I rented a home in the Olympia area of Columbia with a lease starting in late July of 2021. We needed to move in prior to the full inspection/cleaning of the home and were stuck with subpar amenities and some outstanding issues with the home that we were assured would be fixed. As you can probably tell from the other reviews of the company, no one ever came. There were extensive issues relating to walls with pretty decent water damage and doors with damage to them and a bathroom floor dipping in. I called nearly weekly, reported these issues, and left countless voicemails regarding the issues we were assured would be fixed. We continued to live with the issues calling weekly, getting the run around from their office (which was in the middle of a change of ownership I believe) but the rent was cheap, and the location was awesome so we kind of just lived with it. That was until the great storm came. In February of this year (2022) there were some pretty significant windstorms in the Columbia area. This severe weather caused a good bit of our roof to bend in and there was significant damage to the outer gutter area. As with the previous issues, there was no one calling me back or helping me with this issue just saying they'd send someone out. In the change of ownership, they had introduced an online outlet to apply for or report maintenance issues as many other property managers already have. I had greater success in using this portal as we FINALLY got someone to come out to our house and inspect our issues. The maintenance man they sent out was so surprised at the state of the home and the damage to the roof, bathroom floor, and walls (which had gotten much worse). He then in confidence told me that there is no way I should be paying rent to stay here as it was "unlivable". He actually ended up fixing both the roof and the bathroom in the coming week and we were very grateful. We moved out of the home at the end of June of 2022. We gave notice that we did not plan to renew our lease, we turned in our keys, and we vacated the home at the end of the month. We then received a message from their office 7 days later asking where they could send the lease so that we could renew it. They literally had no idea that we had vacated the house or turned in our keys. This all happened after I paid to keep the utilities on for an extra week due to their rules (100$ if you don't). They also asked that we have the carpets professionally cleaned though they were not cleaned by either landmark resources or the prior tenants before our move-in. All this being said if you're thinking about renting from them, I would advise against it. There are much better options in the Columbia area that could provide you with a better experience. THIS IS THE MOST IMPORTANT PART OF THE REVIEW. If you are a property owner and are looking for a property manager to manage your homes/condos/etc. DO NOT use Landmark Resources LLC. Well...where do I start? Simply put dealing with this organization is like working with a den of thieves. I am a out of state property owner so there is a certain amount of trust that you have to have in a property management company; that they will be ethical and will have your best interests in mind since you are not there to verify what is going on with your property. Things started well enough, the first 2 years or or so of them managing my property was uneventful. But recently it all ended with them making up false repair work and stealing money out of my monthly rental payment every few months. Our agreement was that any repairs that that cost over the $150 repair deposit must have my approval. After the first few years they stopped calling and the only time I learned of an unauthorized "repair" was when I got my monthly statement and anywhere from $150 to $200 was missing from my rental payment. Not only that but the invoice was made out to the tenant for some random minor repair work. At best they were colluding with the tenant to do the repair work and charging me outrageous prices to get his rent cut down. At worst they were charging me high repair costs and not even doing the work, basically stealing my money. There were no pictures, no evidence of any the supposed bathroom tile work that they supposedly had done numerous times. I have a home warranty company to handle issues such as plumbing problems, appliance repairs and so on. I provided this information to Landmark Resources by certified mail, e-mail and by phone to several different people at Landmark. Of course, when a mysterious "emergency" plumbing problem happened this past January,they refused to use my warranty to company and called their plumbing friends to fix the problem. This time I was out of $450 because the plumbing issue, with no flooding involved, couldn't wait until 8am in the morning to call my warranty company. I could go on but you should get the message by now. BTW I ended my business relationship with them in March 2015 and I STILL have not received my $150 repair deposit back.They took the full cost of any repair work out of my monthly rental payment. I don't know what it is like to be a renter from them, not great from what I hear, but if you are foolish enough to hire them to manage your property make sure you live close enough to check EVERYTHING that they do especially when it comes to repair work. Demand before and after pictures be taken of every seemingly minor repair, bathroom tile repair seems to be their favorite scam. That's where they pad their profits. I am a tenant of this property management company. I have been calling for 2 weeks about a broken dishwasher. I have been