I have lived here at the Ledges for 5 years! Of course there is a bit of noise there are I dont know like 400 people who live here sporadically . The morning school bus! I am sorry I never hear it! If something goes wrong in your apartment and you report it to the office maintenance comes and fixes the problem.If you are respectful to the staff you will get respect back. I have witnessed many people fly off the handle for no reason. Some times we damand to much when we are not intitled to it. remeber kindness. You get more bee's with honey not vinegar. You have a gym some dont bother to take care of it they just come use it and dont bother to treat the room with respect. There for use it like yyou paid for it! There is a pool. Yes a pool right you dont have to drive to the beach! There is plenty of shopping and resturants in the area. like two minutes away. most of the people are very friendly you get a couple of discruntle people like every place you go. Not everyone is all happy with rainbows over there heads. Like every other place you sign a lease some people sign and dont read the fine print. Then when they move out they are up in arms about what they have to pay for.REMENBER read befor you sign. The cost of rent is in BLACK AND WHITE when you agree to pay the rent then cry after its,your own fault you know what your paying for rent before you sign that lease. Great schools as well, Private and Public. So you have the convienve of the pool, the gym and they have a trash pick up at your door every night at 6pm (you must not leave yourtrash out befor 5 pm unless you want crittters right) It is a complimentry service Sunday - Thursday Friday and Saturdays no pick up. You can also have pets just ask what the procedure is for dogs and cats! they have dog trash bins and baggies all over the complex. You have the convience of Stop and Shop Plaza WITH MANY SHOPS AROUND IT. Also about 10 minutes away off 295 you have Smithfield Crossings with Daves marlet and Khols Target ect. More place to eat and shop. Then about 20 minutes away any direction there are malls and movie theaters! Cinemea world in Lincon has a movie theater and an Arcade is comming in a few weeks! There is also a huge playground and track about two minutes away there are many family events that g on for family fun or just a couple walk hand and hand. The Ledges is a very nice place to live of course you must put up with other people and everyday living. They never promote that this place is so quiet you can hear a pin drop. People Live here, families as well as singles. It is for everyone. They do promote a clean place to live that is well taken care of. Please dont hesitate to come to the ledge and take a look around! And when you sign your lease because you will like it and want to move in read your lease thats it thats allyou need to do. So of course you will have GREAT REVIEWS AND NOT SO GREAT REVIEWS You need to be the one who decides not the person who loves it or the disgruntled person who is so mad the ydid not get there way tat they could spit nails. I am not one to EVER write reviews but I can't not give warning enough about the unprofessionalism, rudeness, and sincere disheartening experience before ever moving in to their apartment building. My daughter and roommates (early 20s) were approved in writing on 4/6/26 specifying the move in date of 5/15/26. In that time, their current student housing apt. agreed to let them stay an extra week to accommodate the move in date. One week before the move in date, we received an email that "sorry, move in date was changed to the 23rd" Upon receiving the email while in the middle of a Friday work day, my daughter had to miss a half a day of work as the panic and anxiety of being homeless for a week was too overwhelming. After speaking to the management/office staff and explaining that not only did these 3 girls have no place to go, they also requested the 5/15 date off or work, hired movers, and for over a month, thought they had a place to live! I was told because the current tenants moved out a week later than planned, they needed more time to get the apt. ready. I explained the girls would move in "as is" as they just needed the roof over their head. There was no remorse or offer to help in any way and was told "sorry, this happens sometimes" Needless to say, by chance and good luck, they were able to find housing for the 15th as planned and requested their deposit back. I was a nurse for many years and as a mom with children whom now runs my own business would NEVER fathom that a company could run this way... never mind the way it was all handled and poor communication . I will be getting a hold of their corporate office and the RI housing authority to at least let them know how their Johnston office is being run. Please be careful as I can see the reviews of others has also been negative. Very unfortunate to say the least read more

We really enjoyed our time at the Ledges. I have no complaints. We had great neighbors who were respectful and quiet, management was friendly and responsive as well as maintenance crew. Everything was kept up beautifully and family/dog friendly. We felt safe there and only moved due to moving to a house to support our growing family. read more

I have lived here since 2008. The apartments are nice, the staff is friendly, and accommodating. However, the pool is so crowed with people you will never get to enjoy it. This place has gone down hill over the years. My uncles car was keyed, people are in your business. My building 105 is the worse, everyone knows your business. You feel your back in elementary school. Can't wait to get out of this ghetto. I would not recommend this to a rat. read more

I recently moved out of this "apartment home" (which feels like it's made out of cardboard, by the way), and received a letter MORE THAN 30 days later stating I owed over $1,000 for carpet damage. They insisted we didn't give them a forwarding address, which is why the letter was late. Apparently, Dawn, the secretary, lied to her manager to cover her butt, and lost our forwarding address, because I most certainly remember giving this to her on a sticky note. They have no documentation of a letter sent within 30 days (and unfortunately, just their word would hold up in court, even though they'd be committing perjury). And the carpet damage? Even THEIR OWN LAWYER admitted it looked like normal wear and tear. If you live here, document the HECK out of yourselves when you move out, because they WILL try to scam you. Don't be fooled by the shallow little "definitely guys!" and smiles coming out of the secretaries...they don't care about you, just your money. Also, the community is LOUD. Loud-mouthed losers will scream and swear at each other from one building to another. The school buses will wake you up every morning at 6am if you don't have to be up for work until later. Everything is "new", but shoddy quality. You're better off using the $1400/month towards a mortgage. I would NEVER recommend this complex to ANYBODY. PLEASE STAY AWAY!!!! read more

