I was ready to buy my first home and yelp has never failed my hungry belly so I figured finding a real estate broker would be no different. I came across Landmark Estates and thank goodness I did. I was making one of the biggest purchases of my life, and needed to make sure that I had the best of the best on my side to help me through the process. We've been through the home buying process before. Back in 2003 and 2004. We've also been through a few real estate agents too. Back then it was all word of mouth. Now in 2013, we've got Yelp! Yay for Yelp! I contacted a few realtors on Yelp and hands-down Abe is the BEST! At first I thought Abe was only a loan officer. I was originally calling around for re-fi quotes and Abe was very courteous and answered all my questions. I've talked to Wells, BoA, and the other usual BIG banks. They are not as willing to answer all my questions, trust me. It's all, maybe maybe maybe. But with Abe, he spells it out, clear as day. A mortgage is probably going to be the biggest financial decision you'll make in your life. And if you're like most people, it'll be one of the most confusing too. Points, interest rates, 15 vs 30 yr, amortization, etc. The terms are enough to make your head spin. And with the interest rates so low, I had to read up and familiarize myself with the process of refinancing my home. I reached out to several officers at places like B of A and Lending Tree but after talking to their loan officers, I couldn't discern if those guys were just trying to make another sale or giving me options that were in my best interests. Remember the the shady lending that contributed to the whole subprime mortgage crisis? I'm sure that those officers are still in the business. I didn't know whose information to trust. Fortunately, a friend of mine referred me to Abe at Landmark Estates. Abe was a pleasure to work with. In our first meeting, he was up front and candid about everything and laid out the pros and cons of the myriad of options we had out there. I think the first meeting lasted around 2 hours because we had so many questions. Abe was very knowledgeable about the process and was patient about explaining it clearly. It didn't take much longer after our first meeting to decide that Abe and Landmark Estates were the way to go with the re-fi. Throughout the entire process, Abe was very responsive and available for any questions or concerns we had. In fact, he let us know in advance when he was going on vacation because he didn't want to seem like he was unresponsive. And whenever we had in-person meetings, Abe would drive over to meet us. Usually if you go with another lender, you have to go to them. And it's during normal work hours. **gets up on soapbox** My wife and I bought our first home at the height of the housing bubble in '07, putting 20% down on a 30 year fixed at 6.375%. Even though it was depressing to see our home value depreciate every year, at least we had a place to call our home. About a year ago we decided that we would try and take advantage of a bright spot in all this: refinancing to a lower mortgage rate, which at the time was less than 5%. Unfortunately the key word is "try" because we soon found out was that no lender would agree to refi us because our loan to value ratio (LTV) was too high (we owed more on our mortgage than what our home was worth). Most of the lenders we contacted said they would only refi us if we paid down our mortgage so that we were within 105% of our LTV, in our case approximately $15k. No way we were going to drop that much into a sinking ship just to refi! And not only that, we found out that all the new student loans my wife took out since '07 were adversely affect our monthly debt to income ratio, another big negative factor when banks were deciding to loan to us. So ultimately we would up getting rejected by every lender that we contacted, even our original lender. Now fast forward a year, mortgage rates have dropped to a new historic low, less than 4%, and Obama had just announced changes to the HARP program that would qualify more home owners. I knew we had to try and refi again, even though my wife said it would be a lost cause. So after calling around and getting the same negative feedback I got the last time, I took the advice from one of my colleagues at work and decided to find a mortgage broker to help us refi. I was reluctant because I didn't want to pay extra for a broker but after getting rejected by so many direct lenders I was ready to try anything. So I went onto yelp and did a search for "mortgage broker" in "Orange County". I researched a few other results at first, but after reading all the positive experiences on the Landmark Estates page I just knew I had to call this "Abe" fellow. Because seriously, how could you not trust a man named "Abe" right? **gets off soapbox** From the moment I called, my first impression of Abe was that he sounded friendly, yet professional, and seemed to know what he was talking about. He was honest and told me that he would have to get back to me after discussing my situation over with one of his colleagues, a loan officer that he's worked together with in the past (he explained he deals with the real estate side of things rather than the loans side). After he hung up I thought ok, I guess I won't ever hear back from him again. I was a little shocked when Abe called me back only a few hours later and told me that he had talked to his friend already and they thought we could get qualified under a special government program. I was skeptical though because in the past we were told we qualified but after submitting paperwork we ended up getting rejected. So began a month and a half long journey with Abe leading the way. It was one of the smoothest yet most frustrating processes I ever had the displeasure to endure. Frustrating because I had to keep filling out, signing, and faxing seemingly endless number of forms and disclosures required by the bank and coming up with new documentation that they needed. Smoothest because Abe was always there to answer every one of my questions and concerns, via email or by phone. What stood out was that whenever there was a choice to be made, Abe always listened intently and genuinely seemed to care about making me feel comfortable about the decision. Then after month the thing that I thought would be impossible happened: the bank accepted our application and we were able to successfully refi our mortgage! We're now saving almost $400 each month on our new mortgage! It really felt like a huge victory and it was all due in part to Abe's help; not just because of his connections in the real estate world, but also because of the knowledge and expertise that he provided. We bought our first home in 1983 and the home we're in now in 1992. Needless to say, when we wanted to help our son get into his first home, we were out of touch with the current fast paced and crazy housing market. My Fiancé and I just purchased our first home together. I had no idea what a crazy experience it was going to be when we started out the process. I am so grateful that I found Landmark Estates to guide us along and I can confidently say we wouldn't be in our home today if we hadn't found them. We worked with Stephen and I can't say enough good things about him. We looked at SO MANY HOMES! The market in So Cal is heating up and I think we got our home in the nick of time. When we were making offers there were multiple bids on the homes each time. Stephen was there every step of the way, easily accessible by phone or email. Each time we didn't get an accepted offer he was ready to start all over reassuring us we would find the right home for us. He was right! After many broken hearts, we found our perfect house, and got an accepted offer. Unfortunately, that was not our happily ever after. We had a major issue with our loan, not by any fault of ours, but because the underwriter would not accept the appraisal because she didn't feel the comparable houses were good enough.