given the run around and my dishwasher still isn't fixed. The property manager stated that she was sending someone right over yesterday and he still hqsn't shown up. Same service person has supposedly been showing up since Monday and has yet to be seen. Conveniently today the Property manager was unavailable to take my call. When I called back, I was told that she left for the day. I have so much to say about the property I rented from Landmark Resources. My main issue was the ROACH INFESTATION. On the first day of my lease, before I moved any of my own furniture in, I noticed around a dozen roaches per room crawling around the floors and walls. The lease says that Landmark will provide a "one time extermination" and that pest control thereafter is the responsibility of the tenant. Had I known what their idea of "extermination" would be, I would have never agreed to this clause. I called Landmark to ask if this "extermination" had truly been performed and they said yes. I told them there was still an alarming number of bugs in the house and they said they would send out someone to perform extermination again. What I got two days later was a man who put the cheapest possible Raid bug bombs in four out of the six rooms in the house. I seriously looked up the retail value of the bombs and they were $7 at walmart. This is NOT an "extermination" and considering the house was partially infested before I even lived there, I realized pest control was going to be an expensive, ongoing problem. The result? Complete cockroach infestation no less than two months into the lease. I am at the end of my lease and I LITERALLY sealed off my kitchen because it has gotten so bad I refuse to cook meals or store food in there. I sprayed, and bombed, vacuumed and spread powder, nothing works. But because "pest control is the tenant's responsibility" they have nothing to say about it. FURTHERMORE, I thought my rent was too good to be true for a two-bedroom single family home--that's because the house is in the WORST neighborhood in the entire Columbia area! I'm talking, neighbors in the streets at all hours, fights, domestic violence calls requiring police every other week, you name it. A drunk man threatened to stab my dog in my own front yard once while I was sitting on the porch. I am a 22 y/o female, you'd think the women at Landmark would have thought to warn me about the area I was moving into beforehand. But they are more concerned with taking your money than assuring your safety. Lastly, don't even bother asking to get anything fixed. I had a leak in the bathroom ceiling whenever it rained that left tons of water all over the floor. Put a work order in and heard nothing. TEN WEEKS later a guy in an unmarked truck randomly shows up at the house--no notice, or anything--saying he was "there to fix the leak." I was literally confused and had no idea what he was talking about until he referenced the work order I put in, in December. It was March at the time. Oh and, after he "fixed" the leaky ceiling, it still leaked. Absolute worst rental experience in Columbia. I move out in a few days and couldn't be happier. At this point I don't even care if they keep my security deposit, I just want to get the heck out of this slummy, roach-infested trash can. read more

We rented from this company for two years. For the most part, they at least tried to fix things, but not always. And when it wasn't easy, they just stopped trying. For example, we never had more than a trickle of cold water coming out of the kitchen faucet during the entire two years (and had to go fill up the coffee carafe in the bathroom). They never fixed a broken door even though we included it on the move-in-inventory and called several times about it. They didn't fix the nail holes, dirty carpet, etc., that we noted in our inventory, as well. What you can count on is for them to create excuses for keeping your money. We knew that going in (most the reviewers mentioned it), and we just got proof of it today. They deduced $140 for cleaning. We thoroughly cleaned it even though it was horrible when we moved in (greasy range hood filter, moldy, disgusting tile in the bathroom, dog slobber caked onto the blinds in the bedroom, and carpets that hadn't even been vacuumed (even though you are required to shampoo them when you move out). I spent several days cleaning the apartment enough to be moved into and noted what I saw at first on the move-in inventory (some things I didn't notice until later, like the dog-slobbered blinds). We were the ones to fill every nail hole from our use and the prior tenant's use, yet they deducted from our inventory for nail holes. Not true. We filled them all. They also deducted for reinstalling a shelf in a closet. We never took one down. The place was cheap, so we got into this arrangement with our eyes wide open. But we still want to forewarn others that if you rent from Landmark, you can expect to lose a substantial part of your deposit even if you, as was true for us, leave the apartment much better than you found it. read more

