior to us moving in. It's a year since we've moved in and we still are finding things almost everyday that KPS cut the corner on. If we could go back in time, we would have negotiated WAY lower, seeing as this was a KPS property. We did NOT gett what we paid for and the KPS staff was rude, inconsiderate, and late in tending to all items needing attention after home inspection. Not sure how these fxckers stay in business. This is the worst company ever. My neighbors two doors down have bed bugs . I have bugs from the tree outside my bathroom window that is nesting in my window. 2 winters ago my son and I had to shower at the neighbors because the tile in my shower came loose and there was black mold it took almost two months to fix and my son and I have respitory problems. I want out of my lease the only reason they get one star is because the front desk has been great besides Shiloh. KPS Property Management did nothing but lie to us from day one. We were looking at a home in Loon Lake, WA and KPS owners, also owned the home. It was in total disrepair when we looked at it, we were promised new carpet, all new windows and other needed repairs. We asked it if we could start moving items into one of the secured garages on the 15th of Sept and pay prorated rent. Richard Kaley, the owner of the home promised all repairs will be done and carpet in. Then we were notified by Karla Kaley the carpet would not be arriving until the 23rd of Sept. Again, dates were changed again. We visited the home once and the carpet wasn't in, and the windows were not finished. The garage where we were to be storing our items, was not ready. We were told by Richard that propane heat and washer dryer were included in the agreement to rent. My husband went up the Wed before our move in date and the carpet was almost done. But we had not received the rental agreement so we could take time to review it. After numerous emails, texts and phone calls, we finally got a copy of the agreement, 9 pm the night before our final walk through, sign and walk through. Everything we were told verbally was changed in the contract. Our one year lease had changed to a 9 month lease with the house going on the market in June of 2018. The propane heat was changed to electric baseboard and propane was a luxury and they were not going to totally fill the 500 gallon propane tank. There are two propane fireplace inserts and Richard told us that those fireplaces heated the entire home. If you have a 500 gallon propane tank on the property, how can that be a luxury? t We headed up to the home on the home on Sept 22, 2017 to sign the paperwork and discuss the lease. At that point, we had given notice at our home in Coeur d Alene, ID and we had to move. When we got to Deer Park, WA, which is about 15 minutes from the home in Loon Lake, my husband received an email, withdrawing their offer to rent to us. Karla accused us of bullying her and harassing her. Well when you have to send numerous emails to get any response, we don't consider that harassing. In her email, she said they would refund our $1000 holding deposit and the $40 background deposit. My husband replied to her email that we would be at their office to pick up the check. There was no response. So 10 minutes later he sent another message. Again, no response. At that point he was messaging Karla repeatedly for a response. She finally responded and stated if we showed up at her office her staff would not be able to give us the check. Again my husband responded we would be there at a specific time to get our money. Her response was if we showed up, her "staff" are to call the police. We were instructed to be at her office on Monday morning at 10 am. We honestly doubt she will be there to give us the check. We are prepared to have a local TV station notified of our situation. At this point we still don't have a place to move to. We have notified our current property management company of our situation. From reports we read on the Better Business Bureau site we are not the only ones that complain. I've seen YouTube videos where former tenants are making videos of their apartments, because KPS no shows for walk through's at move outs. They also are not returning monies owed. Run, don't walk away from KPS Property management. We are now at the point of being homeless. We are still searching for a place to live. Run don't walk RUN away from this company! Money hungry SOB's! Lousy winter maintenance so bring your snow shovel. High electric bill even when you're not there. Make sure when you move you give way more notice than you're required and you move at the end of a month, not the week before, not in the middle, not the first day. They will make you pay full months rent for the next month. They prorate when you move in, keep your money when you move out. So why bother cleaning when they don't give your deposit back anyways?? Money hungry is why. Lived at Valley Pines just under a year. Saw manager maybe 5 times, to get anything fixed had to request it up to three times before they'd come fix the issue. We dealt with KPS management as our landlord for 10 horrible months. They will enter your place without permission or notice. They do not answer or return calls to the KPS main office unless you are a prospective renter. There is no on-site manager. The rental office was not open once during our 10 month stay. Our carpet had burn holes the size of cockroaches and they thought that was acceptable to rent out, then tried to blame us for it even though it was on the original walk-through condition report. Originally, we put a holding deposit on an apartment that was scheduled to be ready on our arrival (after receiving pictures of it online since we were moving from out of state). Once we arrived they said our unit wasn't ready and the only one they had (even though dozens were clearly empty) was the dirtiest, most damaged unit imaginable. We only took it because otherwise we'd have to stay in a hotel until we found a different place. On top of all that, at the end of the lease they did the final walk-through without us present even though we scheduled an appointment with them. This is the short list of ways they disrespected us and violated our rights. I would only recommend renting any of their units if the alternative is literally sleeping out in the snow. They will violate your rights and you will regret being their tenant. read more

KPS was the worst place that I have ever, in my 35 years of life, rented from. They rented me a very standard apartment that I only lived in for 9 months. I moved out and cleaned the apt from top to bottom. KPS lied straight out and said the apt had holes, broken drawers, carpet was not vacuumed etc. The "cleaning company" they had come out charges $37 an hr but guess what...they own that company! KPS is run by Karla and Richard who own KPS, Valley Pines Apartments and Comstock Construction. Comstock is their company, so when they send you a bill from this company it's all really going back to Karla and Richard at KPS. I am so disgusted with this company, the people and the substandard crew. They are all bloodsuckers and thieves. AVIOD them at all costs. I honestly wish I could give no stars. I had the worst experience. I had asked them to fix the security lights as my car was broken into and then my other car stolen. They did not fix it and then my shitty apartment was broken into. When I asked them to fix the locks in both my front and back door they refused. I ended up arguing with them for 3 weeks as I was unable to lock my door at night. Thank god for guns. Then in the middle of winter my heater didn't work for 3 months. It was freezing they refused to fix them and said my work order must of gone missing. I turned in 5. So then I'm cleaning my bathroom on day 3 of living there and find an uncaped heroin needle. To add to all of this my carpets were so dirty they smelt bad. Oh and we had a neighbor threaten us and another steal our mail. Plus on multiple occasions another tenants dog would try to attack me and my child. Lets also add on that the guy across from me grew and sold weed all day and night. read more
