ZERO STARS - THIS PLACE IS DISGUSTING AND DANGEROUS If I could rate this place a negative zero, I would. It is hands down the most disgusting, poorly managed property I've ever experienced. First off, my roommate and I had SEWAGE WATER leak all over our furniture--literal waste water--and management didn't do a single thing. Then, we had no running water for FIVE DAYS. No explanation, no help, just silence. They advertised rent as $900, but we were charged $1,250 a month with no utilities included. Straight-up scam. The management is clueless, rude, and clearly don't care about anyone living here. The outside constantly smells like literal feces. I'm not exaggerating--it reeks every day. They put random holes in our walls, claimed they'd come back to fix them, and that was FIVE MONTHS AGO. The holes are still there, collecting dust and God knows what else. To make it even worse, we were told the unit would come furnished. It was completely empty. NOTHING inside. We had to spend even more money furnishing a place we were lied to about. And don't even get me started on the bugs. Cockroaches and other nasty pests constantly crawl inside no matter how clean we keep the apartment. It's gross and stressful to live here. The pictures online are totally photoshopped, completely fake, and this place is a health hazard. DO NOT MOVE HERE unless you want to be overcharged to live in filth. read more

The staff is the worst I have ever met with. Do NOT live here. They will nickle and dime you for everything you had. Units are horrible. They do not care about the grounds. Good luck ever getting any maintenance request fixed. They simply close them out. Run, do not walk away from them. They will delete reviews as well and even post "sorry you dont live here", but many of us have proof. So, when I first reviewed Lafayette Place, it was only a few months into my lease. My attitude changed a lot in the time since. The ant problems I mentioned continued, and new management in the spring semester was less than helpful in solving the problem. Are little black ants a huge deal? No, but it's still gross, and my building was infested with them. No matter what I did, our apartment had electricity overages. I suspect they charged for exterior lighting. During the summer, I avoided running the air conditioning (was able to keep the apartment in the mid-70s by opening windows at night and blocking sun as much as possible), turned off the breakers to the bedrooms, unplugged everything that wasn't in use, rarely if ever turned on a light, rarely used the electric stove, and essentially only used electricity for the refrigerator, TV, ceiling fan, and other fans. Despite that, I still had electricity overages. The later management I encountered were less than amazing, although student workers tended to be friendly and nice. Another great moment was when they lost a package of mine with a textbook, only to find it four months later without management admitting that they had lost it in the first place despite the old postmark on the package. I would have been more forgiving if they admitted their mistake. They remained adamant that it wasn't their fault, that they had "just received" this new package dated months ago. Um, no. Location is good. Lots of amenities. Definitely not worth the extravagant price tag. read more

NEVER live here. I have had nothing but trouble since i've moved here and have been ready to move out. First things first. I moved into an apartment with mold, holes in walls, broken toilets, broken toilet paper holders, bugs, and filth. From there it just got worse. My heater was broken from October to March or April. We had a two week long blizzard which i had to depend on my heated blanket to keep me from freezing when it was 8 degrees outside and inside my apartment!!!!! Then once the heater was fixed it was stuck on full blast heat from April to June. then from june-july full blast ac. The whole place just smells moldy. Look forward to burnouts, loud music, smoking substances and more all throughout the night. even on weekdays. My kitchen was also flooded from my dishwasher for a whole month!!! Therefore i had mold in my dishwasher and all I was told to do was pour clorox in it. No sir. I have been sick with respiratory infections since i've moved here!!! The outside is just as trashy as inside. I could go on and on about my experience. Also anytime i wash and dry clothes they whole house becomes super hot, humid, and soaking wet. Moved here bc they gave off such a good impression for a decent price and it was a week before school started but i regret every second of it. I can promise you that you are better off living in a motel 6. They also change management soooooo much so nothing is consistent or solved when you have an issue. My dad called the front office multiple times (he isn't even on the lease) because they did not even attempt to help me and my roomate during these times. Free at last, free at last. I moved out at graduation, and my only regret is I didn't move sooner!! Where to begin...the apartments are 2-years new, superficially nice, and the pool is a great place to hang out, as long as you don't mind the exterior gates being locked. Beware the lack of energy efficiency in this complex. The electricity cap for a two-bedroom apartment was $50, and monthly bills consistently exceeded the cap - even when I was out of the apartment for the entire month, with the thermostat set to a cozy 58 degrees in the midwinter. The management turns over more frequently pancakes at IHOP. This is probably not a unique occurrence in the world of apartment management, but it seems like every time a new manager arrived, all previous communications were erased from memory. The few staff members who sincerely try to assist the residents, are stymied by illogical, "this is how we always do it", policies. Everything from estimating utilities (hey, those rich, spoiled students are just spending mommy & daddy's money, who cares if the amount is correct *shrugging of the shoulders & rolling of the eyes*), to failing to enforce trash removal from breezeways. Apathy and rudeness in the management office are the normal work attitudes, and wholeheartedly embodied in Ms. Property Manager (MPM). Perhaps a review on how to create raving fans, instead of ranting residents, would improve the renewal rate and reduce the bribes the apartment extends for renewals. Note to MPM - good luck keeping a real job if you continue to hang-up on customers instead of resolving issues. Word to the wise - if you are considering Lafayette Place, or any Peak Campus property - talk to current residents before signing on the dotted line. Be prepared to fork over about 10-12% of the monthly rent in utilities alone (above the 'electricity cap'), learn to live with roaches, and deal with apartment management staff who really don't give a ...hoot.... read more

