I suppose I side with everyone else here. No communication whatsoever. I got one of those "waive the $65 initial fee" or whatever it was and started the process, and then I didn't finish sending in documentation. Eventually they send me an notice saying they got my tax bill lowered (even though I don't see any appeals on my tax documentation) but I trust they actually did do something. My beef comes from the fact that I just got a threatening email and voicemail saying they were going to sue me because they sent "multiple invoices" and I haven't yet paid. Welp, I didn't actually get ANY invoices, otherwise I would have paid. First I heard of it was the threatening email from Ronald, which was signed off with "Otherwise, I will see you in court." I even dug through all of my old emails (they send a ton of spam) and found nothing. I can't say I'd recommend them, but then again, they did the trick. I think better follow up and actually sending the invoices would have been ideal. read more

I probably should have read the reviews. There was absolutely no communication. I got a email that the appeal failed and they may try again. I then heard nothing until I got a nasty email from them threatening to sue me for the payment I owed them. In looking back I did get some regular mail that looked like a scam trying to get money from me so I threw it away. Turned out it was their invoice. But they never let me know the appeal was successful and the reduction I got I had no idea they were responsible for (it came 2 years later). So all in all it feels very much like a scam but I paid it. There are much better attorneys out there. I suggest not using these guys. read more

These guys are terrible at communicating. Appeal deadline was approaching, I had to reach out to them to find out if they filed the appeal or not. Ok, they did. Not hearing from them after that, I emailed them beginning of March, asking about the appeal status. They didn't even bother responding. Later, from assessor's website, I learned that the appeal was declined. I suppose you get what you pay for. I initially approached them after receiving a mailer coupon from them waiving the initial appeal fee ($65). So nothing lost there, other than I have no way of knowing if they filed the appeal correctly. In any case, this lack of communication bugs me, I wouldn't deal with them again. read more

This firm has again successfully appealed my assessed property value.  This is the second reduction they have obtained for us over several years. I had previously worked with another firm for many years and nothing came of it. These folks are very diligent and knowledgeable. STAY AWAY FROM THESE PEOPLE!!!!!! My parents (both mid 80's) had a terrible experience. Until I became involved, Lake County Appeal unsuccessfully attempted to con my parents into paying a $1200.00 fee for petitioning a tax bill on a home that they had already sold. My parents informed Lake County Appeal that the home in question was sold 8 months ago and furthermore my parents thought LC Appeal was working on their current house not the previous house. (why would they pay to petition someone else's tax bill?) At that point LC Appeal told them to get the adjustment that LC Appeal supposedly created from the closing facility, Chicago Title. Completely false, the file was closed at Chicago Title. They do not re-open closed files for tax bills. When I pointed all of this out the "attorney" handling this situation informed me that "he'll see me in court." Nice. They should be ashamed of themselves for taking advantage of an elderly couple. I would be very hesitant about dealing with this people. Find a different firm to appeal your taxes. Avoid it at all costs. read more

They charged me $65 for an Assessment Review which would have been free with a coupon code I received in the mail the very next day! Very sneaky! They did not refund me the fee. Also, their agreement binds you not only for the review (which most people would think) but also that you agree for them to file an appeal on your behalf. If you choose to use other company or appeal yourself, based on their agreement you still get to pay them 37.5% if a reduction is granted on your assessment, regardless of LCA's role in this process. Do not believe the hype. LCA is a chop shop of tax appeal filings. They claim to have filed more appeals and won more appeals than other firms. Here's how they do it; they take everyone's $ then only actually proceed forward with cases that they have no chance in loosing. If its even a little on the cusp or if the savings isn't enough to warrant their time they say you don't qualify. They don't actually assess anything like Ron claims in his welcome letter. They robotically fill out a form, pull numbers from a county site and don't actually review the comps to make sure they are accurate. Ron acknowledged on the phone that data on their county website that they exclusively pull from (even thought they say they don't use an algorithm but a "plethora" of resources) can be inaccurate. But that's not "his problem". Ron acknowledged on the phone that 20% of his comparable homes they pulled for mine actually aren't "comparable". Yet, he refused to file my claim. My neighbor hired an attorney to appeal their taxes, getting his reduced by $8 a sq ft less than what Ron and LCA estimated my worth to be and all he could say is, "I have no idea how that attorney did that." And even after all that information/proof still wouldn't appeal my taxes. Easiest $60 anyone ever made. Biggest waste of time for me as now I am not only out the $60 but the $2000 that my taxes should have been reduced in 2017. I warn you, do not use this firm. read more
