Rosie is truly the best real estate agent in the east bay! My husband and I have heard so many times about the infamous bidding wars that comes with buying a home in the Bay Area that we wanted to make sure we had the right real estate agent. Even without having a firm timeline of when we wanted to move, Rosie still gladly met with us and took down our "wants" and "definite no's" and walked us through the process of what to expect. Rosie was so helpful and made us feel valued despite not being potential buyers in the near future. After our meeting, Rosie sent us potential homes we might be interested in for us to view which helped us figure out what we wanted in our new home and also get a feel for what the current market was like. After a few years, we found a home that we seemed right for us and Rosie was very responsive and got us the disclosures to the home in a matter of hours from our inquiry and had scheduled a time to view the property with us. She took the time to go over the disclosure herself and knew the home to give us sound advice. We really felt that she was on our team and had the goal of finding us our dream home and not having us overpay for it. She guided us through every step, and she was willing to come out to visit the property multiple times and helped entertain our 3 year old and 18 month old so that we can focus on viewing the property before we put in our offer. Our 3 yo's favorite part about our home buying process was playing with Rosie. He told me this morning that he misses Rosie. Rosie is very responsive and makes herself available on the weekends and nights to answer our emails and to review the disclosures of the homes. I'm sure she was working with several clients during our home search. However, the way she made herself available to us, she made us feel as if we were her one and only client. I worked as a Realtor for the better part of a decade in the crazy market of the early 2000's. Having worked for so long in east bay real estate, I know a good Realtor from a bad one. Krista distinguishes herself as one of the good, solid gold Realtors by going above and beyond for her clients while being honest and straightforward with them. She is well versed in the real estate big picture, as well as nuances of the current market and she stays appraised of potential shifts and adjustments; this allows her to be an effective educator and guide for her clients throughout the process, be it on the buying or selling side of a transaction. Not only is Krista a consummate professional, but she is a joy to be around. While I believe that professionalism outranks personality in certain professions, in real estate it's important to like the person you're going to spend hours with while touring property. But what the general public doesn't know is that being a likable professional is also important on the back end of real estate transactions. Other professionals recognize Krista as someone who will work tirelessly to get a deal closed with an approach that prioritizes a successful close as one where all parties are happy with the outcome. Carrying that outlook means that she minimizes the inherent stress that comes with buying & selling real estate, no matter what position you may hold in the transaction. She will always fight hard for her clients, but she does so with a finesse that doesn't put anyone's nose out of joint. Krista is technologically savvy and always fast to respond so that her clients are constantly armed with all the information they need to make the best decision for their situation. Though I've known & worked with dozens of Realtors over the years, Krista is my go-to for both my own transactions and as the Realtor I refer anyone to whom I know needs real estate assistance, or initial guidance. Even if the multitude of five-star reviews doesn't totally sway you, at least put Krista on your Realtor-to-interview short list. I wish that I had known Krista when I bought my house! I met Krista in Berkeley Outstanding Women's Network, a group that I participated in for several years with her. During that time, she served as president and membership coordinator at various times and also organized some events for the group. She has the biggest (figurative) toolbag of just about anyone that I know. Rosie is as good as it gets. Our bay area real estate search started over a year before we met Rosie. We were looking for a second home that would be an investment, something that's unique and interesting, and that has a lot of potential. With a limited budget, a lot of patience, and ridiculous expectations in a sellers market, we did not make for good clients. In fact, we've talked to a few other agents that have concluded they can't help us unless we lower our expectations and raise our budget. One agent actually said "I don't know how I can help you". Rosie was running an open house for a colleague that we wanted to make an offer on. We asked her to write the offer for us but the deal didn't go through. She was professional, knowledgeable, and friendly so we asked Rosie to help us with our search and she was happy to follow through on all our requests without ever mentioning terms or exclusivity. Several unsuccessful offers later, Rosie remained responsive, professional, and pretty chill each time we decided to offer much lower than she suggested. Fast forward another few months, we found the unique house and situation we were looking for and I don't think we could have pulled it off without Rosie. Rosie is truly the best. We spent so many months looking at houses before finally connecting with Rosie. She has so much patience and understanding of how to work with your budget, and also will let you know when it's right to stretch for the house you really want. She worked with our mortgage company to keep our appraisal and financing on track to close on time (29 days!). Rosie also helped us land the house by helping us to think creatively on a rent back option. When competing with all cash offers in the Bay Area, it's really really hard. However, when a seller isn't in a super hurry, it pays to have someone on your side to help you think creatively to land the house of your dreams. I will echo another reviewer's comment about honesty and saying it like it is. We were on an unrealistic budget for Berkeley given how much overbidding takes place. In our first meeting with Krista and Rosie, Krista did not try to over sell us, or paint a false picture, it was the main reason we chose to work with them, because other agents we spoke with either scoffed at our budget or tried to oversell us. Rosie met us with realistic suggestions on other neighborhoods that would give us a lot of the same benefits we were looking for. Rosie helped us put together the best offer we could in a few short days, and made the great suggestion of meeting the selling agent at the one open house to help them connect our faces with our offer. Rosie was completely on top of our offer and progress through