I paid $5000 to have my home loan modified.. Nothing was modified.. I requested a refund and was told I would have to sign an agreement to not sue him and he would return what was left.. Leo Flangas did a Loan Modification for me with guarntee if he couldn't get me a modification they would refund me part of my money back, he never got me a modification and never gave me my refund. Instead he handed me over to a non profit organization that did ab soluteley nothing to help us. . He never honor his contract by not giving me a refund. Also they moved their office on Bonnivill Avenue without a forwarding address so no one could fine them. However they are still listed in the yellow pages and with the Better Business Bureau. They have disconnected their phone but he still is in business as a Atty on 3 rd street. All I want is my refund of $3,000.00. Do not trust this attorney. read more

Mr. Flangas is an agent for the Law Firm of Attorney Loan Negotiators. They are an unethical group that did not deliver on a loan modification. In addition they did not honor a contract promising a refund if their actions were not successful in the loan modification. Signed contract in February 2010, requested refund in December 2010 after nothing was done and have been promised payment on two different occasions via letters. Still have not received anything. The unethical behavior and lying is evidently SOP with this law group. read more

Hired Leo P. Flangas to assist with home modification loan. We were current on mortgage payments and just failed an attempt with the loan company directly. My husband just lost his job so we knew we couldn't keep current on mortgage payments. Was informed by associate that as long as we were current nothing could be done. We never met with Leo Flangas though we were told he would be working on our case and we would work directly with him. In fact we never met with the same person twice. Their contract stated we would be reimbursed part of our $4400 charge if they weren't successful in a loan modification for us. They appointed an Attorney 3 days before we we were informed of a mediation meeting which we were never informed would happen. She was absolutely clueless as to any knowledge on our case. We were denied a modification and they never refunded any money to us. They lied blaming us for being out of touch with them even going as far as stating our phone was disconnected which I proved to be a lie. We had 3 numbers to be contacted at. Their office never returned phone calls. This firm doesn't deserve to be in business. read more
