The park in Conroe Tx, has the worst office staff of any business in the area. The lady who works there has caused a lot of long term guests to seek other parks to relocate to. She is extremely rude and acts like you are a bother to her because she has to get out of chair to help anyone!! She apparently gets joy in talking down to people like they are scum of the earth because they live in an RV, but the funny part is that she lives in a tiny bumper pull, and we pulled in with a year old $100k fifth wheel. I think if she had to smile her face would break, or she just is a miserable person herself. She acts like she owns the park but she is only an employee, but they do have many vacancies because all of the long term tenants have left because of her attitude towards them. SO BEWARE AND FIND SOMEONE WHO APPRECIATES YOUR BUSINESS!! read more

Hands down the most amazing manager! Chris, specifically, but her team as well are the most amazing people to have managing this park. I hope the owners of these parks know how priceless Chris is. This park, it self is a hidden gem out in the country and a total surprise compared to any other park. It is quiet and gated with concrete pads, nice laundry and beautiful showering facility. read more

Perfect RV park of one needs to be on that area, only drawback is during main traffic times hard get in and out but if can avoid those hrs this has lots that most parks can't offer ! We live full time on the road and so we have a lot of experience with RV parks all across Texas. So I want to be completely honest with this review as I am with all of my reviews for better or worse. This park is fine. It's clean, the facilities are new, the pool is fantastic, and it's quiet. However, there are a few issues that may not be issues to everyone: 1. I called a week in advance and reserved a site. I told the woman (Mary...there are two here so I don't know which one) that I really wanted a nice site as we would be in the area for months and I have two children so extra space is always nice. She proceeded to ask me if my husbands employer was paying for the site. I said yes. She told me that she had "just the perfect site" for me that was going to be on the end of a row with an extra large pad with room for two cars and a patio. For $725 a month. A little steep for the middle of nowhere which is where this place is. But, I said okay and gave her a deposit. I called the day we were heading in and she had no idea who I was and then said the wrong site number. I said "no you said site 29" and she says "oh yeah but another family is there...we don't reserve sites.".....I gave a $100 deposit! Too bad, she says, we are in site 30 instead. But great news! It's only $600 a month. What choice did I have we were on the road already and tired. We get there and the site we were promised originally is empty. I say "hey I thought that site was taken?" She says "oh it is...it's reserved for some folks coming in..." but I thought you said you don't reserve sites? And it's pretty sad that the site that we DID end up with for $125 less was exactly next to the expensive site. Not a great start. I don't like being manipulated or lied to and I don't like incompetence. Did I mention this park is 80 percent empty? 2. The next morning I went to the office to pay her and she charged me a second deposit. I said "ummm you double charged my deposit" oh, that other deposit was tied to that first site you wanted oops. I'll just take it off next months rent. Well, how very cavalier of her to take my money and then decide to keep it. But, as she kept referring to, our company was paying the bill so I guess she assumed it doesn't matter. Not very professional. 3. Also, this place is 20-30 minutes from civilization so don't plan to buy ice cream at the grocery store if you stay here. 4. The tiny "lake" they have is a mosquito breeder and nothing more. 5. They have coin operated laundry but no coin machine so you have to either drive the 30/40 minutes to a bank for quarters or you can buy them from the front desk....IF the right person is there to give them to you. And, lastly, and this is the real reason for the three stars: 6. My husbands job called us 12 days after we got to this park and said we had to move closer to Houston so I called the front desk and told them.... She says of course we won't get a refund on any of our month's rent of $600. I say "well you have an extra $100 of my money and the $100 deposit on this site what about that?" "Oh we will see what your electric is and I'll get back to you with what I'm going to refund you" That extra $100 does not belong to them at all they stole it! Why do I have to wait until they are ready to give it back? Not to mention it's pretty cheap to get $600 for a months stay, but be able to rent out the site again after 12 days and yet STILL also charge the tiny amount of electric used. But that's just me. They obviously need the money out here since the park is empty. But, as previously stated, she was really hooked on the idea that his company was paying so maybe they figured they were ripping off a corporation. And one extra thing: nearly everyone who lives here also works there....it's weird and creepy and they all hang out like a big social click and stare at you awkwardly when you walk around....very odd. We moved to Houston where the park is professional and awesome. read more