Ledges at Johnston Apartment building PLACE DETAILS Gary Zeman Randy was very kind at first offering us a nice incentive of 1 month free and a $500 credit towards the lease term on a beautiful 2br 2ba apartment! Less than two weeks later when i returned to sign the deal, i was essentially called a liar and was told by the same Randy that the deal he gave us never existed. "The ledges at Johnston has never done more than one month off any lease term". My roommate and I stared at each other in disbelief. The extra $500 could have been used to buy something beneficial. Oh well. We were then told if he did offer us something extra that week the deal is long gone. Due to inexpensive move-in costs; we decided to go with an 11 month lease with with one month free. We gave Randy $250 to hold the apartment this past Saturday 9/21 while he processed the applications. Today, 4 days later I called Randy in regards to backing out of the application process due to LIFE HAPPENING. I stated that i didn't expect to get the $140 in application fees back but was interested in how to obtain the $250 security deposit. The same randy yet again told me over the phone i should have read the fine print and he will email me a copy of the security deposit form that i had signed this past Saturday. This is what you get with the large LLC . I would of rated the Ledges with more than 1 star only for the grounds that really is the only thing it has going for it. There are mixed reviews on people loving it. I was there for 4 years but the apartment it self was not worth paying anymore than 1284 for a one bed there not worth over 1500 a month . The apartment was done with very cheap contractor supplies really take a look partial board for cupboards cheap sinks and faucets very cheap counters the corking material under the counter near dish washer starts flaking after a while . After you look at other apartment complexes there materials they use are better grade and there all starting to go with wood laminate flooring instead of carpet . Ledges doesn't care because I've seen other reviews were tenants as they move out are charged for whole new carpet even there's a few stains . Also they advertise the apartment as 710 sq ft for a one bed . Well they add the out door patio and the hot water tank room off patio to the sq footage . Minus out the patio and laundry room you have 531 square ft of living . They give you nothing you pay water , hot water , electric, and apartment insurance so if a pipe breaks in your wall the insurance company pays not the ledges that's the purpose. So was paying almost 200 extra in utilities on top of rent . There are no other apartment complexes that make you have insurance. Other apartment complexes all you pay other than rent is electric. The light out side your apartment runs off your units electric. The tenants the like it there so much that have been there for a while is the section 8 renters 66 units rented to section 8 . And there's also apartment rented that go by your income also . So if your looking for a Luxury apartment it's not this one . Last of all management is horrible. They want your money to move in than they do not want to here anything from you noisy neighbor deal with it . Watch out they do what they want . Mike Smith is by far the worst . This is my first review because I was vexed by the behavior of the management here. We stayed in the apartment from February 2020 to September 2021. During the move in inspection process although there was some discoloration over the countertop we did not report thinking that it was normal wear over the years. We had a problem with the garbage disposal that was being repaired by the maintenance person. One of the grooves on the sink broke off while they were working on it, so a block of wood was temporarily installed as a temporary fix, which unbalanced the granite top. Few days later couple of persons from the granite top company showed up and suggested to replace the granite top as they were unable to properly fix it. In spite of their suggestion, maintenance fixed it temporarily, causing further water marks on the top since it was not leveled. During the move out inspection process to our shock we were notified that the countertop was discolored and we will have to pay around $2,000. We immediately called the leasing office and the manager suggested to use some cleaning agents to remove the stains. Although, we were in a rush to vacate the apartment we did use the cleaning agents suggested by the property manager and removed the alleged stains to an extent. A second inspection was scheduled for the evening, the same person who showed up in the morning made an appearance and to our dismay, now the estimated charges have been increased from $2,000 to $3,000. Within a few days of the end of the lease, we received a letter in the mail asking for a credit of about $3,000, alleging that the granite countertops had discolored and had to be replaced as indicated by the maintenance. On top of our $1,000 security deposit, we were also told to pay the additional $2,000. We tried contacting the management after receiving the bill, but Randy was rude and wouldn't listen to us and insisted we were at fault and made us pay the whole amount. I tried negotiating as we were not at fault, but he said it would be sent to collections if not paid by due date. Had it been replaced when it was recommended by the granite person, we would have not been in this situation of paying the big amount from our pockets. During our stay we have also recommended a friend to this community as we felt that it was a nice place to stay. The Ledges at Johnston will never be recommended by us because of this extremely negative experience. Our hard-earned money is most likely used to pay for their renovations by the management. read more

I have been living in The Ledges for 4 years now and just signed to stay another 15 months. I have no reason too ever leave!! The staff, from the main office to the maintenance team are very friendly and helpful all the time. It's nice to know that once you move in you really have nothing to do but just enjoy your apartment. If you ever have a maintenance problem it's fixed within hours and they are always doing projects to improve your living on the property. They just built a big dog park and are very dog friendly here, it's great at the end of the summer they have a pool party for the dogs and their owners. I would say if you are ever looking for a place to stay The Ledges should be at the top of your list!! read more

I Lived at the ledges for over 3 years and loved every minute of it ! The staff was so attentive to any issue I had (which wasn't many). The amenities are great and they are always improving things throughout the property. The best part about the apartment is that it has full size washer and dryers inside the unit itself which is a huge convience for me ! I would definitely recommend my friends to live here. read more
