It is my absolute pleasure to recommend Jim Holland and his team as a real estate agent. Jim had helped us when we initially purchased our condo several years ago, but with time, our situation evolved and we looked to sell our wonderful home. There was no question in our minds to contact Jim to help us through the sales process. He clearly laid out the reasons for coming up with our sales price, including a number of comparable units and what to expect with the process going forward. Once listed, Jim would present the unit at the local real estate brokers weekly meeting, and from day one we had a very large interest. He was always present at the multiple open houses he conducted, and would send an update as to the status. To be clear, this was a great service as he would indicate not only the number of parties that attended, but via a first name basis, whether they were brought in by the open house sign, or via another real estate agent, and what appeared to be the level of interest, as well as other pieces of information. We felt very much part of the loop. Jim also utilized modern technology - from being able to sign documents online (which was great as we had been out of the country for a good portion of the sales process), to incredible photography showing the details of our beautiful home in a 3-d type format (I believe it was called Doll House.) He also included a timeline calendar. Jim did not hesitate to keep in touch, and seemed to be available 24/7. There was never more than a couple of hours, if that long, before he would return a phone call, text, or email. Not only that, but he helped out with taking care of some household chores while we were away including taking care of our water feature, and some minor repairs on the interior walls. Not only that, but he was willing to help us move out our patio furniture which was still in the unit just prior to closing. As we had rented out our unit the year prior to selling, Jim worked with our property manager and our staging company to coordinate various items and time lines, handling all of it yet keeping us in the loop constantly. We felt like we had full control yet we did not have to lift a finger. Jim also deftly dealt with our HOA, no small task as any condo owner can tell you! Jim truly went above and beyond. There was not one time throughout the process that we had to worry that our best interests were not being met, or that some item was not being taken care of. I met Jim at one of his open house about 2-3 months ago. I mentioned about my townhouse that i was about to sell. 3 other townhouse with same floorplan were sold in the past year: $520k, $520k, & $535k. I was hesitant to sell at those price range. Jim helped me look for a home back in 2012, and when we finally found one, Jim helped me with a strong offer, made sure I understood and was okay with everything he was presenting, and described the process of how everything rolls. He was able to let the sellers take one more offer, and while we would have gotten the house because of our conditions that we presented, the owner decided to honor a family who showed much interest in the home, because it had been on the market for so long. Everything happens for a reason, because after this, my now husband received orders to Florida and we had to move. We knew we would always return, and when we started looking again, he was our first call. Hesitant of whether he would remember us, or want to work with us-given that we were actively looking, and that came to a halt for 4 years, we were beyond happy when he picked up his phone, still had me stored in his phone, remembered our story (asking how Florida is) and even remembered my husbands name after only meeting and speaking to him once. From the minute he got off the phone with us, we began to get homes sent from his mls, and they were tailored to exactly what we wanted. He never tried to convince us of a house we didn't like, or a price we weren't comfortable with. After looking everyday at houses for almost a week, he was able to squeeze us in for again, a last minute view. This house was the one, and although Jim probably knew that it was likely unattainable because there were 9 other offers. But in complete Jim form, he snuggled us in right before the final breakdown of potential buyers, and we were able to put in an offer. Not knowing what other clients were bringing to the table, he asked us what we were comfortable with, and after explaining everything to us, we put a bid on it. And he is this good...we out bid those 9 other offers, we were also able to ask for certain things in the house to be left, and that was also accomplished. Within three weeks, before we knew it, we owned a house. One of the things that Jim does that maybe others won't, he knew they didn't have a place to stay for a little over a month, and because we wouldn't be occupying it for a couple months anyway, put that on the table, which I know had something to do with their decision. All in all, Jim is unlike any real estate we had ever met. He works for his clients and focuses on their wants and needs, not what he may be getting on his end. I hope that people read this, because, although i decided to go with Jim bc of amazing credibility, he is just so qualified, smart, easy going but also very blunt in order to get his clients what they need and want.
