Terry, the secretary who runs the front office in Hartwick, is incredibly rude and clearly has no greater pleasure in life than imposing ridiculous fees on students. They charge $75 cash to move in, $10 cash to use your spare key (it increases each lock out), and $600 for their "limited" parking (although the lot is never completely full.. ever). In addition to her miserable job, she has the most unsympathetic attitude and should be avoided at all costs. Because each unit has a different landlord, there is a wide range of conditions in each apartment. However, the average unit will have outdated appliances, matted carpets, and a general air of despair. Your neighbors will be loud frat boys who weren't cool enough to get a bed in their satellite houses. Expect an aroma of weed and trash. For anyone avoiding rising rent costs, I recommend living ANYWHERE but CP Towers. There are smaller apartment buildings on Yale and Dickinson for the same price point without the crooked management.

Same gross carpet remains, I had to request they shampoo it the first time. Our house is like a swamp when it rains. The thermostat is showing 70% humidity. The noise is unbearable and our baby can not only sleep but had developed a bad cough. We haven't been offered a different apartment or any other accommodations. It's miserable. The handle to the door to the garage always breaks, and there's not an easy way to get to the garage. The carpet was ripped to shreds when we moved in. We hear loud noises whenever ANY neighbor flushes the toilet. That's just a small part of it. The location is decent, but Route 1 traffic is VERY heavy. Get used to sirens, etc. Mostly the other residents are students, or young professionals and keep to themselves. However, some are plain trashy (see pic of note left on my car after accidentally parking in a reserved spot my first week here, they aren't well marked spots). People drive like wild banshees in the garage and then blast music at the gym that can be heard all the way into apartments down the hall. At all hours folks drop heavy weights. Annoying if you're on that floor. There are also VERY wild parties in the common area that residents rent. There is also an issue since there's no concierge and after 6 the leasing office is gone. Now, management has changed and fun living and feeling welcomed here is no longer a feeling for us. The amenities here are supposed to be a part of living and paying for a luxury apartment, but here that isn't the case anymore. We used the Community Room for a friendly and fun gathering for the holiday. We were given permission to use the room. After using the room we were first charged $1,000. After retaining an attorney, he advised us that there is nothing in our lease stating that they can charge us for using the room. After receiving the letter from our attorney Christy and Jasimon changed the $1,000 to $500. Which we haven't paid, because it's not valid or fair. I feel like we were targeted for them to get extra money from us for the activities that they have here. People use that room all the time, even the night before we did and they were not charged. A fact that I know! It seems like since management changed, everything has changed for the worst. Why live in a luxury apartment if you can't utilize the amenities that you're paying for? I have had two packages stolen that has still not showed up. Thankfully, the two companies resent my orders to me. This week has been the fourth or fifth time that we had to put in a work order for the microwave. It keeps cutting out, and tripping the breaker. The last time we smelled smoke. I have asked the last maintenance guy to put in an order for a new microwave. We'll see what happens or how long this will take. I pray that living here gets better and back to fun the way it used to be.

If she's not working everyone is goofing off or just laughing in the one girls office. I used to call and get a message to people but not any more. I submitted a service request three weeks ago about my faucet not working in the sink. Called about it. Said it'd be fixed by the end of the week. That was last Friday. Still broken. In short they do not have the same standards as before and it starts in that office. I don't know if it's poor management or what but they need to rethink who they hire and how they work. They are nice. I will say that. But really just goofing off in suits most days. My lease isn't over until December but I am not renewing. Not here.

