This company was manipulative and dishonest when I was very upfront about my co-applicant's credit before applying. They told me they would be able to approve as is and told me to apply but after spending $110 on our application and allowing them to run our credit, having a negative impact, they denied our application. Richard Wilson the owner is not a licensed Broker/property manager as he portrays to be. The actual broker I believe that has a license is located in Seattle. Be aware I am retired 100% veteran and the owner has zero I mean zero integrity. He has taken over $16,000 in back rent due to me from SNAP and pocket every penny. My Tenant who owed and not paid any rent for over a year and to date hasn't was employed by Richard when I discovered such and request ed assistance from him. That same tenant still living in my house and RPM employee now. Still no rent paid they are a scam and contact prior owners and they can confirm shady business practices are being done by Richard. A real con man at the least. I have lost over $50,000 from Richard as a how owner and suggest for everyone stay away! read more

Once owned by an amazing man who took care of his tenants. New owners are horrible. I've been without a dryer for over 90 days. Fridge broken and leaked at movein - six months to fix. I was encouraged to use a towel to catch the water so no one would get electrocuted. One shower is duct taped and leaks. One bath doesn't turn on. I don't know if it's the property management group or the home owner. Had to hire an attorney to get me out of my lease. BBB and Tenants union have all been contacted. I've never had a landlord I pay 2k to not doing anything for the renter. They are truly slum lords at this time. Do not rent from them! They hire and fire staff weekly. To whom it may concern, We began renting this home 4/7/2020 and have stayed the full lease term and 3 months extra. We have put in 8 maintenance requests in total (see attached screenshots) and haven't heard a word on ANY of them. We have called numerous times at (509) 999-1987 to follow up with these maintenance requests AND have stopped by their office at 213 N University Rd Spokane Valley, WA 99206. We have never spoken to someone face to face because they're never in the office. On 4/15/2021 I contacted Sarah at (509) 496-5008 to extend my lease and find out if the owner will be raising rent. She always seemed to be in meetings and claimed the owner never answers her phone. (See attached screenshots of text messages). Eventually she stopped replying to me and we just continued paying 1,550.00 like normal without officially renewing our lease. I recently got orders to Andersen AFB, I submitted a Notice to Vacate 5/31/2022 (see attached email confirmation from Real Property Management) with a move out date of 7/1/2022. It is now 6/29/2022 and we have yet to hear from ANYONE. We stopped by their office again and got an address to the "owners" house (Richard Wilson) of Real Property Management from the attorneys office that shares the same building as them. The house was empty with mail addressed to Richard Wilson on his porch. We have rented from RPM for five years and our experience was good! We were forced to leave due to home owners selling and was given ample notice. Jim who originally showed us the house was professional and polite and any maintenance was handled in a timely fashion. 1st complaint that reconsidered my original review and is very typical of property management companies (which they did) was over charging for cleaning and supplies to utilize the entire damage deposit. 2nd Unfortunately we where under the pressure of finding another rental in a high priced market and ended up having with a horrific experience with another property management company who dragged their feet taking 3 weeks to finalize paperwork. I communicated our situation to the RPM owner as we had to maintain residency for 13 days past the anticipated move out date. I was originally told the prorated amount would come out of the damage deposit which was fair HOWEVER I was fed afterwards a sob story of how the owners were desperate for $$ and needed it ( so I gladly paid 13 days worth of rent). In reality the owners weren't desperate for $$ it was a broken agreement and you needed every cent to paint inside and get the home on the market as fast as you can. I understand business is business and rpm being the property manager and real estate agent for the property that maximizing your gains is what it's all about! Just know not everyone is a fool and greed makes you lonely. Last but not least I originally gave RPM 5 stars due to the flexibility and prorated agreement but reduced to a VERY gracious 3 - I'm a firm believer in honesty and integrity which I hate being lied to so lesson learned for me. ** since fair is fair I didn't see any prorated $ my way for the incentive to move out early ** but no worries you can have it - I'm sure you needed it more than my family did**. Stay away from Real Property Management Spokane County. We started with them when Joe Young was in charge and we received good service from him. Richard Wilson and Michelle Wilson took over and this changed. After our tenant moved out, we never received our security deposit or last months rent. We had to hire an attorney to help facilitate the tenant to move out because we wanted to sell our house and could not get any assistance from them in the process. It seems like they have no idea what they are doing. We experienced all the same complaints that are listed from others. Recommend highly going with a different company whether you are a tenant or a homeowner. read more

