    I am SO glad I stopped here! Like, seriously!!!…read more I had been to a few factory outlet manufactured home places in the area earlier that day and was not overly impressed. They sales guys were, well, sales guys, and were really pushing their sales and trying to get me to put earnest money down. Although they did give me a written breakdown of approximate costs, they didn't really explain them, they just said "this is what it costs." I happened to see Best Buy Homes and figured I'd stop and see, and thank goodness I did! Randy was awesome! I told him upfront I was just researching the land/home buying process and trying to figure out what would work within my budget. He talked to me for over a half hour, penciled out a quote and explained EVERY SINGLE item on it. He has been in business locally for over 15 years and has sold over 600 homes: this guy knows his stuff! He gave me suggestions and tips that I didn't even think of asking (and I am VERY prepared) that are going to save me a tremendous amount of time, money, effort and disappointment in the future. He was also very honest when assessing my current situation and land prospects. Being a small local business you HAVE to have happy customers or you won't be in business very long, right? They are a smaller scale outlet but can still get you just about anything that you want. His willingness to take a minute and explain things to me so that I was more comfortable and knowledgeable about a a future buying decision totally made me want to give him my business rather than the big name outlet! I now know several things to consider and ask when buying property and choosing a manufactured home. Thanks guys! I will happily recommend them and I hope I can buy my home from them in the future. They will be the first place I go back to. =)

We changed our price and did not receive the new flyers to reflect the new price also we wanted to let him know we are not going to use him after the contract ends. After 3 months and maybe 2 showings, he left the company due to differences he had with the owner. I was then "assigned" to a 19 year old kid with no experience...who has yet to even phone me! I contacted owner Chris Helland and requested to take the home off the market, as I am moving into it. After several days he sent me a cancellation, along with a bill for a $4000 cancellation fee! (the full commission). To my surprise, that clause was in the listing agreement. I find that his main competitors do not charge a fee for cancelling. He will not back off, giving me the only option of riding out the remaining 6 month listing, keeping it on the market, only owing a commission for a full price offer, which won't happen. Be aware, as well, that his commissions (normally 10% of sale price) in my case $5990, although I negotiated it down to $4000. His major competitors charge $3000 total, and they have 3-5 agents working, versus his 2. His lack of professionalism is evident, and is clearly just out for the $$$. BEWARE!

However, after nearly two years of a perfect payment history, I did contact them to find out if I am able to change my payment date to better serve my budget. As a single mom of three kids, one of whom is special needs, I need to make sure that I am always one step ahead of the game. The representative I spoke with acted as if my request was absurd. She advised that because the owners were "fed up" with other people missing their payments, she was hesitant to even put the request in. I again reiterated that I have a perfect payment history, always having my payment withdrawn automatically and never missing, and stated that it seemed weird to me that I would be unable to adjust a payment date, as most loans will allow for this. When I explained what date I was hoping to pay (2 weeks after the original date), she said "Whoa! That is too far out!" She then suggested that I just pay a month in advance if I wanted that payment date, as if I have an extra $1400 lying around. I thanked her for her time, and ended the call. Do I love my home? Yes. Do I wish I had researched the ability to refinance away from their company prior? Absolutely. Because of the age of my home, I'm unable to do so, and am stuck paying a high interest rate, without the ability to even make the timing of the payment work better for my budget.

    Purchasing a manufactured home is one of the largest investments most people will make, so…read morecommunication and transparency matter. To be fair, the sales process itself went very smoothly. Our salesperson was knowledgeable, professional, and easy to work with throughout the purchase of our home. We had a positive experience during that phase of the process and appreciated his help. Unfortunately, our experience changed once we moved into the contractor portion of the project. The contractor who was recommended to us was frequently unresponsive, including a period of nearly two months with little to no communication despite multiple attempts to reach him. When I raised concerns, I was repeatedly told that no one else had ever provided similar feedback. While that may have been true, it did not address the experience we were actually having. Because communication continued to be a challenge, we requested a list of contractors and considered selecting someone else. The administrative staff was very kind and helpful and promptly provided the information. The document we received stated that the buyer is responsible for selecting the contractor. However, when I informed the dealer that we were considering changing contractors, I was told that any contractor would need their approval, which seemed inconsistent with the documentation we had received. The dealer later informed me that they had spoken with the contractor regarding my concerns. Shortly afterward, the contractor contacted me directly and asked whether it was true that I had said I would not continue doing business with him if communication did not improve. I confirmed that I had, explaining that we had gone nearly two months without hearing from him. The dealer followed up, and I said I would wait to see whether communication improved moving forward. After our loan documents were finalized, I reached out to schedule a site meeting so we could discuss home placement and project details. Instead of receiving a response from the contractor, I received a call from the dealer within minutes informing me that the contractor no longer wanted to work with us because he felt we would be difficult to work with. Ironically, this turned out to be a blessing in disguise. Although we initially felt overwhelmed having to find a new contractor, our lender recommended someone she had worked with previously. We were completely transparent about our experience and explained our expectations regarding communication and responsiveness. He immediately understood our concerns and assured us that our expectations were entirely reasonable given the significant investment involved in building a home. The difference has been night and day. Our new contractor has been responsive, professional, proactive, and easy to work with throughout the process. His reaction confirmed that asking for timely communication and basic project updates is not an unreasonable expectation. I appreciate the professionalism of our salesperson and the kindness of the administrative staff. However, I was disappointed by how my concerns were handled and by the lack of support in resolving the communication issues we experienced. In the end, finding a different contractor was the best thing that could have happened for our project, but I wish it had not taken months of frustration to get there.

They delivered 3 weeks late, then when calling for the final walk through, they kept delaying 3 weeks at a time saying they will get back with my installer, 6 months later still no walk through, I am now having to replace defective items on the homes. Stay away, I consider myself lucky I didn't order all 6 of my homes from them.
