Response to Scion Group! Your response does not reflect what actually occurred. Management was fully aware of the situation and was contacted repeatedly over an extended period of time, yet no meaningful response, investigation, or due process ever took place. There was unauthorized entry, personal property was photographed and shared without consent, and when we requested access to those materials, management refused to provide them. This shows a complete disregard for residents' privacy and rights. To suggest that we should "reach out" after numerous unanswered attempts is disingenuous. The lack of accountability and follow-through from management is precisely why this experience was so troubling. We would never recommend this community to students or families. Just moved my daughter into the Lark. It is your typical college apartment complex. We were pleasantly surprised with a new couch and new carpet. The unit itself was a B- as far as clean when we moved in. I just spent some time having to clean it a bit. Overall the move in process was smooth, they couldn't find my move in stuff but were able to make us keys right away. Those keys unfortunately didn't work and we had to get new ones, which was done quickly. The unit itself is spacious and the ability to receive packages is nice. Again, a total college atmosphere. read more

Wish I could choose zero stars! The management are crooks and prey on college students. The ring leader is Star James. She is a complete liar and will do anything to charge completely bogus fees to these students. She might even tow your car because she's in on that scheme as well! You try to contact her and she hides behind AI generated responses. I finally got her on the phone recently by saying I was someone interested in an appt to the person who answered. Once on the phone, she berated my wife and I for a few moments and then hung up the phone. The most rude and unprofessional person I have ever dealt with. I have contacted parent company Scion twice so far with complaints. I have been given case numbers each time with the promise I will be contacted. I have yet to get a call or response from them after weeks. Stay far away from this place!!!!! read more

I would never recommend living in the lark in Oxford, I will never be renewing my lease and I hope other people see this review and make a smart decision and go anywhere else. You will constantly be fined and your car will get towed at least twice a year. I pay for a reserved spot at the lark and I got towed out of it. If you try to seek help they will do anything to not give it to you. Please do yourself a favor and live anywhere but the Lark in Oxford. read more

I would not recommend the Lark if you plan to have friends to visit. My son has had 2 friends that their cars were towed without any warning. If a complex is going to target college students for a money scam at least have signs marked more clearly and give a warning before charging them with a $340 towing fee. Most college students are struggling to even pay rent. read more

My son has recently moved into The Lark apartments in Oxford, MS. When we moved him in the current resident said the kitchen sink was not draining. I confirmed that to be true. In fact, the sink was so backed up that it was backed up into the dishwasher and had an incredibly foul odor! The residents filed 3 "work order" requests, 2 in person requests and I have placed 6 phone calls into the circle of hell that is the phone system of The Lark. I still have not received a return phone call and now the dishwasher is overflowing with disgusting water onto the floor of the 2nd floor apartment. The front desk told he residents that this was not considered an emergency so they would get to it when they could. It has been 9 days...I have called the SCION group (the management group) and they were equally unhelpful! At this point, I am certainly issuing a warning to anyone considering leasing from this property. read more

Terrible management. Ongoing issue in the unit with the HVAC since moved in January 2023. Every few weeks have to fill out maintenance request and it still has not been fixed or replaced. Near 100 temps and no AC is completely uncalled for. You can never speak to an actual person. Voicemails/Calls are never returned. Tenants pay way too much to deal with this. No one of actual authority is ever available. Completely unprofessional. read more

I would like to share my disappointing and unjust experience with Lark Oxford, a company that recently took over the Hub Apartments where I stayed during my first two years of law school. To say that their business tactics are disreputable would be a gross understatement. I implore anyone looking for housing in Oxford to steer clear of this company and find alternative living arrangements. During the last two months of my lease, Lark Oxford acquired the Hub Apartments. I made sure to clean my apartment thoroughly and returned everything in the exact condition it was given to me. I even had a witness with me to ensure that every key was returned and the apartment was spotless. Imagine my shock when Lark Oxford attempted to charge me for a mattress and a key to a room that was not even mine. I never used their mattress, as I had my own, and was never given the key, because the missing key wasn't even to my leased room. It seems that they misplaced the key during the transition process, and are attempting to capitalize on their own confusion, expecting tenants like me to pay for their own incompetence and disorganization. This experience has left a bitter taste in my mouth, and I am compelled to warn others about the deceptive practices of Lark Oxford. They sent a debt collections agency after me to collect these BS charges. This agency makes it as difficult as possible to actually resolve the dispute, and in the end, they recommended I consult with the actual apartment complex. Then when I went to the apartment complex, they attempted to tell me it was out of their hands and I had to go through the collections agency. I wasn't having it. Thankfully my forcefulness led to the recanting of charges, but I'm leaving this review anyway. All in all it was over a two month resolution process. If you value transparency, honesty, and fairness in your housing provider, then Lark Oxford is not the place for you. There are many other living arrangements in oxford that will not screw over it's tenants. Do not be deceived by reviews that came prior to Mid-2022, as those were to the previous ownership. New owners are terrible and should be avoided. read more

