It has been about a month since moving into Parc, and as a new resident, I can say I absolutely love this place. I have one of the carriage homes and they are beautiful. Gives the sense of being in your own home with no one above or below you. The few residents I've interacted with have been very kind and welcoming. Kind of gives the sense of community to where my last apartment it felt as if no one else existed. Property is beautiful and I love inviting friends and family over. They're always surprised that I live in such a nice looking place. The process in which we looked for the right apartment was nothing short of outstanding. Our leasing consultant, Lina was such a pleasure to work with. She never minded answering all our questions and repeatedly showing us around the property. It felt like Lina cared about making our move as easy as possible by being so accommodating for our schedules and addressing all our concerns. I am so glad we met her and I am excited to have her as my point of contact and know I can count on her during my stay here. As far as maintenance, we haven't had any issues, but I did run into one of the guys, Omar. He seems like a very nice guy and was very friendly when I ran into him in the hallway. If you are thinking and trying to decide on a property, you should definitely pick here. You wont regret it. Oh.... and parking.... the best parking I've seen from any other property. This place is a nightmare. Something is constantly breaking, when they "fix" it another issue arises with the same appliance. Please see the attached pictures. This was the door to the building last night. I was not able to enter the building where I live and in my attempt to I cut my hand. Management was aware that the handle was like this during business hours. It absolutely shocks me that they would leave the door like this when it is how residents get access to their apartments. I waited outside for 25 minutes to be let into the building. This is completely unsafe and really unacceptable to have been left this way. read more

Lovely apartment complex. GREAT location! It is super convenient as it is really close to everything you could possibly need: mall is across the street, within minutes of Wegmans, numerous places to eat, a short drive away from One Loudoun and Reston town center. The apartment itself is really nice. However, the things they promised to do before I moved in still are not done (I've been here for 2 years now). One team member in the office will tell you one this and someone else will tell you another. Getting things done takes major effort. The maintenance team has fixed two plumbing issues by simply painting over it. When the issue happened again we had to specify "please do not paint if it, get to the root cause of this so it doesn't keep happening." I don't know anything about managing a property but that's just common sense. Overall I've enjoyed living here, and would recommend it with a warning that you will have to deal with the issues I mentioned above. read more

the apartments are good so far, haven't had any issues with front office. i had microwave and shower head replaced, but the maintanence crew was great. my only gripe at this moment is idiot and in considerate freaking neighbors who have home theater systems turned up after 10 pm. my solution is, go get a freaking house if you want to hear the movie effect. the only way to fix the issue is, knock their door down and rip the crap out the wall.... the complex need to be very hard on these tenants that break the noise abatement and curfew rules. read more

We have lived here in Parc Dulles since 2014. The property is beautiful and you will simply love living here. It is also close to Herndon where I work . The apartment has very cool amenities. The grounds are well kept and neat. My experience with the staff has been cordial and respectful. I wish others will be considerate and stop smoking in the common area. Otherwise wonderful place to live and raise children. read more

I read through the reviews on here and am truly quite surprised at the negatives being listed. I think like in many cases, there are always anomalies and most happy people do not take to yelp to praise positive experiences anywhere near the amount of people who post negative. I think it is important to keep in mind this community is comprised of hundreds of units with people from all walks of life residing within them - families with children, young professionals, animal enthusiasts, etc. - a plus in my book. If you are considering renting here, a small handful of negative reviews should not stop you. I would suggest you stop in and see Sidney at the front desk yourself. Talk to the property manager Valerie if you have questions. Both are amazing and living here is too. We moved in last January on really short notice. The process was easy and seamless. Any small issues we found were resolved quickly. Even if you were buying a brand new house, there will be issues. The question is how and when they are resolved. Maintenance here works very hard and consistently responds/resolves issues within 48 hours - many times working into late evening to get things done. The grounds are meticulously maintained (with the exception of some dog owners who do not clean up as they should from time to time which is not a Lerner management issue but a decent human being issue if you are a pet owner). The amenities are beautiful - and free (free game room, free movie theater, gym, pool). The mixture of building and apartment types provide the feeling of living in a townhouse development intead of a standard apartment complex. For those with children there is lots of green space to play and explore and the location of being right across from Dulles Town Center and right now the road from One Loudoun cannot be beat. We had a water leak shortly after moving in - it was a cold winter. Valerie the property owner was on top of it 100% ensuring our apartment was returned to normal quickly and at the same quality we rented. The carpet had to be cut up to dry it and did not seam back together perfectly. She authorized new carpet installed even though new carpet had just been put in the unit before we moved in. I do not think it is realistic for people to expect things will never go wrong (stuff happens), but we should expect a customer focused, service oriented perspective from management staff and maintenance. Apartments are good and clean. Management staff isn't cooperative. The very first time I called to rent I was given a rate and I wanted to sign up right away. The lady said you can sign up when you get here and I wasn't local. The very next day when I got there the rates had changed and she never told me that could happen. After I left the apartments I had to make several calls and little over 2 months to get my dues back. The staff at residential office kept telling me they will pass the message to corporate and nobody would get back with me. They tried to charge me extra rent when I had dropped my keys in the drop box the day my lease ended, they maintained that the office didn't get the keys on due date and added 2 extra days. The staff gives you wrong information as in my case I was told when I'm on month-to-month lease I don't really have to give 30 day notice, which obviously is false. They finally gave me my dues back, but it was very frustrating experience. read more