This was my first time and last time ever using this company. Not only was the staff rude and had the audacity to laugh at me over the phone, but the accounting also was very sarcastic and degrading when we went in to see what our fees were when my prior roommate left without paying her rent. When we finally moved out, we were very glad to leave. We did not clean the carpets with a professional company, but we did our basic cleaning and we tended to the up keep as we left. We no longer were in the rental by the end of October. This is the 35th of December and I have received a bill for $377 in charges. We were charged for a flea treatment - $173 - when we have never had fleas on my cat. We were charged for a cleaning service -typical- but were also charge for the replacement of light bulbs, blinds, ac fliter, outlet covers (all of which were in good repair) and the re-installation of a screen. They also claim to have needed to replace a toilet seat and to have caulked the tub, which is the general coverage of the property management. In the 3 weeks before I completely moved out, all bulbs were replaced and the ac filter was replaced. The painted walls are the wear and tear of living and I have never been charged for before. No toilet seat was broken, and the tub was as sealed as it was when I sent them pictures when I moved in. As stated before, I have never had issues with fleas on my cat and no outlet covers were broken. I have also been charged a late fee when this is the first that I am hearing of any charges that are extra. I am furious and will be contacting them directly as soon as they open. All in all, this was the worst experience I have had and I will never direct anyone to them. read more

They 'fixed' the elevator a few weeks ago, which ended up putting the elevator out of service for almost a week and then when I could finally use it again, it ran so slowly I thought it wasn't moving. They also don't allow pets in the entire complex, even though each apartment is individually owned. They say they have a military clauses but they don't abide by it. They move people in during the rest of that month that you paid for after PCS and collect double. Crooks. We also had to pay pro rated rent upon arrival of new duty station! !! Talk about stressful! States in military clause you cannot collect rent after thirty days notice but they did! $1300 cash in their pockets! Move out they kept most of the deposit. No concern for the tenant or their discomfort. If heat or AC are out over the weekend, your're out of luck as they specifically instructed their answering service to not forward those issues. This is a very unprofessional company. They do not take care of tenant's needs during their stay. I rented from this company for 3 miserable years. This is the worst so called "property management" company I have ever dealt with, including the owner, Laura Nichols. There is very little communication, unless they need to collect a late fee or past due bill that they neglected to send to the tenant in the first place. If you must rent from them, do everything in your power to have as little contact as possible with the people that work there. You'll thank yourself in the end. Trust me. After move out and final inspection, which will be the happiest day of your life, you will receive a bill for "cleaning" to the tune of about $200-$300. This is after you have spent 3 days cleaning nonstop. I went so far as to have an employee from Landmark do a pre inspection so that we knew exactly what to clean and how. We were still charged for $250 for "cleaning." This was after the agent who inspected our house twice before key turn in said everything looked great. I would not rent from this company again. I am a busy professional. During the process of lease signing, I asked directly about how maintenance handles requests for repairs. I said, "I do not have time to be able to come to the apartment every time a repair needs to be made. Is maintenance able to get into the apartment without my being there?" I was told that this was normal operating procedure and that I would simply get a call to get my permission to get into the apartment. Every time there is a maintenance request, I am asked to schedule time to be there. The windows were painted shut while I lived in the building, and Landmark gave me the painter's number and told me that I would have to schedule a time to handle that myself. When I asked about maintenance, the employee laughed at me. I asked about this again, and she laughed and said, "That's not what maintenance does!" This is the case every time something needs to be fixed which, in an old building, is fairly frequently. I just received a call from an HVAC maintenance company requesting to schedule a maintenance call. When I called back, it was an automated system which never allowed me to get to a person or even a way to schedule. I called Landmark, and they said that this was something the owners wanted done and that I would have to call the HVAC company back to schedule this on my own time. Again, this is apparently "not what maintenance does." I'm not sure what exactly maintenance does. I love my beautiful apartment, but I would move out today. We rented an older studio apartment for six months, which was not cleaned (dirt in the cabinets, qtips in the bathroom, etc) The air conditioning was broken for weeks with no accommodations, even when the unit was 95 degrees and uninhabitable, and then they had the audacity to charge us for it, claiming that we pulled wires out of the unit (INSANE). They tried keeping the majority of the deposit for a variety of ridiculous reasons, not to mention it took TWO months to get the partial deposit back, and that was after us calling multiple times. DO NOT use this company, and if you find you must, photograph and video EVERYTHING before signing the lease and EMAIL any correspondence so you can have it documented. The absolute WORST customer service. On my son's first day the apartment smelled of cigarette smoke, there were cigarette butts in the apartment, the AC was not working (this was in August) and the sliding glass door was broken. When we advised property management they