AVOID THE LARK AT ALL COSTS!!!!!!! Please take the time to read, it could save you thousands of dollars! (: My 3 roommates & I moved in to the Lark in August of this year. Our unit had a plethora of issues upon moving in, the biggest being the fact that it wasn't cleaned or checked at all by management after the old tenants moved out. Garbage all over, kitchen counters filthy, freezer had some sort of black sticky stuff in it, etc. The fire alarms were also turned off, and when we turned them on they were all beeping on low battery. Our air filter was also insanely dirty, absolutely needed to be replaced. After multiple phone calls & trips down to the office to complain they finally sent a maintenance guy to fix everything they should've done before we got there. I also have a cat that I've been paying the $30 monthly fee for since August, and in November they charged me an extra $50 "pet fee" which when I called to question they told me they "forgot" to charge me at the beginning of the lease??? **IMPORTANT** My roommate as well as multiple of our guests have been towed by Bandit Towing, aka the Larks easiest money-grab. They send these tow trucks through the parking lots even over holiday breaks when there's less than half the people still here. They charge $300 CASH if they tow, and $160 CASH if you catch them right in time before they actually hook up your car to their truck (we've learned from experience). Go ahead and read some reviews on Bandit Towing, if that doesn't say enough about the Lark for hiring them then I don't know what will. They're all just trying to milk every penny they can out of these college kids. The Lark's guest parking is very strategically placed to where no one can actually see where it is when they pull into the main parking lot! They tucked it in the very back corner by the farthest away building, so anyone who lives in the buildings on the opposite side have to force their guests to walk across the entire property even if there's hundreds of empty resident spots open!!! Please don't live here. Don't give these scammers business. If you try to sublease your unit in efforts to escape they'll tell you your name will remain on the lease and you'll still be financially responsible if your replacement misses any payments. The rent for a 4x4 unit is also jumping up by $100+ next year, you don't want to be stuck paying nearly $700 for this shit hole. I'm sure the other unit sizes are the same. Just don't do it!!! You've been warned, no one who lives here has anything good to say about it!!! read more

The management here is absolutely horrible and inconsiderate. When I asked for a parking pass after losing mine I was told I do not need a new one as my car is in the apartment data base. Imagine my surprise to my car being towed in the middle of night. When I tried to resolve this issue with managment I received zero help or sympathy, they were not willing to work things out with me at all, even though it was the management fault. Now I am down 500 dollars due to the Lark's lack of organization. They do not care about their residents and are unwilling to work with you. Do not live here!!! I am a current resident. I signed a Hub lease knowing that the Hub was one of the best places to live in Oxford. However, management has now changed and this apartment complex is now called the Lark. Anyone considering signing a lease here, don't. If you scroll down you will see that all of the 5-star reviews for this apartment are from when this was still the Hub, and anyone who lives at the Lark has nothing good to say. They have already removed my previous review from their Yelp account to try to make themselves look better. For starters, the manager has failed to return any of my parents, my roommates, my roommates parents, or my own personal calls addressing issues with the apartment and amenities. This is incredibly unprofessional behavior to not address your residents and their guardians concerns. There has also been numerous lies and falsehoods told to residents and parents in attempt to get them to stop complaining. For example, there is currently an issue with Hulu accounts being banned from our wifi network, and the given solution was for all residents to download their own VPNs. This is not a problem I should have to fix on my own, this is Lark's problem. The biggest complaint every single current resident has has to do with the shuttle service that was discontinued when the Lark took over management. When I signed my lease, this was the Hub. The Hub, as all other apartment complexes in Oxford do, provided residents with a late-night paid for shuttle service to and from the Square and gamedays. This was extremely comforting to myself and my parents knowing that I had a guaranteed safe way to get home every night. The Lark removed this shuttle service and then proceeded to lie to residents about it returning. The bus has not and will not be returning. However, while using the excuse that this is due to a lack of funding, the Lark continues to have catered events and giveaways. I would much rather that money go towards getting me home safely. Many college students can not afford the $40 Uber prices associated with living in Oxford and will choose to drink and drive to avoid the costs. This is something the Lark should be absolutely ashamed of, putting college kids and every driver on the road at risk for drunk driving. They once again lied when addressing this by saying that they have recently partnered with the OUT bus system. This is a lie, the Hub has always been partnered with the OUT bus system as it is the bus that takes us to and from campus every day. This bus does not go to the Square and is not a late night bus. These buses stop running around 9:30pm and therefore are not a substitute for the apartment shuttle system. Lark management should be embarrassed at how they took one of the best apartment complexes in Oxford and made it one of the worst. Myself, all of my roommates, and everyone that I personally know who lives here have already planned to move elsewhere if these issues are not addressed and management does not take action immediately. read more