We moved in to the Parc Dulles in July 2013, and were impressed by the amenities described to us. We were unable to do a walk through of our apartment because it was still under rent and instead taken through a handicap unit in order to get a general feel of the apt. End of June, I contacted the complex to ask if I could see our future apartment because of several differences between the handicap unit and "ours". I was told no. 1st not their policy to do tours when the apartment isn't ready, & 2nd the apartment wouldn't be ready till the day of our lease signing. We signed our lease, given a form to complete about the condition of the apartment, and sent on our way to our new home. Broken shower head, broken toilet handle, broken blinds, trash and broken glass in dishwasher, broken shelf and drawer in the fridge, visible evidence of water damage in nearly every cabinet and big water stain on carpet (was never disclosed to us), gas stove leaking when trying to light it (not your normal gas ignition), dent/scrape in paint large enough to be seen in an entirely different room, stained carpets which appeared to have just been vacuumed before we walked up as they printed our keys (which were wrong the first time), and missing and un-working smoke detectors. This was all on Day 1. And then..in to our third day our fridge began to leak, and we submitted yet another maintenance request. We had just gone grocery shopping for a couple items the day before and left a note stating we had over-stocked the freezer and blocked the vent in the back. Next day it leaked even more than before. Another service request.. came to fix it but still broken.. another service request and complaint to the head of maintenance.. came to fix it but still broken.. finally we have to demand a "new" fridge. Ongoing issues that have never been resolved.. 1st) the random and unexplained beeping of our smoke detector (which is awesome at 3 and 4 am) although it has been "fixed" by the maintenance staff at least 5 different times.. 2) the pool cues are always broken, missing keyboards in the business room, the theater is taken over nightly by a gang of teenagers and a simple single piece of paper, and the cords are barely work - I'm not helpless and it took me over an hour to untangle and sort out all the working and shredded cords for the t.v. and sound system.. I'd like my amenity fee back. In August/September they installed high voltage bulbs due to complaints by tenets that it was too dark while they are walking their dogs. Two of the street lamps are directly outside and at eye level of our apartment windows, esp my bedroom. I think you can see where I am going with this. 1) why would you install it directly outside of someone's window 2) before installing super bright white lights, how about fixing the previously broken ones and replacing the burnt out bulbs all over the complex. In October I had a slip when it came to our rent.. family emergency, were out of town and then I remembered "I forgot the rent?!?!" I go to the office with apologizes and explanation. Each person, including the new manager, asked me "Have you ever been late before?". "No, never", and I am told I must pay them an additional $300. There's nothing that can be done?? "Only the corporate office can waive the penalty fee." Can we call them? "Sorry we can't help you." So I call Lerner Corporation, finally speak with the director for Parc Dulles who has no knowledge of the issue and apologizes profusely for the mis-handling by her staff.. "of course, we offer a one-time forgiveness". When I go to pay my rent, one of the 'very helpful' agents tries to take credit for resolving the issue with the corporate office on my behalf. To which I end with one last piece.. I reviewed our lease to see that we need to give notice that we plan to vacate by June 1st (60 days). I go to the office to ask about the status of their offer letter for resigning the lease. I'm told they should be sent this week..nothing. I go back again, and treated as if I'm wrong for asking. I'm told it really doesn't matter what happened before the month of October because she (the property manager) wasn't there then when I review all the issues we've had. I'm told about her 20 plus years of property management experience, to which customer service should be paramount but she has yet to have followed through on one thing she told me she would do. read more