implied we were making things up and even went so far as to suggest that the pictures we took of the cigarette butts were taken elsewhere. The employees at Landmark Resources in Columbia, SC are absolute morons. They cannot read emails correctly (i.e. when asked a very straight-forward, simple question, their answer is completely off and has nothing to do with the question). I had to ask the same exact question at least 3 different times until I received an applicable response. They also do not even read their emails. Trayce, who we have been working with since the beginning, rarely responds and is very disorganized. Before we signed our lease, she took at least a week to get back to me on very time-pressing information. When we signed our lease, she was all over the place and kept forgetting to have us sign specific documents. After we moved in and scoped out the house, we sent her our move-in report that included damages to the house and we noted that the house does not have a fire extinguisher (kind of an important thing to have in a rental home...). She did not follow up and three months later we still do not have a fire extinguisher. Hopefully we don't have any fires or else they are screwed.... In sum, these people are extremely incompetent and need to get their act together. If Yelp would allow me to rate them 0/5, I would have (they do not deserve even the one star). read more

We were renting a home in Columbia,SC, from a Landlord, that I thought was on our side. We were very good tenants, too good for our own good!! We had to move out before our lease was over, because my husband manage to obtain, another job, in a different state, he had a previous management company. They were a nightmare for him, we knew nothing about that even before we moved in. After that mess was over, I told the Landlord to come look at his property and see fro his self, what the people, I am not sure how many lived there, before us. We had a good relationship, so i thought. Paid our rent on time and when we moved before the lease was over, we paid for that. Had the carpets cleaned, removed all things and threw away, what we didn't need. Now they were things left there by previous tenants. I even helped to get a couple to move in after, we had left. They took all of our deposit and even had the nerve to ask for a little more money. My husband talked to the Landlord, he said he would talk to Landmark, I am not holding my breath. In conclusion, we got ripped off, even though we were excellent tenants. So, beware, it taught me a valuable lesson, not to let your guard down, They pretended to know what they were doing, but as I have learned, they don't know what they are doing. This is by far the worst rental company I have ever rented from!! They dont ever want to fix anything or replace it when it is completely broke. My downstairs toilet kept backing up so I called and told them simple plunging was not working. They said they would put me on the maintenance schedule, well 2 weeks then 3 weeks went by didn't hear a word but it didn't matter I took it upon myself to fix the issue. They never sent anyone but guess what they did do? They sent me a bill for $60.80 because they said maintenance man came and flushed my toilet and it was working. The landlords aka slumlords are Landmark Resources on 1516 Richland Street Columbia, SC (803) 799-0859. Here are the awful things that happened to me....I had a roach infestation even though I am a very clean person. They were everywhere. Worse than that though, I had a spider infestation! Huge brown spiders everywhere. One was on my neck while sitting on the couch. I found 2 crawling on me IN MY BED on 2 different nights. My daughter screamed from the living room that one was crawling on her on the couch. I killed them in the kitchen, bathroom, living room, closets etc. I called numerous times to report this infestation and what did they tell me? That they were NOT responsible! They said I would have to hire my own pest control service to take care of it. They said it was not included in my lease for them to take care of infestations! But it does say that I am entitled to a peaceful living environment in my lease. When I said that (after calling to complain for the 4th time), the lady in the office said, "Well take us to court then." Looking back, I wish I had. I know I would have won. So at that point I had 2 infestations going on at the same time and it was overwhelming me. But just when I thought it couldn't get worse, I got ants everywhere in the kitchen crawling right out of an electrical outlet in the wall! They were living in the walls! But would they help me now? Of course not! Once again I was told to hire someone. Pay out of my own pocket! What do I pay them rent for? I finally had no choice but to hire Orkin and they came out and sprayed several times and bombed the place. These were just a few problems I had. I had leaks in my ceiling everytime it rained that dripped directly on my tv. I had to call 5 times before anyone would come. And did they fix it? No....they said they did though. Instead they painted over the yellow water stains on the ceiling making it look like they fixed it. After a few months, the water came right through the paint again! Pathetic! I also had HORRIBLE neighbors! They let all sorts of scum move into their properties. My neighbor directly below me was loud and fought with his girlfriend constantly threatening to kill her and cussing at the top of his lungs. He yelled at me through the floor of the apartment and threatened me because me and my daughter were walking too loud! He screamed saying,"You better