I had RPM manage my rental for a year. I have tried multiple times to contact them regarding some damages the tenant had made and they have not responded. I've called, texted, emailed and even stopped by during posted business hours (no one was in the office) and still no response from them. It's now going on 3 months. BEWARE!!! Read the fine details. YOU ARE OBLIGATED TO THE CONTRACT FOR 1 YEAR, even if NO RENTER is on BOARD YET. IF YOU break contract for ANY REASON, YOU OWE 1 months rent---essential 10 months worth of management fee!!! Apparently this is typical. Communication and transparency were very poor. No routine updates about showings. No discussion or notification about trouble with lock. First notice was weeks later when a $95 charge for rekeying shows up on statement. Things became more strained when we decided to simultaneously try to sell our property. Realtors keys for property were moved (no discussion). Specifically discussed not putting for-rent signs up and this was not honored and then told it would not be removed until termination fees were paid. read more

This is a horrible company to do business with. They are extremely unprofessional, lazy in their responses and incredibly combative to work with. Our home was abandoned by the tenants on the 3rd of Jan, they didn't even walk through the property until the 9th and then waited until the last legal minute they could to turn the property over to us and it still was not repaired. The below is an email I received from the owner, Joe Young telling us that we deserved to have our property trashed and that "karma" caught up to us. I'm so embarrassed that we did business with this scam artist. Here's the copy of the email: Amy, Today when you meet with Jim if you have any concerns or questions please call me to discuss. As he expressed to you on the phone this morning, he is just the messenger. (Policy Starts and Stops with me as the owner of RPM Spokane County) Since you are not in property management I will not waste my time defending your insulting remarks about our services or explaining to you the challenges that are presented to all parties under these circumstances. Just for the record I have never had an owner not renew a lease or extend a month to month consideration to existing tenants in the middle of winter with 2 feet of snow on the ground. You have no idea the burden you put on this family with 4 small children. Contrary to managing your property for the past year, on a personal note this was very insensitive of you as owners. Karma seemed to have come into play considering the condition the property was left in and the fact they did not pay January's rent. You certainly have the legal right and option to pursue any monies you are entitled to. Jim will present you with a copy of the following items when he meets with you today. 1.A final copy of the Deposit disposition sent to the tenants today accounting for all monies owed due to the tenants breaking there lease and condition of property once keys were surrendered to RPM Spokane County. You will need this if you elect to seek restitution of monies owed to you via the Small Claims Court Process. 2.Move in/move out condition checklist. 3.A copy of the invoice along with receipts from Cliby Construction for the maintenance work that needed done. (The shower door is on order along with the master bathroom door) Paul Cliby (owner) will call you once these items arrive to install them. On a side not we have no control over availability of maintenance items needed to either replace or repair. 4.A copy of the invoice for interior cleaning 5.A copy of the invoice for carpet cleaning. 6.Extra keys held on file at RPM Spokane County. With regards to the vendor invoices provided to you: RPM Spokane County is responsible for paying these vendors and account for these amounts as reflected on the Deposit Disposition. We also charged an early termination fee of $395.00 for the tenants breaking their lease. We charged a $45.00 administration fee for the 3 vendors we paid as part of the lease agreement ($15.00 per Check Written) There was also a 10% late fee charged to the tenants for not paying their rent for January. Although this amount is reflected on the Deposit Disposition as $125.00 (10% of Rent as a late fee) 50% of this amount is paid to RPM Spokane. This is split with the owners and I would recommend that should you elect to pursue this in Small Claims Court you will want to include this in your claim. Unfortunately due to your decision to not renew the lease or at least allow them a month to month lease until the weather broke and the snow melted there was no way of determining the overall condition of the yard and holding the tenants accountable. More of a concern for the front yard area than the backyard since the backyard was never landscaped and proved to be a high maintenance weedfest. The staff at RPM are scumbag landlords. We had been in contact with Jim regarding a home for rent. The home was not yet available to view, however, he still urged us to fill out our applications (3 applications at $40 each) in order to take the home "off the market". We applied and heard back about a week later only to find out that they had changed their mind about dogs at the property--which they had said was not an issue prior to our application process. We explained the two dogs and Jim had agreed that it would be a great fit... So we would pay the hefty app fees only to be denied. They are the scummy people others warn you about when applying for properties. DO NOT PAY AND APPLY WITH THEM... ITS NOT WORTH IT! read more

Joe is difficult to work with and will charge you a fee for anything he can can come up with. $75 to add my wife and then another $75 one month later to renew my lease. Then after renewing my lease three times he charged me over $100 to re-key the house because moved out before my third lease was up. read more

This is a rental property company in Spokane. They are a cheap company and primarily do their advertising and business through Craigslist. I recently inquired about about 2 of their rental properties and paid $86.00 in application fees. It took the owner almost 2 weeks to get back to me, and every time I had to call him and wait for a call back. When he did get back to me he stated he could not accept my application because he is in the "business of making money", and my 650 credit score was not good enough for him, although I have very good references and make 3 times the monthly rent requirement. Some of his properties have been on Craigslist for months now, and I feel that the company collects application money with no intention of renting the homes in a timely manor. They have a web based application system, so you pay with your credit card and never have actual face to face contact with a representative. In my opinion, I believe they they have a scam operation going, and I would never recommend Real Property Management to anyone. read more