When I first moved to Sterling from Florida the staff was super friendly and knowledgeable about the area. They were very accommodating and made it easy for me to check out the complex, which is by far the nicest and most affordable in the area; especially considering its prime location! Lina Rodriguez is amazing, she has been nothing but helpful and welcoming to any and all of my needs here at Lerner Parc Dulles. The complex has so many amenities that I can enjoy like a sweet movie room and they take out my trash! AND they're pet friendly! I can pay my bill online, request any maintenance issues and submit this review all from the app they provide, LOVE IT! The office is constantly putting together events for the residents, which has been a great way for me to meet people. Honestly, I can't say enough good things about this place. If you're looking for an apartment, you should make this your new home without a question!! read more

Thee worst renting experience I've ever had in my life. I was new to the area and was shuffling through my search for apartments in a rather quickly manner. I observed the photographs of the apartments and decided to give it a shot especially with it being so close to my soon to be new place of employment. I went on a tour with an leasing agent who informed me that the two other properties which was in close proximity to Parc Dulles (where I decided to reside) were all accessible to tenants who resided at any of the Lerner community Properties in the area. I asked that question in regards to the amenities in each building. As I put in the application it took forever for them to get back with me as far as a deposit amount, which I should have probably taken as a sign of their poorly operated business but I decided to look over it. I received the keys to my apartment on the 22nd of August which was a Saturday, at which point I had to moved all of my stuff in but return back home to finish my last day of work which was the 24th (Monday). That Saturday I recognized the washer and dryer units were not working for some reason and informed them via telephone the day of at which point they apologized and said "it would be taken care of by Monday" I agreed that that day would be okay due to the fact that I had to return back home to finish my last day of work. I returned back to the property by Tuesday August 25th to realize that the washer and dryer unit that I was told that would be fixed by Monday the 24th would be taken care of by then. At which point I physically went to the leasing office and reminded them of the issue. Long story short, the washer and dryer unit was not remedied until 2 weeks later which I have all documentation proven this issue as well. During the month of October I was emailed by another leasing agent stating that I would be able to pay my rent for that month with my credit card and the credit card fee of $60.00 would be removed. When the fee was not waived she emailed me and apologized as I told her that "the fee not being waived is. It my fault as I was told by you that I could pay my rent with my CC and the fee would be waived. I took my concern to the management who informed me "because a 3rd party company charges the account, there was nothing they could do" even though the only reason I paid with my credit card was because a leasing agent of theirs told me prior to me paying that "this month she would waive the fee due to the inconvenience I faced with my unit not being fully functional. Fast forwarding through the issues. For the month of November I paid my rent by placing by checking ma account information into my login through the tenants portal. When entering my routing number mistakenly I entered one number in wrong at which point. I did not initially recognize this mistake because after I submitted my payment for the month for the Month of November I received a an email verification of the submission of the payment. On the 7th of November I received a letter on my apartment door stating an "NFSD" fee as well as a late fee of my rent equaling $250.00 extra on top of my rent. I went to the leasing office and tried to explain where the error might have taken place and if the late fee could be taken off as I pay my regular rent as well as the NFSD fee that would be appreciated especially considering all that I had to go through with moving into the apartment the leasing office agents informed me that would have to go through the manager. Trying to get in touch with the manager was a difficult task of its own and which she never returned any of my phone calls and handled all communication through email. I was told that if my payment was not pie in full by that Friday at which point it was already Tuesday, I would have to exit the premises and anything left in the apartment after that would be the property of Parc Dulles as well as I could no longer oh my rent through the portal and I could only pay it via money order. (I wish I could be making his story up but I have every piece of documentation to verify what I'm saying). Fast forwarding when it's time for me to move out, I was told by the property assistant manager (Earnest) that every resident has to pay a $60.00 carpet fee that's in everyone's lease on move out day or corporate will charge you up to $200.00, I asked if he could point out exactly where it said that on the lease and he replied "it's not his job to point that out but I can look through the lease and find it". I agreed to oh the money at that time at which point I'm disputing the charge, to come to find out that when receiving my deposit. Ack they took out an extra $57.00 dollars because they said "it was a stain on the carpet & for carpet stretching" I had an idea from previous encounters with this company they would try to play some foolish mess so I took a full video of the apartment which does not confirm their allegations. I will be taking them to court!!! read more