Terrible property, mgmt, and policies! Mgmt is enforcing a decal policy: 1st one- free, 2nd one- $25 PER MONTH ($300/yr)!! How insane is that?! As a young adult who was blessed with a job immediately after graduation here in Oxford (the only reason I'm still here) if I purchased a 2nd car I'd have to pay for decal at my apt that costs as much as an Ole Miss decal. So if you are a current student, you're paying for an expensive decal at university and at this apt, ranging in total from $450-$600 based on which university decal you choose combined with apt decal. The current decal policy seems child-like and dorm-ish. Not to mention, visitors are allowed but must check in w/ office if staying over night to receive visitor decal that is valid for only 3 nights, so if you are an adult with a partner that stays over frequently I'm sure mgmt will keep tabs on how many times the visitor decal is used and will force you all to eventually purchase the $300 2nd decal, which they think they're slick by opting monthly payments to make it seem less idiotic. What happened to just purchasing an extra decal for a one-time $25, $50, or even $75 (if you're money hungry) fee? Every yr I've lived here it is something w/ this property. I was hoping for different this yr but guess not! One holiday break, I came back to the 3rd floor apt flooding into my 2nd floor apt and mold. Now on the 1st floor, last fall I awoke to my roommate screaming due to a male, that had broken in through her window, standing over here while she was sleeping. Domestic disputes, non residents having pool parties causing loud noise, residents and non residents in physical altercations in parking lot, and police being called to this property frequently. Maintenance is slow to fix and will close requests w/o fixing anything. This week I was forced to get liability insurance. If proof of coverage was not presented by Tues. late fees were applied to your acct. True everyone should have it, but if they don't and something unfortunate happens to possessions, then residents should be liable for regaining items. Plain & simple. Mgmt loves "forcing" residents to pay for non-rent things by stating its mandatory and applying late fees daily. I fully regret not moving after graduation. Great place to live... NOT! read more

When moving into student housing, most people do not expect very much from staff and the complex itself. I just want every person to know, Lafayette Place is not the usual, run of the mill student housing complex. My first day, Star, Senior Leasing Manager, went above and beyond the call of duty. She personally helped me move a few items into my new apartment and made sure things were up to not only my standard, but her standard as well. She always checked on me when I would walk into the common area near the leasing office. I am so sad to be leaving, not only was she the leasing manager, I considered her one of my friends. (Thank you so much Star!) Like any normal student, I spent many hours hanging out at the pool with my friends. I've been to many apartment complex pools and this one by far, was my favorite. It is so clean and always has great music playing!!! They also have a dog run area, my dog spent quite a bit of time socializing there with all the other complex dogs. Anytime I needed a repair, both Sarah and Megan always helped me out. If something could not be completed that day, they would have someone out the very next morning. I was very thankful for the exceptional customer service! If you are looking for a great place to live, look no further than Lafayette Place. Be sure to ask for Star, Sarah or Megan. read more

