The property manager is the worst. You address concerns, like miscellaneous fees being added without a legal 30 day notice, or suggesting another day to allow them access to your apartment and she holds the law/agreement and threatens to mark your account with a violation or eviction even when you are a good-standing, paid-on-time tenant. We moved out on the December 20th and did not receive our security deposit. On January 17th I emailed to ask the date of when it was cut and sent out , also an explanation for a move out fee. She refused to give me a date, stated it was sent within the lawful 20days, and told me to contact the 3rd party utility service company for explanation. This was after serval unanswered and blocked emails. I will state I called her out on her attitude and she stated she was uncomfortable talking to me further. She provoked my response to get out of further lying to me and to incriminate herself/company. She is a toxic person that uses gaslighting and manipulation to intimidate you and undermine your concerns of their actual violations. I received the check today, which was dated and postmarked January 17th. So it wasn't sent within the 20days. Also the great reviews on google and company website were generated by ReNew for a contest to win a tablet.... Go visit the recycling area from Saturday through Wednesday and it will convey the slumlord runnings of this company. Charging $5 pest control fee when trash is strewn around the grounds should be paid by ReNew not residents that properly dispose their refuge. Don't take the bottom aww

My daughter and roommates (early 20s) were approved in writing on 4/6/26 specifying the move in date of 5/15/26. In that time, their current student housing apt. agreed to let them stay an extra week to accommodate the move in date. One week before the move in date, we received an email that "sorry, move in date was changed to the 23rd" Upon receiving the email while in the middle of a Friday work day, my daughter had to miss a half a day of work as the panic and anxiety of being homeless for a week was too overwhelming. After speaking to the management/office staff and explaining that not only did these 3 girls have no place to go, they also requested the 5/15 date off or work, hired movers, and for over a month, thought they had a place to live! I was told because the current tenants moved out a week later than planned, they needed more time to get the apt. ready. I explained the girls would move in "as is" as they just needed the roof over their head. There was no remorse or offer to help in any way and was told "sorry, this happens sometimes" Needless to say, by chance and good luck, they were able to find housing for the 15th as planned and requested their deposit back. I was a nurse for many years and as a mom with children whom now runs my own business would NEVER fathom that a company could run this way... never mind the way it was all handled and poor communication . I will be getting a hold of their corporate office and the RI housing authority to at least let them know how their Johnston office is being run. Please be careful as I can see the reviews of others has also been negative. Very unfortunate to say the least

I have lived here for almost 2 years, and it has been an absolutely terrible experience. If you value sleep, peace, and quiet, then consider viewing another apartment in Cranston or Warwick. My dog is terrified, and she always stays in her crate (which she never would do before we moved here). The property managers, Katie and Crystal, can only do so much about noise complaints, that you are left on your own trying to resolve them. Save yourself a big burden and headache and look for another apartment. Edit in Response to Property Management: We have been complaining about the noise for almost two years now to no avail. I have a laundry list of messages to Crystal about how loud and disruptive it has been for us, and she has done nothing about it. It is not a little noise, it is a lot of noise. This is coming from someone who is a combat veteran and who currently works in the healthcare field, and who deals with noise on a regular basis. I also never acknowledged that Crystal has taken any of our complaints seriously, and she most likely will not take anyone else's complaints seriously. My point still stands: do yourself a favor, ignore the PR message from Crystal, and look elsewhere.

We've had several "domestic disturbances" that have required the police to be called. When we reached out to the staff about it, we were told "that Independence Place cannot guarantee anyone's safety". The staff in general is very nice and probably the only bright spot of this place. Our entire apartment reeked of cigarettes when we moved in, there's no lights in the ceilings, my girlfriend has been cat called in the hallways, food smells from other units carry throughout the entire apartment building, etc. Parents let their kids play in the parking lot. Repairs are done in a timely fashion but the same repair often has to be done several times. They ran a hard credit check on me a month AFTER I moved in.

