I've lived at one of their properties for over 20 years. They take great care of the building, and respond to service requests very quickly- usually the next few days. I've read many bad reviews about them, and think they are outdated. The current team ( as of March 2024) is great to work with. In years past, there have been few rude people or ones that are hard deal with, but everything is fine now. Which is why I say the bad reviews may be outdated. The owner of my property invests A LOT in keeping the building nice. They put on all new roofs a few years ago, put in a new boiler, and are installing new windows this spring. They do landscaping every year and planted new tress last year. My building is as solid as they come. Even though the property was build in 1960's or 70's, you would never know. It was quality when they built it, and has been maintained very well. The only negative is that my rent goes up every year :( Even with that, it's still a very nice place to live. If rent continues to go every year, I may explore other options however. read more

My rent has increased over $100 a month since 2018 and no improvements have been done. My appliances are the same ones that were in the apartment I lived in when I was a kid in 1987. During the winter they plow snow behind our cars and when the snow pile freezes we can't get out. During the summer they use the leaf blower in the parking lot and blow parking lot debris all over our cars. The lawn company says there isn't anything they can do about it and the leasing office says there isn't anything they can do about it. read more

I was reading a few of the reviews. . And was Really, Really surprised by them. . My wife and I have had a wonderful experience, and we still rent from them. . ( bout 1 1/2 years now. . Ours wasn't the normal process. He took a chance on us. . and actually worked with US on our deposit and costs. . They are Always helpful and Kind when we stop in with questions or to pay rent. Crappiest place to ever lease your home. I will never go through them again, it was my first time finding a place for me and my kids and they weren't helpful at all. Always on time with my rent, never late, but they are not understanding people. They do not care about you! They just want money. They also do not have reliable maintenance to fix up your place, I've tried to set appointments and never heard a thing from them. I hope that others will not go here. read more

We listed our duplex with Tom Witteveen and had a extremely bad experience. After managing our duplex for over 10 years with little to no maintenance fees (and having lived in it) we were astounded to see that every month Tom had a multitude of charges ranging from home expenses to attorney fees, etc. During each of these transactions we never received multiple quotes, but simply one quote from one vendor after Tom had "fixed" the property. I have absolutely no doubt in my mind that we were ripped off repeatedly and unfortunately were too far away to deal with the hassle of switching. Top that off with a serious lack of communication and negligent client service, we would never recommend this company. EVER read more

Scammers. We rented a property through them and when it came time to move out they took our entire security deposit and billed us on top of it. We had cleaned the place top to bottom before we left. What did they bill us for? Replacing batteries in the smoke detectors, replacing light bulbs (they all worked when we left), fixing the siding (they provided the lawn service which probably caused whatever damage they found, if there was any), cleaning a cob-web out of the garage, etc. Took them to court and their contract stipulates that they can charge you for ANYTHING they feel may help the do better on the market. I asked the judge, "what if they think it needs different colored shingles or something?" Doesn't matter, you're paying. "What about the fact it specifically says in the state's renters laws that they can't do that?" Judge said that since I had signed the contract I had to pay. read more

I had a similar experience with them recently. I had been emailing Tom about leasing an apartment who was nothing but nice through our emails but I went to look at the apartment with Maria who was unfriendly and cold. She made me feel like I was wasting her time. I was set to lease the apartment one day and without warning she told me I had lost it the next day when I came in. Although I had lost the apartment, I was more upset about the customer service I received with LPM. every interaction I had with Maria was very rude! She made me feel uncomfortable and like I was doing something wrong. I'm glad I did not lease through LPM so that I do not have to deal with these people. read more

Horrible experience specially with Tom Witteveen, found a great beautiful home exactly what we where looking for. Tom said perfect fill application & 1,500 down so we did just that 3 to 5 days later he replied saying he needs more pay stubs Bc he didn't think we made enough money to afford the house. Which we clearly do.. he asked for more money monthly due to the fact that he said we don't make enough.. which is funny bc when you first walk in there is a sign that says "tenant must have an average of 1,400 monthly income" we have 3,300.. so what's the problem ? He even went as far as to say he needed my bank statements to see if I was making any extra income. Huge Lack of communication from Tom no calls or email.. we show up to pick up our deposit since he did not tell us clearly yes or no. He was actually standing in front and quickly went into his office once he saw my husband and I. He didn't even bother to say hello or at least explained to us face to face the situation. Terrible realty company would not recommend to anyone. I've read other Reviews and they seem to be the problem. read more

Lady Maria works there is very rude poor customer service I set appointment to view a house n she leased it out next day did not recieve a call to not come to appointment n when I called her to ask she was rude gave me attitude and hung up!!!! Would not advise anyone to rent from this company this is the second time Maria has been rude to me!!! read more

I am a current renter from Lakeshore. I love the duplex I am renting- however, I do NOT like the company I am renting through! First time I tried to rent from them, I was told a day before I planned on moving that I did not get the duplex. I finally got a chance to rent another duplex and jumped at it (like I said, I love the place!). I had a pet fee set at $70 for 2 pets. However, not even 2 weeks after I moved in, my cat ran away and has not come back. I offered to have management come and view the duplex to make sure no damage had been done in order to reduce the pet fee in half, and they would not do it! Also, my garage key was left at the rental office. I did not even know there was a key for the garage until I got to the duplex. I called the office to ask about it, and Maria said she would look into it. She found the key at the bottom of the file and told me I could come pick it up. I asked her to mail it, since she left it there, not me, and she refused, telling me again I could come pick it up (25 minute drive!). I wrote a letter to management, and they did end up sending the key, but all in all, if I didn't love the place I would definitely not rent from them!! read more

I am currently renting from them and I wish I had researched about this property management before hand. I like the place that we live in however the property management is terrible. Shawna, supposedly a manager is rude, unprofessional and has no customer service. I think they are use to people calling and complaining and they just don't care. I called 3 times this week because our drive way is not getting plowed. I had to shovel at 7am in order to go to work, I called at 1pm to make sure it was getting, and all they keep saying is they're on their way. It's after 5pm and there is still nobody here and I can't get back into my garage. I live in a condo and it's huge long drive because I live at the end, it's a long way for me to shovel. Once again I called and spoke to Shawna who said they're coming and of course she no idea when. I said so do I get discount from my rent because I'm paying for this and it's not getting done and of course the answer was no, so I said well, you guys expect me to pay rent and there are consequences if I don't but of course there is no consequences if you don't do what you're suppose to. She had nothing to say, of course. When I asked what am I suppose to do, leave my car on the street until someone comes, and she said well, if I were you I'd start shoveling, Very unprofessional. read more

horrible experience. i'm not one to normally complain like this but if you are looking for a home/apartment, find someone else. I had to reach out to them multiple times even after leaving messages I would still not hear from them. maria was the one I spoke to and I've read other things about her and I had the same reaction, but I was told that's just her attitude so I didn't take it too personal but I work in customer service and even if i'm having a bad day I still show respect and go above and beyond for my clients. but my main problem is no one seemed to care to answer my phone calls, return my messages, or be helpful when I did get an answer. read more