However, I am extremely fed up with the management. The woman in the rental office is not friendly or accommodating. She isn't good about giving messages to the maintenance staff. There are flyers in the building with a fax number for repair requests. I faxed in a request only to find out that the office does not have a fax machine and they never received the request. We had a huge cricket problem. We had it treated 3 times with only a slight decrease each time. I researched the renter's code of VA and threatened to file a complaint with the state and only then did maintenance come and seal all the cracks in the walls and floors. We haven't seen a problem but it's also winter; who knows what spring will bring. We've had other things go wrong, like or sink clogged 3 times and our fridge stopped working. They do eventually fix things but I don't feel that it is always done in a timely manner or thoroughly. Also, most of the maintenance workers speak very little English so I cannot understand them and they cannot understand me. Another recurring problem is our kitchen fuse blows often from having only the fridge and microwave on at the same time (nothing else plugged into that circuit). We've had to spend our own money on new fuses because it takes too long for someone to come out and replace the fuse. Multiple windows either do not lock or won't stay open and need to be propped open. We've asked for this to be fixed and we were told it's not something that they will fix. It makes me uneasy living on the first floor with unlocked windows. If you're a new grad student like me and strapped for cash, this place is worth the price. It started with the leasing process back in spring of 2024. My fiancee and I were trying to get our paperwork in order and every time we called to ask for clarification, we got different answers about what was acceptable from different people. It took over SIX WEEKS to hear back from the assistant manager, who had been on vacation and apparently didn't leave a sticky note or any sort of instructions to the person next in charge. She said that she didn't know how the online forms worked because she "had never seen the website before" -- this will be a common theme with her as she didn't know how the payment page on the website worked either. Ten days before we were supposed to move in I got a call: the apartment that we signed for had been inspected and was - in their words - "Unlivable and uninhabitable." So instead they were going to move us to a different unit down the hall. We got a shoddy video recording of the place, and were assured that it was a nice apartment unit. What the people of RIR "forgot" to mention was that this unit is DIRECTLY UNDER THE GYM IN THE BUILDING. So now my fiancee and I get to hear people running on treadmills, dropping weights, jumping rope, punching/kicking the sparring equipment, and more - at all hours of the day. Let me clarify that we would NOT have agreed to this unit under normal circumstances, were COMPLETELY unaware that we would be under the gym, and if they had told us about it before rushing us into a new contract then we would not have signed. There are small display stands outside of each unit door that you can put decorations on, many people do. My fiancee and I put a small painting on ours, and it was ripped up and destroyed by another tenant within 48 hours. Wish that I could say whoever did it was caught, but there are no cameras in the hallways - so anything could happen out there and no one would know. The parking garage connected to the building is owned by a separate company that will charge you hundreds of dollars per month to do a shoddy job making you feel like your car is secure: we hear car alarms going off nearly every morning or night., and they don't seem to mind the homeless people just laying about the place. The CVS at the end of the block is a joke, the shelves are never more than 25% stocked, and people steal things from there constantly. This also goes for the Giant up the street - seems convenient on paper, but you'll learn how badly run that store is too. The main elevator to our building goes down seemingly every other week, and the most recent time that it did it was down for about three weeks. Communication is piss poor here. You can call the concierge desk about something and the person working there will constantly interrupt you and just try to get through the conversation as quickly as possible without a resolution. If they say they're going to follow up with something, it turns out that YOU have to be the one who follows up or you'll never hear from them again. Apparently Buzzuto hires temps for a few weeks at a time, because the faces of the desks change constantly and no one seems to know how anything works here. For example the pool closed the first weekend in September, and we were still getting emails about the pool closing "soon" mid-way through October. Your mail and packages will not be safe here. We've had multiple instances of ordering something, getting the confirmation email that the package was delivered, but no one at any of the desks have any idea where it is. One of my most recent packages was lost for over a week - and when it was found it had been shoved in the back of the mail room with our unit number crossed out and a different one scribbled on the side. There is more, but I'm at my character limit. Let me just say that the best part of RIR is how close it is to the metro station, so you can get away from here quickly. We cannot wait to move out.

The Bozzuto name used to be synonymous with luxury. Rhode Island Row is definitely not that. Please read ALL yelp and Google reviews on this property. You'll notice the positive reviews are all from several years earlier. The reviews on the Rhode Island Row website are all positive as well and refer to "staff friendliness" but not the multiple issues at the property. The staff at this location has at least 200% turnover due to these issues. During our 7 month stay at RIR, our concierge at 2350 changed 5 times. If the staff refuse to stay, it's very telling. Be well informed of the vagrants who are allowed to camp in the Rhode Island Row stairwells freely, the rampant drug use in the stairwells and hallways by residents AND outsiders. The building has a supposed " no smoking policy" that is not enforced. The fire alarms go off multiple times per month due once again to vagrants easily gaining access to a supposed "secure" building. Bozzuto does not care about the residents of this property and the management on site will do nothing but say "we are so sorry you had that experience." Nothing is proactively be done to fix these ongoing issues. If there is an issue, the management sends a memo reminding residents of the rules, but it is as ineffective as you think a memo would be.