The apartments are large and spacious and have modern amenities, while still having a historic/loft like vibe. The location is close to broadway and Seven Stars bakery is right around the corner, in addition to many other great local businesses. The staff here, especially Jessica and John, are so friendly and helpful and really take into consideration all of the residents needs and requests. Since we have been here we have seen a lot of improvements, and it seems like a lot of the other reviews are from a few years ago when it was under other management. If you are looking for a comfortable and convenient place on the West Side, this is a great choice. If you're a dog owner they are also super pet friendly and allow large dogs, which can be hard to find.

    The good, the bad and the ugly about the Grant Mill apartment complex. Just trying to give you an…read moreunbiased scoop. I was hesitating in either rating this place 2 or 3 stars. But decided on a 2-star rating as bad/ugly things for this apartment substantially outweigh the good things. I also could not rate it 3 stars - because I made a decision to move out of this apartment because of the issues below. In retrospect, this apartment does not support the rent amount. GOOD: 1. Nice and reasonable apartment manager 2. Tall ceilings 3. Not far from downtown 4. Brick walls (esthetics) 5. Apartment has courtyard, and small gym & movie theater - though will be shut down if there is a COVID flare up. No swimming pool. 6. About a 10-to-15-minute walk to restaurants (but one needs to drive everywhere else for shopping etc). Still have to drive there after dusk and in the winter. 7. Friendly tenants. BAD: 1. Appliances are cheap and on a smaller side. Including refrigerator, dishwasher, washer, dryer. It looks like whoever built the apartments ran out of money at the end. 2. Few, shallow cabinets. No pantry 3. Old hardwood floors (100 years old) which are uneven with a lot of dirt in between the planks (need rug over it) and sticking out nails - makes dangerous to walk barefooted 4. No tiles (plastic floors in the bathrooms). Bathroom stalls are cheap - plastic as well. 5. By 9PM the main parking lot is often full and you need to park on the parking lot across the street (on security later). 6. Street noise (cars honking, loud car music, fireworks). Graffiti on the outside wall. 7. A/C and heating unit is extremely loud - -took me a month to somewhat get used to it. If I am on the phone - need to shut the door leading to the hallway - otherwise impossible to talk. 8. The so-called granite bay area does not protrude out enough to put bar stools - thus it is useless. 9. Apartment allows only ONE free outside parking spot per apartment. Must pay a lot of extra money for the second car. UGLY: 1. Security is lacking. The main parking lot is fully open to the outside. Car break-ins are fairly common. You need to expect at least one break-in into your car during a year. Recently there was a break into a paid garage - bikes were stolen. 2. Tenants are approached and threatened on a regular basis by individuals who come onto the premises asking for money, banging on car windows, etc. The management does not do anything about it. 3. No matter what you hear otherwise - this is NOT a safe neighborhood to walk after dark - especially for a female. 4. Terrible sound insulation between apartments -- hear all neighbor bathroom sounds and can make out roughly 70% of the conversation. There is no thermal insulation (except for a fairly thin brick wall). Thus, electric bills run at $300 a month in the summer - really unacceptable. Winter heat is also very expensive. This must be accounted for when looking at apartment rent amounts. 5. A lot of dogs (thus can hear continuous barking in the apartment next to me) 6. NO overhead lights - -thus apartment is very dark. No lights whatsoever in the bedrooms. Need to buy your own lamps - but it is still dark.

The WiFi quality and A.C. both work really well- which is super important when you're trying to get a bunch of work done! I think the design is really intentional and beautifully restored and I noticed a ton of original pieces of machinery and decor reused from the original factory. The gal Sara(h?) that manages the property has been so amazing with answering my questions and even letting me in when I forgot my key card!     This has got to be one of the most beautiful rehab projects I have seen of an old factory building…read more What was once an old manufacturing building is now a shared office space/incubator kitchen/speakeasy bar/apartment space. There are so many surprises within this one building. A bunch of apartments above, the shared office space and incubator kitchen on the main level. A bocci ball court, cornhole, grill and picnic tables in the courtyard. There is also another building out back that is not currently being utilized but is another amazing (small) space for something amazing once they figure out its intended purpose. My favorite part is the amount of items they salvaged during the rehab. From machinery to metal drawers, they incorporated as much as they could into the overall aesthetic of the place. Kudos to a great job and preserving such a hidden gem.