Leisure Lane RV Resort - Magnolia is the epitome of "Lipstick on a pig". I'll explain by giving you the details of the Good, Bad and the plain UGLY. After spending 2 months there and moving to another park close by, we know understand even more how bad it was. GOOD - Amenities are nice - Pool, Laundry, Work Out Room and the general Club House. All spots have nice concrete pads and the road is paved. BAD - No Shade - High Electrical bills, Electrical Issues (make sure you have surge protector), Water Issues (Boil Water Notice), Big Pond or should I say Big Hole in the ground (Doesn't hold water), Tree Frog Issue (Frogs take refuge under and on your RV and make noise all night long), Mobile Homes are now inside the RV park, No Privacy - you can literally see every campsite and be seen from every campsite. UGLY - Park Management are the most unprofessional folks I have ever dealt with. Staff will sneak around your vehicles and RV at all hours, take pictures/videos and then you will get nasty emails/notes on your RV or if you confront them, they will tell you to mind your own business while cursing you. Even at the VP level, if you ask any questions or want answers - they will patently tell you that you are free to leave the park and go somewhere else. Rules are for thee or not for them - they enforce every ticky tack rule and then they break them (guess that's the perks of being staff there). They will never ask you for your side of the story either and they won't tell you who is making the complaint(s). Very piss poor Customer Service. Pool hours for kids are till 7PM - if you're there a minute past 7, be prepared to get yelled at. They will show up at the gate and yell that kids are not permitted past 7, so get out now. I could go on about mgmt., but I'm sure you get the jest. read more

This place is a hidden gem. Their rates are competitive and it comes w/ plenty of amenities. Pool, gym, laundry facilities, dog area, a fishing pond, bbq area. Free wi-fi and they put on activities for the guests to get together. The staff is sweet as can be and happy to answer any questions. If you're debating between this site or another one, don't hesitate to check this park out. They honor Good Sam 10% membership. Their website provides much more details. The magnolia park itself is mostly great. Love the sites, love the grown trees, love that there is a lot of grass but the roads are paved and everyone has a good amount of space between RVs. The fishing pond has been nearly empty since we moved in December, but they have made an effort to refill it. The pool is nice, but the rules are excessive. On the other hand, the management and employees here are beyond unprofessional. If you call and make any kind of complaint, anticipate being retaliated against and asked to leave. This has happened in MANY cases within the last two weeks. They pick and choose who is required to follow rules and who isn't. They sneak around taking pictures rather than kindly informing you of any policies being broken and if you ask what they're photographing, expect to be kicked out of the park (no kidding). If you try calling and speaking with a manager, expect that nobody will ever return your call and nobody knows who to contact to make your voice heard. The park has great potential, but the lack of professionalism, business knowledge, customer service, integrity and absolute lack of respect is unacceptable. Something needs to be done. My husband and I are full time RVers and home-base from Leisure Lane. We've been there for over a year. I won't go into problems raised by other reviewers about previous staff, but I will say that the new management has been such a pleasant change. The park itself is beautiful. There is a large clubhouse where guests are invited to enjoy frequent activities, a large dog park (which our dogs love!), an amazing pool and hot tub area, and a great community of people! It is not unusual on a cool weekend evening to find groups of neighbors at one of the community's fire pits for an informal gathering with friends. The sites themselves are not crowded on top of each other, and it's nice to have a little elbow room around our site. We love it here! read more

A place to call home! We are full time RVer's and found this RV Resort about a year ago. It is a beautifull Park in a country setting. Spacious level concrete sites, paved roads, big rig friendly, well maintained grounds, spotless restrooms and clubhouse. Staff very friendly and helpful! Among the numerous amenities are curbside trash pickup, spacious, fenced dog park and an active social, event calendar. Without going into details, there was a recent Management change which has really made a difference in the energy and atmosphere in this wonderful place to call home. read more

I stayed in this park for 4 months, and I really loved it. The staff was super helpful, and I felt very safe throughout my stay. The amenities are great, and the whole place is extremely clean and neat. I was new to living in a camper, but my friendly neighbors and staff members helped me figure things out when I got in a bind. The only minor complaint is that the WiFi is mostly unusable. However, cell service is good in the area, so I used my phone hotspot. Overall, I had a great experience. I would absolutely stay here again, and I highly recommend it to anyone passing through the area. read more

Beautiful clean park. However the management leaves a lot to be desired. They change the rules depending on who the defender is and rates have increased rapidly without much notice. They are notorious for overcharging people and entertain a lot of gossip playing guests against one another. After being a longtime guest we decided it was time to get away from the toxic environment at Leisure Lane RV resort. In the past I have recommended friends and family to the park however after how management handles the park...I would NOT recommend this resort to anyone. read more