closing, and together with Old Republic Title we got all of the closing and city contract (BMR unit) squared away almost on time. A few snags with the city contract that actually showed how proactive and careful everyone was- phoning us with updates and sending couriers to get missing signatures. Rosie is easy to talk to, and is clearly engaged as you talk and walk through a property- watching your reaction to each feature (or eyesore) so that she knows what's really important for you as a buyer and thus is able make better suggestions in the future. She was patient to explain carefully everything in our offer and through any other questions we had as first time buyers. Rosie deserves more stars than Yelp offers! In case you're wondering, buying a house can be quite a trying/stressful adventure. My partner and I often felt overwhelmed at the prospect of finding a place we love and engaging in intimidating bidding wars within the crazy Bay Area housing market. You see a place online, decide to check it out, elbow your way through an open-house, and then find out there are 17 all-cash offers to compete with... Enter Rosie: kind, organized, responsive, and seemingly the most knowledgeable person in real estate. When we finally found our home and felt ready to fight for it, Rosie was incredible about locking down inspections and helping us dissect the disclosures so that by the time the offer date came, we were more than ready. Beyond that, I knew the house inside and out (flaws and all) so that I felt super informed about the gargantuan decision I was making. As new information from the disclosures/inspections emerged, Rosie was quick to amend what she suggested our offer ought to be, making sure we felt confident that we would make a strong case while not gouging ourselves or overpaying. We recently sold the North Berkeley home we originally purchased with Krista and Rosie and I cannot say enough about how much we appreciated their guidance, dedication, kindness, wisdom, organization, commitment, time, taste, experience, contacts, everything! We had already moved to Washington before putting our house on the market and had to have the house painted and staged from 1000 miles away. Krista and Rosie were incredible with helping us manage this process. They have great contacts with gardeners, contractors, stagers, and handymen, making this process seamless and economical. We then had two emergencies occur--a leak in the porch running into the house, and a rat dying in the walls, causing a terrible smell just before our open house. They spent so much time walking us through the pros and cons of our various options (and holding our hands through more than one panic attack) and working with service providers to fix the issues ASAP. They gave us such sound advice. After we had resigned ourselves to a terrible outcome, we ended up selling our house for 30 percent over asking--better than we had ever expected. I know Krista and Rosie's reputation in the broker community helped buyers' agents reassure their buyers that the issues that had surfaced would be taken care of. And they gave us such great advice to maximize our chances of a fantastic offer (and to navigate some earlier, high pressure offers). Buying and selling a house in the Bay Area is not for the feint of heart. Rosie was integral in helping my family transition from "Bay Area real estate freak-out" mode to "Yay everything worked out!" mode, both functionally and as a pillar of emotional support through a difficult process. As first-time home buyers, finding a realtor who you trust, who listens to your concerns and understands your needs, who will keep your expectations realistic, and who will go above-and-beyond to help you find your dream home is a necessity. Rosie was ours, and we cannot recommend her enough. Short background: We had 60 days to find a place to live. The owners planned to move back into their single family rental where we had been residing; it was summer; and the East Bay real estate market was HOT HOT HOT. With a toddler and a pooch, we knew that finding a suitable rental was going to be difficult and had reached a point where we 1. had adequate (but by no means generous) financial resources and 2. were ready to settle in the area. We didn't want to travel too far from our beloved daycare, so that meant searching in some of the hottest neighborhoods (Berkeley, Albany, Kensington, Rockridge) under a deadline. Enter Rosie. Her unwavering optimism kept us motivated even after getting outbid several times (with the clock running out), and her honesty and market knowledge helped us keep our expectations properly calibrated. When opportunities or schedule conflicts came up, she was flexible and went out of her way to make sure we had the information we needed before making any commitments. She arranged inspections with great people on short notice. She triple-checked disclosures alongside us to make sure we weren't missing anything big. She went through timelines and expectations step-by-step, and kept in close contact with us through each bid. She even answered all of my annoying "Have you heard anything yet?!?!?" texts. Last summer we were just casually looking for a bigger home for our growing family, and we found just what we needed on our own. I immediately called Krista, our realtor friend, and asked her to help us get the ball rolling on an offer. It was accepted - and we spent the next four months working with her to finalize the purchase, and equally important, to sell our existing home in a down economy. While it was a really stressful time overall, Krista made everything go as smoothly as it possibly could. We ended up selling at the price we wanted after just the standard two open houses. With a different realtor, I'm not sure this would have happened. What I love best about Krista: - When making an offer, she insisted we write a letter to the sellers on why we wanted the house, and then she presented our offer in person. We were not the highest offer, so I am certain these two points helped cinch it for us. - When getting ready to sell our house, she followed the ever-changing market on a weekly basis and made sure we priced our house right to sell. She also set our expectations re: what we might realistically get for a home we purchased near the peak of the market, in 2004. - She provided a checklist of items for us to complete to get the house ready for market. She also told us why she recommended each step, and provided referrals to help with things like painting and staging. - We ended up with two open houses, both in the rain. The electricity went out during the second. But she still managed to bring us four solid offers, three well above our asking price and within range of our goal. - She explained the pros and cons of each offer and made her recommendation, but left the final decision to us. - She was 100% available every step of the way, via phone, email, and text, through the entire purchase and sale process.
