I have had nothing but problems with the property "management" company. They have shown preferential treatment to units that Board members live in and deny simple work order requests to fix hazardous situations around our property. They have denied even to present a petition to the board that was signed by 46 residents. When I purchased the condo I was not even furnished with the bylaws until after the contract was signed. My best advise would be to stay away. There are plenty of other better options out there that are cheaper, more transparent, and fair. read more

Probably the worst management company there is. The board members are extremely rude and unhelpful. I remodeled my condo, but the board members decided that I had no right to remodel even though I had all the permits from the city and from the association. The board president thinks that he can change the rules so it is convenient for other board members. Overall it cost me a lot of money and time dealing with this association. I have lived in my current property for 17 years, and have found Lang very easy to deal with. Whenever I have submitted a work request it is dealt with in a timely manner. Even when I was getting a new furnace and had some problems with our universal fire alarm system during installation, the Lang Management staff person was extremely helpful in getting the problem resolved. read more

Lang Property Management and their association Villas of the Fields are pathetic. I will be happy to move out and not pay the ridiculous association prices, get fined for something dumb-oh and your neighbors are the ones who walk around with clip boards inspecting your property and fining you if you have a something on your porch that doesn't meet the association's aesthetic requirements. One feels like you are under the rule of some empire. The worst part about Villas of the Fields and Lang is that you are treated like little children. They send you silly little newsletters about what you can do and what you can't do. The letters from the Association are impolite and even harsh in their tone. The $230.73 isn't worth it but the senior folk in the neighborhood want it to go up so their lawns and landscaping look pristine. I know this is counter intuitive for somebody who wants to get the heck out of Villas of the Fields, but I'll say it to help humanity: DO NOT BUY A HOME IN THE VILLAS OF THE FIELDS ASSOCIATION. I love my house because it's cozy and because the location is excellent. The snow removal service is good as well. Other than that, the property management and the association are unfair penny pinching fools. read more

I have had a problem with one of there employees and I talk To the co. about that and there employee told me bad things and was swearing at me by using bad language The Co. did not do any thing about it . This is the worst management company that I ever seen in my life. They are rude, not helpfull at all, and they charge us a ridiculous high amount of money a month, almost as high as the rent, and really, they don't ever deliver what they charge for. Today, when I got in touch with them to complain about something, one of the "top" ladies told me that I am the only person in the whole complex that complains about them..... yea...right!!!! and then, not only she was talking loud, almost making me shut up, she insinuated that I was "stupid", not using this word, of course, but she told me to ask my landlady to go to the meetings to learn the rules, and "maybe" if she could understand them, she could explain to me, and "maybe" I would understand.....wow... They really think that they are God and nobody will ever take the control away from them. read more

I have worked with property management companies for over 35 years and in my opinion Lang is one of the VERY WORST. To Amy, being upset at the management company is one thing, but as owners we have the right to fire the management company and get new ones. I have lived in The Villa at the Fields for 6 years and love my home. So to tell people not to buy here is horrible. The location is great, the schools that the kids are in are great, and we do have great neighbors. That is what makes a home not the management company. If you have read the newsletter you would know owners are shopping around to get a new management company, so be a little more informed. I think you got a letter and are venting a little. read more

Horrible management company. They are not responsive to tenants and leave repairs and basic maintenance undone for months. It took 6 months for them to come paint a patch of wall that they had spackled in the entrance to the unit and I could list off about a dozen other examples. I called this company when I needed help and they laughed at me. I spoke to the manager Toni, and this rude, obnoxious, under educated employee actually started an argument with me. I wrote a letter to the president of the company Ms. Janet Lang explaining the issue I had and how her employee treated me. She responded the next day and tried to create a fine against my account. Also, she never apologized for the way I was treated by her employee's. This company may manage property without much problems but dealing with people is beyond their skills. read more

This company has managed my condo association for many years, we also have the same board members year after year, the combination is toxic. We are a 200 condo association, with annual assessments of $1.1 millions. Our buildings are rundown, our landscape is non existence, our onsite manager is rude and inefficient, we are paying for services we are not getting. Vendors are getting paid and not completing the work...zero financial transparency, elections are devious... it is despicable! read more

Lang Property Management is that, a management company. The management is directed by the Board. The management does not make the decisions. When you move to a mult-unit property, you should realize that there are rules and regulations and while you are the owner, you are not in a single family home. Unit owners vote for the board members. Half the time there are no owners at the meetings. Blaming the management and board is easy to do when you are sitting back and just watching. The absolute most incompetent people who want to argue about anything, regardless of the importance of repairing a hazardous and damaging situation. After calling for more than a month, every week, the problem is remainedl unresolved and Lang Property Management staff says they didn't know what to do other than call their contracted repair company, who tells them they performed the work. It doesn't matter how much the unresolved issues cost the homeowner...it appears the lack of resolution by Lang is to force the homeowner to resolve their own issues and pay out of pocket regardless of the high association fees paid each month. I've lived in my home for nearly 15 years and have yet to have a pleasant experience with Lang. There must be some special reason the board continues to employ them as it's my knowledge that there is not another homeowner who receives adequate resolutions, other than board members. If you care about your neighboring homeowner's property, other than your own as a board member, DON'T even consider engaging Lang...your neighbors will hate you! read more
