I never imagined how easy it would be to sell my mother-in-law's condo. The Kulda Group is indeed "full-service" in every sense of the word, and the whole team was a joy to work with. I highly recommend them with no hesitation. The fact that the condo is in San Jose and the Kulda Group is based in Half Moon Bay presented no problem. Juliette and Reva both visited the condo and offered suggestions of what should be done to put it on the market. Juliette gave us realistic expectations about the asking price after doing due diligence. We were happy with her assessment. We had full confidence in her due to her excellent reputation and vast experience and knowledge. Reva went down to the condo numerous times to meet with people from flooring, painting, lighting, cleaning, and staging companies, and to check on progress. All of this meant that we could stay home in Half Moon Bay and avoid commutes to San Jose. This was important because my husband and I both work, and it would have been difficult to take time off to do these things. Reva was very thorough and timely in her communications with us. Reva and Juliette kept costs in mind and saved us money where they could. For example, a valve needed a simple repair, and after getting approval from the inspector and a plumber, Reva asked the lighting person to fix it instead of hiring a plumber. She offered various staging options as well. They were both flexible and accommodating with the estate sale people when there were scheduling conflicts. Jackie expertly handled the documents, disclosures, and closing process. She worked with the HOA as needed. She saved us considerable time and inconvenience by dealing with the HOA herself and by providing the ability to sign documents electronically. Arrogant, unimaginative, distracted, and vindictive. I'm filing a formal complaint against Ms. Kulda, but also want to help future consumers avoid this nightmare. Ms. Kulda pretended to represent us, by proved completely inept. When I terminated our listing with her, she begged me not to, with promises that she had a buyer coming the next day - another lie in the list of her promises. I invited her to bring the buyer, but told her we would not be in contract with her anymore regardless. She vindictively lashed out and said she wouldn't bring the potential new home owner (because she didn't really have one lined up). Completely unprofessional. A quick review of Ms. Kulda's social media will tell you her distractions are on ski trips and not on her career. Update! Juliette sent us abrasive messages for me to take down my review. This is an updated review of a previous positive one requested by Ms. Kulda right after we signed up with her. Where do we begin? It was November 2019 (pre-Covid) market was great, it's the SF Bay area, and sales are always on the high side. We signed up with this agent following their loud self-promotions. We thought we were in good hands. Our house had $300K in recent improvements and finishes, great location in Montara, spectacular views of the mountains, located on a small quiet street; it would have been hard to find something even close to that. Weeks and months go by, not even one tentative offer, none. Now it's February, market is even busier, other houses were selling for a lot more than our asking price. By now WE LOST MOMENTUM! Our agent was just waiting for buyers, not doing much after listing the house because that's what she did - WAIT. March is here now, the Covid scare, Ms. Kulda is doing even less now. April 1st (this is no joke) we get a low offer right from Ms. Kulda's own office, which we are bullied into accepting. But within 24 hours, the buyers are pulling out of our contract so they can put an offer on a different home the next day.... (??) By some miracle we get another offer months later again from one of Ms. Kulda's office team but by now the price would not budge from the first offer's numbers. At the last hour, the buyers defaulted right before closing and again we're incredulously going back on the market. Meanwhile, we had to change the price a few times, hoping for offers. Now we're 7 MONTHS LISTED with Ms. Kulda, no offers, she is still very relaxed waiting for buyers, while we are getting deeper into debt by paying two mortgages at $300/day and her constantly fighting us to lower our price. Finally, we decided to fire Ms. Kulda (a bit too late). She threw a tantrum, tried to resist and argue her case but gave up in view of our legitimate reasons. So we hire a different agent and now it all starts again from square one. It took A WHOLE YEAR to the day to sell this nearly perfect home, because it had been on the market for too long and low-balling was by now a given. We did sell eventually but for the same price of the two first offers. This home could have been sold within 30 days from when it was first listed in November 2019 but not much was done to make it happen, except for some poorly done listing photographs (which we had to edit ourselves) and the marginal marketing. Picking the right agent is already a crapshoot even when they have a 'good reputation', so be careful, check all references and sales records, question everything, don't just fall into a trap because it will be costly. Most importantly, read the other negative reviews (yes, not all of them are 5 stars). It's unconscionable that an agent is waiting around for a house to be sold with total disregard for the client's needs. The only reason Ms. Kulda and her team were there, was to collect their commission while doing the absolute minimum to keep our listing. The only energy they spent constantly was spent on us to lower our price. We are now in debt after selling a beautifully finished home and have other problems because of all the stress and aggravation these people caused us. So sellers, BEWARE! read more

Cosette was incredibly persistent with our listing agent which is almost certainly how we beat out our competitors. She was always professional and on her game - we had some personal complexities early in the process that she was all over, and she ensured that she knew all the variables involved so that she could advise us. She was available whenever we needed her and has even continued that standard since we purchased the home, to tie up some loose ends. Here's what happened to me last year, when I put in an offer on a house that Ms. Kulda was selling. My offer was one of two that was countered, which is usually a good sign--the seller is considering it, they just want a little more money, or slightly better terms. In my case, I was told that mine was the highest offer, they just wanted to negotiate the length of the closing period. The counter was presented to me and my agent at around 5:30pm on a Tuesday night. I was still on the phone with my agent discussing the counter, maybe twenty minutes later, when my agent got a call on the other line from Ms. Kulda, saying that the other potential buyer had already responded to the counter, and Ms. Kulda had advised the sellers to accept it, which they did. That seemed incredibly fast to me, and kind of unsportsmanlike--why wouldn't the seller wait to see my response? The response was due within 24 hours anyway, so it wouldn't have been a huge amount of time to wait. What I found out then was that the other buyers were represented by an agent who also worked in Ms. Kulda's office. So, Ms. Kulda had basically walked down the hall to her office-mate, told them what to put in their counter to match my offer, and then walked back up the hall to tell the sellers they should accept her office-mate's client's offer. That's pretty shady--obviously giving preferential treatment to a colleague so that they would submit their response to the counter super fast--and if that's representative of the way Ms. Kulda does business, I don't think you should trust her to have your best interests in heart, either as a buyer or as a seller. (The sellers in this case lost out on a better price by not waiting a day to compare both counter-offers). About a month after this, I bought a different house a couple of blocks down the street from the house that Ms. Kulda was selling, and that process was handled very professionally by a San Francisco-based real estate agent. The Coastside is a great community, but in this case having a real estate agent in town is not helpful if they don't act professionally and treat all buyers and sellers with respect, whether they're represented by an office-mate or not. read more
