Grayson knows EVERYTHING about Lake Anna and as a personal investor at Lake Anna himself, he is truly a subject matter expert in guiding his clients to the perfect lakeside home! We knew almost nothing about Lake Anna going into the buying process and having him by our side to bounce ideas and questions off of was invaluable in landing in a great part of the lake. He was readily available, understood construction/renovation costs, and really stuck with us for the ride! He ultimately secured us an off-market home during very challenging market conditions. His extensive knowledge of the Lake Anna market, his experience with negotiating, and his tenacity really helped us to secure a home that we not only love, but for well under asking price! Grayson has relationships with many contractors in the area and connected us with a very reliable contractor (Rich Hurst of HURST Contracting) who was able to start immediately after close, which was awesome. The big differentiator between Grayson and other Lake Anna agents is that he has a background in litigation/law and is able to use that to his client's advantage in crafting extremely strong offers and follow-up negotiations in competitive market conditions; he also is excellent at building client relationships as well as respectful relationships with those he is negotiating with; finessing the fine details to close for his clients!     I rented a house on a year lease. They would not go month to month. The house was not painted, had…read morepatches on the wall, marks on the wall and cracks. The carpet was stained and crunchy. Property manager, Ashley Madison, said the previous tenants did have the carpet cleaned. The unit was not that clean, but time was close on my other rental running out, so I figured I would clean it up myself. The day I went over the refrigerator wasn't cold. I told the property manager that the fridge didn't work and what I got back was "It worked for the previous tenants." This was the first red flag. I am not even moved in and things are broken. I pressed to have a repairman come out as I cannot live without a refrigerator. The repairman came out, said it was broke and would pass it along to the owner. It took a couple of weeks to get a new one as the owner was looking for the cheapest product he could find. I am ok with it as long as it works. I got a model that was minimalist to say the least. I was longing for a bath so I got into the big, jetted tub and filled it up. When I went to get into the bath, I noticed the water was yellow. This became a long-running problem. We started with the excuse as the pipes are clearing, the well needs to be refreshed and the other tenant didn't have issues. I know this wasn't true as the shower was hugely stained yellow as were the toilets. I kept complaining about the water and they kept trying to put me off. They did have a well guy come out and look at the well. I put pictures in so you can see there is a definite problem with the water. My clothes were stained from washing them in the washer, I had a rash and my hair was turning weird colors. I did not drink the water. I used bottled water. It took 8 months for this issue to be addressed. This is just unacceptable. I felt like I was living in a third world county. I see from other reviewers they also had similar issues. The property management company was not responsive. It took 3/4 of my lease to get a water filtration system. During this time, there was a shed on the property that Ashley said on move in I could use for a lawn mower (tenant had to upkeep the lawn) or other items. It was old, but serviceable. The tarp on the roof was so old it completely disintegrated during a storm. Unfortunately, there were holes on the roof and I needed a replacement tarp. This was another back and forth that took months. The management company tried to say they were not responsible for the shed as it was not part of the rental. This is just not the case. For one, if you have the responsibility to mow, they have to provide a place to put the mower. As a tenant, I am not responsible (nor have the right) to build on the property. In addition, the shed was mentioned in move in as a place to store things. Months later, they finally got their repair guys (Heckle and Jeckle) to put the tarp on. There are pictures so you can see why I call them that. It was not put on properly and they didn't even remove the old shredded tarp. Every time I notified them about an issue, there was push back as they didn't want to maintain the property. There were other issues, dead snakes under the house and other minor problems. When I moved out, they charged me for things that were not things I did in the house. The cost of their carpet cleaner was huge and more than I have ever heard of. On top of that, they never sent my deposit return. Then when they did send it, they spelled my name wrong so I had to get them to write a new check. It is interesting as they addressed the envelope correctly with the correct spelling, but the check was all wrong. It took forever and they made getting my deposit back a battle. I would not recommend this company for any type of rental or other services. I was treated poorly throughout my stay. I paid my rent on time and left the place better and more clean than when I moved into the unit.

When I didn't see that happen, I tried to call them, only to get a message that the # was not in service. I called a nearby business that I know, to find out that they had closed all of their locations. I have contacted the VA. office of the Attorney Generals Consumer Protection Division. If this has happened to you, I suggest you do the same.