not be banging on my f*@king ceiling. Don't make me come up there!" I was terrified. My daughter hid in her room. When I called the landlords about it, they said there was nothing they could do....AS USUAL! A few months later my other neighbor's little 10 year old daughter keyed up my entire car all the way around absolutely ruining it. I saw her do it from my window then she ran off! I had to call the police and that was another nightmare to deal with. The mother was cussing and told the little girl that she was gonna beat her ass. Trashy people everywhere. But when you go look at the place it looks peaceful and nice and you would never think that such grimy people live there or that such grimy people own it! When I finally did move out I wanted my deposit back which was $600. So of course I was gonna do whatever it took to get my money. I spent 2 whole days cleaning and scrubbing with family members to make that place spotless and one lady in the office even said that she had never seen one look so clean at move out. But after I moved I got a detailed letter charging me for ridiculous things like cleaning a spider web outside the back door and dusting the blinds off! They tried to keep all my money!! If there was a way to give this "company" any lower of a grade, I would. Let me just say, my experience with them has been far less than what is minimally required. When you move out, be prepared for them to ROB YOU BLIND and steal at least half of your security deposit. I lived with them for 2 years, and should have known within the first 6 months that I woulds be having problems with them. Within the first week of moving in, a storm came through and broke the skylight in the bathroom. No problem these things happen. They had it patched within 2-4 days, and I was assured that they would come replace the skylight asap. Fast forward 6 months and numerous calls later, they finally finished the job. Everything seemed fine, till I needed to get my ice maker fixed, they told me it would be fixed that week. 5 weeks and 3 calls later and the guy finally comes out to fix it. I called them because all of my windows (two story condo) were painted shut and I didn't want to die in a fire. They never came by to fix the condo to fire code (super illegal). Then my fridge starts leaking and I call, they came out and "fixed" it. They had to come back 4 more times to "fix" my fridge and by the time I moved out, it still hadn't been fixed. The only way I knew someone came by to fix my fridge 2 of those times, was because they had left all of my lights on. No call, no note, no card. Finally the guy calls and tells me hes coming over to "fix" my fridge, I get home and again all of my lights are on. I walk out back to my patio and notice that he had also thrown out my pallets that I use for side projects. Now we get to the meat of my disdain for Landmark Resources. I grew up in a Navy family, living on base meant you had to leave the place spotless minus normal wear and tear. My mother, my aunt and myself spent an entire day cleaning every surface. The counters, the stove, the window sills, the floorboards, the blinds. Everything. I move out thinking everything is kosher. A month later I call them asking where my security deposit is. They said its been held up, but not to worry I should get almost all my money back, just doing normal wear and tear touch ups. No worries, I thought. Another month goes by and I call them again, They tell me that they are keeping HALF of my security deposit. I ask why that is, and they said I left the place dirty. They said the window sills were dirty, the floorboards were dirty, the blinds were dirty. They said I had some scuffs on the floorboards, a couple scuffs on a wall, hand print on a wall. I said "how am I being charged with this, that is normal wear and tear." She assured me it was not. In fact, when asked what "normal wear and tear" meant, she told me "matted carpets". Scuffs on a wall are not part of normal "wear and tear" of living in a condo? HAND PRINTS are not normal wear and tear? It was as clean as I got the place and she told me it took them 3 hours to clean. I don't know what they possibly could have been doing for 3 hours, but it sure wasn't cleaning. Do not rent from these SCAM ARTISTS. They know a lot of people who rent from them are college students who will be moving out of the city/state soon and do not have the resources to obtain a lawyer to get back the couple hundred dollars they STOLE from their tenants. read more

Landmark Resources, LLC is very poorly ran and this includes its owner. The leasing agents are very unprofessional. They may appear to be friendly and helpful when you are a perspective client, but once you fill out an application and give your deposit, this changes. They even have agents misrepresenting the agency and giving false information to get you to put a deposit down on a property. BEWARE if you are told your security deposit is refundable if you decided not to take the rental property after being approved- THIS IS NOT TRUE. They will keep your deposit. Landmark's business practices are very poor and their main concern is money and closing the deal. The owner is the ring leader in this charade; one would think that this company would attempt to accommodate those with complaints or meet them in the middle. Landmark and its employees do not care about consumers, just getting the consumer's money. Landmark Resources LLC clearly doesn't pride themselves on customer service.They do the least that they can get away with and get the most that they can out of you, all while staying within their legal right.