Can I put no stars? So when I first came this place, it looked too good to be true, everyone was so nice, the place looked beautiful. But move in day I was shocked by every outlet. Static they said, but actually one of the outlets has a broken wire or something, another one doesn't work, another is popping out of the wall. All still never got fixed so I gave up putting in the request. My friend that lives in the Windmill complex has a wall burst on him due to poor plumbing. A girl that works at Tilted Kilt has had lung cancer and her vents were crap. Her neighbor burned bacon and a lot of smoke accumulated, traveled through the vents and into her room. The apartments took no responsibility so she took them to court for her medical bills and won. They have massive amounts of law suits on them. They will lie but just ask around, everyone has a story on them. In the summer, bugs are everywhere and they even sent out a notice basically blaming the attendants for being too messy and to be cleaner so the bugs won't be a problem. The maintenance is chill but I have had them over repeatedly to fix stuff like my window over and over to the point of just not wanting to deal with it anymore. They do some ghetto fixes. The window for example flew off when it was windy during the winter. They came that day thankfully but they just stuck it into the wall. I can't open it. So I had them back to fix that. They took it off and put it back on. Still can't open it. So I decided to leave it until the lease is almost up so I don't get hit on it then. So lets talk about the office and managers. They are against the residents. My roommate was late on rent but we turned it in on the last day and we called them to make sure they got it. Whoever picked up the phone said everything would be fine. The day after rent day, we got a late fee notice because they processed the check late. We got hit because of their slowness. So we ignored it. A week later we got a court notice. Really? When they get upset they get the law involved without hesitation. I went over, explained everything and after arguing kindly even though they were being dicks, they finally waved it with a "one time late fee wave". So we started turning it in on the first day of rent. Rent is due on the first of very month with 4 days extra of leniency. So my roommate had his girlfriend write the check, every time by the way. It was accepted in her name before. They didn't cash the check because it wasn't in his name even though it was in an envelope with our apartment information on it. They said they take the checks out of envelopes without looking at the envelope for notes or anything so they didn't know who check it was. How is that our problem your system is so fucked up? So again I went over for my roommate to quiet the waters. I gave them a heads up when and why I would be over for a peaceful conversation of understanding. I met with the manager. He said that since it was in the name of his girlfriend he assumes she is living with us so we are going against the lease. Yeah that's off topic. Did you get the money? yes. Do you now know who's it is? yes. So what's the problem? I asked to explain their system so I understand why waving this since it is a legit reason and not "o we forgot rent" thing is so hard. He said he could wave it, no questions asked, no problem, nothing would happen to him or his employees. This guy looked me in the eye and said he could do something but won't. He kept throwing my roommates girl at me, how I was breaking my lease and all even though I never said she lived with us, never said anything about breaking the lease. I only sat their and took his shit because I guarantee he would come in our apartment over and over until he screws us and gets his rocks off. I sat there, hands tied behind my back, beat by his words like a kid being scolded for something he didn't do on behalf of my roommate, all to make sure he stays the fuck away from us. This place screws everyone over and over. Once my friends and I were in the pool pretty late. We got there before the place's automatic doors locked and stayed a long time. I just figured if anyone had a problem with the noise they'd just come over and tell us to get out. We would happily leave without a problem if anyone just asked us to. But nope, they called the cops on us. I almost got jailed for trespassing at a place I live at. They get the law involved without hesitation. No warnings or anything. This place has no customer service or give a shit about us. I had stayed in places with more bugs, more problems with the plumbing, AC, electricity, internet etc. but at least they cared. That is up until some of them got replaced with bigger companies. Fuck this place, I encourage all to stay away and if you don't beleive me go into the mall area and ask around. Pretty much everyone that works at the Cheesecake Factory, Titled Kilt, Red Robins, PF Changs etc all live in the Lerner apartments. I'm moving. read more

The apartments themselves are very nice and the rent is competitive with the area. The grounds are nicely kept. The management is a whole other story! I'm guessing it's the GM or main Property Manager that is the problem because you NEVER see the same people working in the office month to month, except her, and she's one miserable, rude, people-hating individual! Because of the turnover, it is close to impossible to get an answer other than "Im not sure" because everyone is new. We had so many issues moving into our unit; depending on who you talked to it either hadn't been cleaned, or they didn't have the keys, or maintenance still needed to get in there. Then there are the weekly fliers on the door knob, usually about something intrusive that you have to lock up pets for, or the obnoxiously loud fire alarm testing that goes on for at least 20 minutes per building, and it's so loud you can't hear yourself think! I'm sure the several times it's gone off for no reason (once at 6am for at least 15-20 minutes) the fire department doesn't have to be called or notified because they can probably just hear the alarm going off from the firehouse! Many times they put the fliers on the door that something is scheduled where you have to lock up your pets or they can't even be in the apartment, and then whatever was scheduled doesn't even happen! Someone in my building took several days off of work because of being told he had to get his pets out and he would come back later that night to find out he took the day off for nothing! I'm just glad to be out of there! There are apartments that are just as nice and you don't have to deal with all the hassle! read more
