    My experience with prime lending:…read more 1 they are completely unorganized. We have now done two deals with them In a 8 month period (shame on us for thinking the first time was a fluke), and they somehow have lost all the documents we sent them. Except they didn't lose all of them. Just some of them, but then it is found again. But you should still send it in anyway. 2 A week before closing will be hell; here's real facts of what we experienced. We signed lease for our place to a new renter, movers booked, house packed, we have to leave. Then we get an email saying an income source that was previously ok, is no longer ok and your income no longer qualifies you. Where do we go? What do we do? Do they care? Nope, they just say this is what you have to do to make it happen. 3 when you apply, everything is great and this will be easy! Unfortunately, that changes around two weeks before close. We were told everything was great and on track. Then all of sudden the deal can't move forward until we have a signed lease for our condo we live in currently. They give us TWO weeks to find a quality tenant and sign a lease. How is that reasonable or realistic? 4 you will be have anxiety every time you see their name on your phone or in your inbox. They only communicate bad news. When you see prime lending in your inbox, your heart will sink and butterflies will commence. They are about to change something on you. 5 they will not be honest until you're so far into the process you have no choice but to do what they want you to do. This ties back into #2. This is a predatory lending practice in my opinion. They Pre approve you and tell you everything is fine so you begin to prepare to move. You sell/rent your house, pack, change over utilities, put deposits down on movers, request off work. They know all this stuff is done when they then come in a week or two before close and change the terms and request new items from you. At this point you are literally stuck and can't do anything but bow down to their demands. 6 they will not work with a sense of urgency. As closing date approaches, they will continue to ask you for more and more items. When you need answers to those items, they will take days to respond with a true lack of tack around the urgency of the situation. We didn't know if we could close until the literal morning of close. The night before they said we were still in limbo. 7 they believe they are doing you a favor. They don't operate as if they work for you, they operate as though you are lucky if they even respond to your inquiries or answer your questions. Their actions display they don't care or believe they have customers, they are above all and you should bow down to them. This ties back into getting you so far along in the process that you are stuck and have nothing to do but bow down to their demands. 8 if you leave a honest review, Chad will call you and argue with you about it to get you to take it down. The conversation will last until you agree to take it down or hang up on him while talking.

Ryan was always readily available - he guided me through each-and-every step of the process. The contract-to-closing time was quite short and limited... without hesitation, Ryan made it happen. Despite my abundance of ridiculous questions, he was always super fast to reply and never once made me feel anything less than his #1 client. Words cannot express how impressed I am with Ryan and Sierra Pacific Mortgage... each step of this was absolutely painless... I would go as far to say that this purchasing experience was "enjoyable", all thanks to Ryan and his team. In the future, Ryan and Corey will be my automatic "go-to" for any and all mortgage needs.     Ryan is a dud, if not an outright crook. The mortgage company is supposed to pay property taxes out of escrow, the $630 bucks a month extra added to our house payment to pay insurance and taxes when they're due. Don't trust this guy or the company he works for.

Sadly, this type of inconsistency is usually reflective of management issues. We started a refinance process. Our rep was Luke Baker. After receiving the initial email with checklist of items needed from us, we began to collect and submit the documents. The email also said we would receive an electronic signature link to start the process, it never came. We emailed, called, and messaged the rep over two days with only one reply to start the process but never to answer our questions. The email said we had 24 hours to complete the document submission process. We were concerned since we did not receive a response from Mr. Baker. Finally on Friday afternoon we tried sending text messages to Mr. Baker's cellphone. It took several minutes but he finally replied. He stated he was out of the office. This was to a message sent at 4:11pm CST. I asked if there was someone else that could help us. He said that there is "no one." That we had all week to do this and it was now Friday afternoon. I was extremely disappointed with this level of customer service. I decided that I would not do business with this company as the rep, Luke Baker, was so unprofessional. He wasted two business days and our time. Like Baker lost a client and gained negative reviews on multiple platforms for his company. His communication skills are terrible. Never returned my phone calls. Never answered my questions on email. His text message was rude and condescending. His final communication was that he was withdrawing our application as he felt we got off on the wrong foot. Great job at losing business for First Mortgage Solutions. If I could give negative stars I would. My family lost $40k to this scam of a company. They started off super responsive and nice and kept saying everything is on track for closing. Then after 2 weeks I stopped receiving updates, got no responses to any of my emails and could not get a hold of anyone. I had to continue pestering them until I finally got a response where they said everything was on track for closing. THEN 2 days before closing they suddenly said that they could not close on time, lied to us about some missing tax documents that wouldn't come in on time and said we needed to change our loan type completely, pay $30k more for the down payment AND pay $15k in points in order to keep our rate that we had LOCKED IN. We had no other choice but to proceed in order to keep our house since the seller wasn't budging on moving the closing date. I ended up having to take out a loan from friends in order to pay for this loan, which was ridiculous. Then one day after closing, the lender called me back to "make amends" and said that they had ACTUALLY GOTTEN A WAIVER ON THE TAX TRANSCRIPT so we could've kept the original loan (??) but that the change to a different loan type (and decision to pay $40k more) was OUR DECISION? I've never seen something so infuriating in my life and I am so utterly regretful that I had picked this company for our mortgage. Not only were there countless nights of stress and insomnia due to this situation, we lost a lot of money that we were planning to spend on renovations and now I'm also have more debt I need to pay off from borrowing for the down payment. I've seen other reviews similar to mine about this company, so I'm almost positive most of their "positive" reviews are fake reviews that they bought off the internet. It's completely ridiculous.
