Instead, this complex hid behind excuses, ignored clear evidence, and left us trapped in an unlivable situation. We were placed in a unit that appeared to have sat empty for roughly two months before we moved in. Management claimed there had never been any prior noise complaints about that unit, but with the family living above us, that is simply not believable. We strongly suspect the unit may have remained unfilled because of prior noise complaints or prior tenant dissatisfaction. There is no reasonable way anyone could have lived under that level of constant stomping, running, yelling, late-night walking, vacuuming at odd hours, and overall disruption without there having been a serious problem before us. We lived under an extremely disruptive family of five, and the noise was relentless. This was not ordinary apartment living. It was constant pounding overhead, kids running through the unit, yelling, late-night walking in boots directly over our bedroom, and vacuuming at bizarre times of day and night. We later learned they did not even have rugs in their unit, which only made the noise transfer worse. They showed absolutely no consideration for the people living below them. What made it even worse was that it got to the point where, if they knew I was home, the noise often seemed intentional. That is how excessive, targeted, and hostile it began to feel. Two gentlemen came into our unit to hear the noise for themselves, and one of them was the builder. They agreed it was not normal. Then local management later turned around and claimed it was normal anyway. That was an outright lie to my face. We were told the building was "structurally sound," so there was supposedly nothing they could do. We were also given the excuse that "everyone has different customs," as if that somehow justified relentless disturbance and zero regard for neighbors. An apartment complex is an entire world of different customs and lifestyles living together, which is exactly why management is supposed to manage. This management did not. We did everything they asked of us. We submitted recordings, videos, and all documentation requested by management. We reported the problem repeatedly and fully cooperated with every step they asked us to take. After all of that, they still did nothing meaningful to resolve it. Other neighbors commented when we moved in about this family and said they could hear yelling and disturbances coming from that unit from outside. So this was clearly not just us being sensitive or unreasonable. The problem was obvious. Parking was another source of frustration. They had three vehicles, including a motorcycle, and acted as though the spaces directly in front of our unit were their private spots. The father would also pull in on the motorcycle with the headlight shining directly into our unit, adding yet another layer of disturbance and inconsideration. The stress became so bad that there were times I had to take my ESA to the clubhouse just to get away from the noise. Even my dog developed anxiety from the constant heavy pounding overhead. That is how extreme it was. We asked to be let out of our lease early, and the only option management offered was for us to move units, as if we should be the ones inconvenienced after enduring all of this. This apartment was only supposed to be temporary housing while we built our new home, but it became so intolerable that I moved out three months early with my ESA. I moved out early in part to avoid an altercation with the mother, because the situation had become that tense and unbearable. My husband remained behind. What made the entire experience even worse was the dismissive and insulting attitude from upper management. Upper management actually said that after our lease was up, a young female might move in and be home less. That was offensive, unprofessional, and said everything about how little they cared. As a retired person, this was the worst possible unit we could have been placed in. We have now moved out, and I would never recommend this complex to anyone who values peace, honesty, or competent management. They heard the noise themselves, admitted it was not normal, collected our evidence, and still chose to do nothing. I feel sorry for the family that lives in this unit next!

