We were getting multiple estimates to replace a back concrete patio and get some ideas for a new bigger patio. We found Lakeview Patios thru the Home Concepts magazine. We talked to the owner Corky first. A couple days later John from Lakeview came out and gave us some ideas, and an estimate. We got a VERY reasonable estimate to replace our concrete patio with a larger patio with pavers, AND troubleshoot and replace (2) old irrigation valves. Corky and his crew did a tremendous job on the patio cover that they installed for me. They were on time and worked all day to put on the cover. Let me just start by saying I got about 7 estimates from all kinds of landscaping businesses and John was the the winner! We hit it off right away. I explained about 2 pieces of concrete from my previous house that has my older kids hand, feet and name and the smaller one is my Mom's. She is no longer with us so to have this little memorial meant so much! They did the paperwork for our HOA and drew out the plans and delivered as well. So they came a few days ago and did our intimate backyard. We didn't plant any trees since its too hot but they will be back at the end of September to get the trees in. It looks amazing! Don't let Corky scam you. Normally if I get scammed I keep quiet about it, likely due to embarrassment, but Lakeview insisted I do a review on Yelp. Corky charged me an extra 5% ($650) for materials. The contract clearly states all materials are included in the quote and no extras or changes were made warranting the extra cost. The extra material was for rock and the concern before the job started was what to do with the extra rock. He provides little supervision of his workers, they immediately on day one started a trench for electrical with no regard to the existing rock just burying it in dirt. The did the same thing on the side of my patio, just covering rock which should have been piled up and reused. I'm no contractor I assumed they were doing it to save time which made sense to me. After 7 seven straight days of work and finally wrapping up he has the gall to ask me to pay $650 for rock to finish the job! I was hot, tired and fed up with numerous f*ck ups that I won't detail her for brevity, I said yes. I regret it, but others need to be aware. I just didn't want to argue and I just wanted them gone. I accepted his bid on 6-12-25 and they started 7 days later, he griped about price of nails for turf, sand, grout, you name it, but when you make a quote you abide by it even if prices go up in the week in between. UPDATE: After having issues with the artificial grass - they scheduled several times for them to come & look at the issue as long nails were popping out of the grass & our toddler was finding them - they didn't show. Not only did it not get fixed but the sprinkler system in the backyard continues to spill over to the neighbors. Some of the foliage has died, one of the trees as it never rooted (thru went too fast) but we were charged for irrigation & drainage that doesn't function. They piggybacked off our front sprinkler bulb where it decreased our water pressure so much the front foliage died. The lights we overpaid for NEVER turned off & ran 24/7 - they never fixed it. They said they would turn off by twilight & turn on bu sunrise. Not to mention the foliage makes no sense - we have a large shrub, short & wide in between our scant trees that provide zero privacy & never will. As we requested. So all in all - we're spending more money to have everything redone the right way. No point in calling a business that doesn't respond after you pay them. So much for their nonexistent guarantee. I will never use Lakeview again. The patio cover they installed for me eventually buckled down under strong winds. I learned that they did not do it properly ... had a 20 feet span using light weight materials and without any supporting beam in between. Worse, when I asked them to fix it even if I had to pay for the replacement installation because the warranty won't cover anything - they said that they were too busy to do it and could not even give an estimate of when. Corky (owner) inspected the roof and said it had to be taken down quickly as it may pose a safety hazard but he wouldn't send anyone to do it. I called another company to have it taken down - upon seeing the risk the roof posed, they quickly sent people to take it down. They replaced it completely within a week with heavy duty materials and an additional support beam. Don't be "sweet talked" ... you'll have to live with the "sour results". The other company I used is like "day and night" - very professional and honest. read more