The Good: The staff is usually friendly. The apartments look fairly nice. Cable and Internet is included. They have a modest sized swimming pool and a place to play volleyball. Not far from the campus. The Bad: The apartment move in date is August 14. This is inconvenient, but understandable. So I asked them if the first month's rent is prorated, to which they answer "No, we like to avoid tenant's confusion by prorating the rent." So you pay for a full first month, but only live there 16 days. Thanks for the consideration, but I can handle the confusion of paying half month's rent. It gets worse. Move OUT day is July 31 at 9:00 AM. If you move out after 9:00 AM, you're charged $200. Now, every other apartment in Oxford has a move in day of August 1. So, what are you to do with all of your stuff for 24 hours? Rent a storage unit for a day? They already have a full 14 days at the beginning of August to clean or do whatever. So why would they not give you all day August 1 to move out and straight into your new place? Also, I was told when I asked that "Some people never exceed their utility cap, some do every month. It depends on how conscious you are of the energy you use." After exceeding my power usage when I wasn't even there and AC was off, I don't see how that's possible. I regularly paid $30-$50 extra. I am currently staying at Lafayette Place ! AND I ABSOLUTELY HATE IT !! SUCH A SCAM 1. On move in day , my apartment was an absolute train wreck! I had no furniture. It was a Pig pen ! Tubs dirty. Floor dirty. Carpet dirty. Plumbing off ! Several people where in the office complaining about the same exact thing. I mean SEVERAL! We were giving a poor excuse as to why the apartments looked the way they did. In my opinion, it was BS. . I was told I would get a discount on my apartment for having to move in late. NEVER GOT IT. 2. I've never seen a business so money hungry. You can't be at peace at home for them constantly knocking on your door for unnecessary extra payments. But as soon as you ask to speak to a manager , THEY ARE NEVER THERE. 3. The apartments aren't all of that. too small and run down for all the money that you pay. Several students including myself call it the Roach Apartments. Inside and out side the apartments. I've walked down the stairs greeting roaches on several occasions. 4. There is nothing great about these apartments !! DO NOT STAY HERE ! 5. I will definitely make sure Lafayette Place won't get business from my family and friends. 6. I cannot wait to move out of this place. There are bugs, utilities are not included as you are led to believe, my internet NEVER works and the company that provides it (Pavlov) won't do anything about it. I could go on for days about issues in this complex but the worst is the office staff. They are impossible and honestly, very stupid and rude. You can't get anything done with them. They are so desperate for people to renew their leases, they're giving away iPads to people who do (NOT a good sign). You could give me 1200 iPads and I'd still run from these idiots. read more

I am so glad I am moving out of here this month! The office staff is so unprofessional and unhelpful. I had an electricity bill every month, even during the summer when I was not at the apartment and had everything turned off. The apartments are way too small and you can always hear exactly what your neighbors are doing. I would not recommend living here. There are way better places to live in Oxford. read more

if you want to live at Lafayette Place you should first call and ask about subleasing options. There are several people here who have found other places to live since renewing their lease. If you do sublet you will get a lower price than the one LP advertises on their website. They will not inform you of this. In response to the previous review: there are bugs, but they can be controlled. Utilities are included up to a certain point. It is ultimately your lifestyle that will determine how much you pay. I find it very easy to keep my utility bill low. read more

This place is horrible. It is invested with roaches, the hallways are filthy, and the pets urinate and SHIT everywhere. Management does not ensure that the walkways are clean. The garbage can is always overflowing, but you will be charged if you decide to leave the trash bag on your balcony until they push the button to compact it. This is not a good place to live. This place is trash. The staff were always very nice and polite but not very accommodating. Prepare for a ridiculously overpriced rent- yes it includes cable and internet, but if you are like me and don't watch television then you are paying for something you can't even opt out of. It also says it includes $30 of a power bill, but I'm almost positive that is horse shit. I'm almost 100% they are overcharging residents because I know for a fact I do not use that much electricity and I still would consistently have to pay anywhere from $20 to even $60 over. The apartments are poorly constructed and shit falls apart very easily. But the real fun part about that is that once every quarter, they come into your apartment unannounced, take a note of everything that is "damaged" (read: has slowly fallen apart or been worn because of the shit quality of everything here), then proceeds to charge you an UNGODLY amount for things I know do not cost that much. I had a broken towel rod in my bathroom and they charged me $60 for it. Now, if this were some nice ass, top of the line stainless steel or gold plated shit, I'd understand. But no. This is a $10 towel rack from Walmart. I'm not kidding. If these scumbags think they can find a way to get money out of you, they will. Trash on your balcony? That's $100. Brought a chair from inside out to the porch? $150. Get locked out? That's $35 and you better have it upfront, or you aren't getting any help. Basically my point is- if you have all the money in the world and enjoy being swindled and living in a subpar apartment that's too small and too shitty for what you pay, then by all means, sign a lease with Lafayette Place.