We as Americans need to stand against these corporations coming in with money and throwing up the same Luxury Vinyl Flooring, contractor grade cabinets, paint, windows, faucets,.... Contractor grade everything. It's cheap but guess what? We paid on average 2400-2500 dollars a month for a 3 bed 2 bath. And we got in before they hiked prices (seems they are coming down now that they realize nobody in their right mind will pay $3k a month for garbage construction.) This apartment complex will encourage you to leave reviews on here in exchange for $5 gift cards, or one time it was a Tennessee Titans gift basket. So take all of the 5 star reviews very very lightly. DO NOT DO JETTY if you can help it. It's a scam labeled as a deposit "bond". You will not get any of your money back from paying them monthly afterwards. And you will still be responsible for all move out costs. I had to put in a reasonable accommodation request so that maintenance doesn't just walk in unannounced. They would send an email saying "maintenance will be by your building over the span of these 5 days", then in the span of 5 days at 7am knock, and if you don't answer just enter your space. The floors are paper thin and our neighbors heard everything we did, as well as we heard them. The 3 bed layout with the "second porch" won't even fit a toddlers room comfortably. The balcony won't fit even a chair. The front office and maintenance were nice but they still work for this ridiculous corporation RAM partners. The only one to stay away from is the new leasing agent, Stephanie. Definitely a pick me kind of girl and was always snobby. Made it seem as though doing the bare minimum at her job was so difficult. Read the lease front to back, if you still wish to live here. They have 60+ pages and there are a lot of hidden things like did you know you can't take part in a class action against them? Pay attention to costs hidden in there because they will try to upcharge you until you point out the correct price according to the lease. TAKE A PICTURE OF EVERY SQUARE INCH OF YOUR APARTMENT BEFORE MOVING IN. They will do that to you upon move out. And expect a mandatory "repaint fee". They literally use the cheapest paint ppg offers. You can't clean the walls without paint rubbing off. Don't hang anything either because apparently you can, which should normally count as normal wear and tear, but you have to leave the apartment exactly as you got it. So don't fix the holes in the walls before you move out, and use the exact paint they use, to cover it up, because you'll end up paying the repaint fee. Also don't leave the holes there or you'll get the repaint fee. Don't touch the walls with your fingers or it'll leave stains. Don't brush up against the walls or it'll scuff them. All ultimately leading to a mandatory repaint fee. If you've made it this far please stay away from this horrible complex and keep fighting the good fight against community housing. We now have a beautiful home on 6 acres and our lease is literally 5 pages long. Screw these money hungry corporations.

Positive things about the apartment complex: 1. I've almost always felt safe, even walking my dog late at night after work. 2. The grounds are well kept, and the walking trail around the complex is great for my dog. 3. Bethany and Tammy are very nice, they always offer to assist in any way they can and will send the property owner emails if I request it. 4. It is walking distance to grocery stores & 1 mile to the freeway (but traffic has increased greatly while I've lived here and is only going to continue to get worse with the new apartment complex next door, the new BJ's that are building across the street and all the new housing communities that are being built in Mount Juliet). 5. The high ceilings make the apartment feel spacious. 6. Maintenance is quick to respond to requests. Not so good things about the complex: 1. $191 late fee for rent (My issue was due to auto pay). My payment history shows I am on time every month with auto pay and I also have a stable job working with Veterans and am a good tenant, but the property owner Woodward Management Partners would not work with me on an honest mistake. 2. Pricey apartments and high renewal rates. When I was offered renewal rates, my two bedroom two bath offer, with the additional monthly fees, was $2,121. There were two other apartments of the exact same floor plan as mine being offered for rent at $1850 and $1900. The owner Woodward Management Partners agreed not to raise my rent for this next year, but would not price match what they were renting the other units out for. 3. I can clearly hear the domestic violence situation downstairs. On a positive note Mount Juliet Police have a quick response time. And when they have family over, large groups of men tend to congregate by the pool, which makes me uncomfortable while walking my dog after I get home from work late at night. 4. My fridge was changed out three times in the first 6 months because the ice machine stopped working - my newest fridge had mold in it and I thoroughly cleaned it out. My ice machine still does not work, but I am tired of the damage on the walls that the maintenance causes when they change my fridge, because then I need to do requests to have their damage fixed. I wouldn't be surprised if they try to charge me for this whenever I move out. 5. The pool area is only open 3 months of the year - those chairs are like new because no one is ever able to sit in them. 6. They tack on extra fees to the rent which is equivalent to $55. They charge you monthly to keep the lights on in the parking lot ($12), property damage waiver ($13), administration fee ($1), trash ($25) , and Pest Control ($4). And another charge to register your pet on a website.

But the location isn't the only draw. The leasing team, GABRIELLE in particular is who you ask for. She went above and beyond for me, I was indecisive with what unit and she patiently assisted me in my experience. She is fun, professional, extremely helpful in making my move stress free.