My son has recently signed a lease with his friends for the next school year. Apartment hunting turned out to much harder and more stressful than we imagined. It all changed when we were introduced to Dwight Fulton at The Lark. He made this extremely stressful process pleasant. Apartments were filling up all over Oxford and Dwight was extremely helpful when he could have just taken the next call from the next client and filled up the leases. He was the only person that I found that actually cared about the students at all. I couldn't recommend dealing with him more!! read more

yelp review I WISH I COULD PUT ZERO STARS i would not recommend living here at all !!! i have been living at the hub since my sophomore year i am now i junior and this is my last year living here. i can write a book about all the things that have went wrong since they have been under new management. 1) at the beginning of my lease i asked to transfer to a master bedroom which is a fee of $200 i paid the fee and waited until my "move in" date when i called and spoke to someone she told me "just go ahead and move your things in there" at the time no one had cleaned from the previous person, the door was broken, the paint was chipped and there were holes in the wall so i did not move in it took around 2 weeks for me to even move in and even longer to get a key to the bedroom. i asked for my money back since it took forever to even get in the room and it took forever to get my money back as well. 2) soon after i got a new roommate and was not notified she had a dog which i still wasn't upset about but when i called the front desk several times expressing my fear of the dog i was told that they had to get both sides. which i don't understand how me being afraid needs 2 sides. they then told me "we can't do anything until the dog shows aggression" i moved past that and tried to live cordial still. 3) later i got notified of 2 more roommates they have 2 cats which i was not aware of even though my application says i refuse to live with cats!! the manager told me "well we didn't have anywhere else to put them so that they can stay together and your unit is the only one that says pets are allowed" i then called corporate and they didn't seem to care either. weeks later the girls didn't move in for other reasons. 4) since then the roommate i have has done several things from stealing from me, leaving the patio door open at night, turning the air on when it's below 30 outside, left the apartment disgusting, dog hair on the couch, washer and dryer, MY WHOLE APARTMENT STINKS SO BAD I CANT EVEN HAVE COMPANY OVER. i've invested in wax warmers, plug ins, air fresher candles and more to ensure that my room doesn't smell as bad. i've had to reach out to her and the office multiple times asking for someone to call her because her dog would come out and roaming around the apartment when she's not home. i've even almost been attacked by her dog. (not to mention it smelling like dog shit around my whole building since no one picks up behind their dogs) she has left men in the apartment when she isn't present, i have showed pictures to the property manager and she agreed to have a meeting which has been months and there has still been no meeting,nothing has been solved they are no interest in making sure i feel safe. i am paying OVER $600 a month to live out of my bedroom since all my things from the kitchen had to be moved into my bedroom since all of my things going missing. i am now spending thousands of dollars eating out and washing at laundry matt's since the kitchen and washer and dryer is so nasty. i have expressed not feeling comfortable nor safe here and no action has been taken. PLEASE DO NOT MOVE HERE IT IS NOT WORTH IT. read more
