Five stars. We had an initial consultation with Libby to sell our house. We had short deadlines and considerable organizing and work to do to prepare to sell. She was proactive and organized the entire sale and move for us. We trusted her decision making completely and it worked out wonderfully well. She orchestrated everything from repairs and updates to the property to finding help for us to sort and dispose of our belongs right down to separating for recycling and donations. She even personally moved and stored some of our furniture over the winter. Libby kept us to our own deadlines and expectations, always proactive with her communication. She met and exceeded our expectations on the sale. After selling we had planned to rent to have time to find a new property. Libby put no expectation on us that we needed to continue to use her service; however, one Saturday morning we saw a listing that interested us, texted Libby and she arranged a viewing for us that same day. We had our offer in and accepted by the next week. Again, during and after the purchase Libby went above and beyond. We were out of state in quarantine and she basically took possession of the property for us, helped prepared the house for us to move in and has continued to make sure that everything is going well. I'm from California and was relying on Libby to help with selling my sister's estate. Amongst the worst experiences I've ever had trying to work with someone. In my experience real estate agents are usually skilled communicators. Libby is one of the worst listeners I have ever encountered. I repeated myself constantly to give her simple instructions. Turns out she did not want to listen, she prefers to do things her way. I told her not to allow anyone into the unit, she allowed people in. I told her not to contact my family members directly, she contacted them directly. I told her to tell me when to have people pick things up, she ignored me. Amazing how awful people can be. And then she has the nerve to complain that I'm not being grateful and taking enough time to have endless FaceTimes with her so that she can blab on and on and ignore everything I've said. I write a bad review once every 4 years. Congratulations Libby, you win the award of doing such a bad job that I feel it's my civic duty to write this review and add to the list of the other one stars you've received. read more

Realtor had such a bad attitude. Extremely unhelpful and very condescending. Would not rent from them. A little courtesy goes a long way.

One of the most poorly run, unethical organizations I have come across during a recent move to Rhode Island. My wife and I sought the services of Libby Kirwin Real Estate during a recent move to Rhode Island. Alice Lahoud, Libby Kirwin's broker showed several homes to us in November of last year. After many not meeting our needs, Alice stated that "a home had just come onto the rental market" after the sale of the home had fallen through. After 90 days of horrendous living conditions and moves to and from home to hotel and temporary homes due to two separate sewage back-ups of septic into the basement, and countless weeks of dealing with sewage vapors throughout the home, we ended up breaking the lease with the Landlord. After breaking the lease, we became aware that Libby Kirwin was fully aware of the failing septic system. My issue with Libby Kirwin Real Estate is that they were also the Real Estate agent for the seller of the transaction that previously fell through, and knew the reason for the sale not going through was septic related. During the 90 days that we were in the home in the unsafe living conditions breathing in methane gas vapors, no one acknowledged that there had been a septic condition. Miraculously, one week before we vacated the home, preparations were being made to completely replace the septic system. My family ended up moving out of the home and finally settled outside of the judicial system with the Owner of the specific property in question. Libby Kirwin Real Estate misrepresented the rental home to us when we entered into a lease agreement. Their negligence resulted in an unsafe living environment for our family. Not only did they misrepresent the condition of the property, they willfully deceived us knowing that the septic system had failed prior to even showing us the home as potential tenants. My concern, and this review, is in regards to the services provided by Libby Kirwin Real Estate specifically in her handling of us as potential renters. We sought her company's services and assumed they would represent us in good faith. The perception is that she is most concerned with the selling and renting of properties as transactions. She has no concern for the welfare of potential renters and their families. I would caution all future potential consumers to do your research independently and educate yourself on the company you are doing business with. A quick review of the Rhode Island Office of the Secretary of State website (http://ucc.state.ri.us/CorpSearch/CorpSearchInput.asp) will appear to show that the company(s) cannot seem to manage their own administrative affairs. Libby Kirwin Real Estate's business license was revoked on 8/1/2012. In addition, LKRE, Ltd's business license was revoked on 6/3/2013. Again, I simply suggest a high degree of due diligence prior to finalizing any real estate transactions with this so-called "company". read more

My husband and I recently had the pleasure of working with Libby to find our new house. She was great during each phase of our search - first, the house that needed too much work and we passed on making an offer. It was great to have her knowledge and experience behind us to support our decision. Plus, the seller's agent seemed like a *ahem*, and we needed a buffer for that. After a considering a couple other houses, we found our new home and embarked on that process. Libby made everything so easy! As a renter for the last 16 years (military), I have never experience such a horrible experience with a property management company. I agree with previous negative reviews that she does not get back with clients. Or as in our case, when she did, was extremely rude. She caters to her high end clients but has to realize, some of the non-million dollar clients are just as important if she wants to be sucessful. On numerous occasions, meetings were scheduled and never showed up. We were also lied to about amenties to the home (listings were incorrect), and were made so many promises that were not kept. And when we asked about it, we were told she didn't have time for us as our property was not worth her time. She did not make enough as the property mgr to worry about it. I do have to say she is consistant. As she gives great care to some clients, she is consistant in horrible experiences with the same clients over and over. I would NEVER suggest Libby Kirwin Realty to any client. read more

Heather Hinckley at Libby Kirwin Real Estate just helped us purchase our first house, sticking firmly in our court through a long and atypical negotiation process. Heather's knowledge of the nuance of real estate transactions is impressive, and she's an excellent advocate. She is firm, but very personal, and at our signing the mood was lovely and all parties were in good spirits. During our search phase, Heather was so closely attuned to our needs and wants that I sometimes felt she knew what we wanted before we did. She was attentive, emailing interesting listings to us regularly, setting up lots of viewings, and patiently working through the pros and cons of each property with us. She has a solid grounding in major home renovations from her personal experience. Since Heather is integrated into the Aquidneck Island community, she really knows the neighborhoods and real estate landscape and she was able to give us realistic advice and referrals to trustworthy, skilled professionals. Overall, Heather developed a personal relationship with us, so that she really understood where we were coming from. We would highly NOT not recommend Libby Kirwin Property Management to service your property. We used her company for nearly 3 years and received nothing but terrible reviews from our tenants. After learning this from multiple tenants and after experiencing first hand her business approach we are convinced she never cared for our house as any landlord would expect of a property manager. In short, we wasted a lot of money contracting with her company and moreover she continuously let down our tenants. We have since terminated our contract with Libby Kirwin Property Management and should have done so a lot sooner. read more

If you are a landlord or homeowner thinking of renting your property, please do yourself a huge favor and do not trust Libby Kirwin Real Estate. I used Libby Kirwin RE to rent my home in Newport. They found the 1st breathing human and had them sign the lease. This person was not vetted, had no business renting as he could not afford the rent, had 3 child support payments, worked seasonal work, and had a pit bull. I stated no pets in the lease. Being out of state I relied on Libby Kirwin to act on my behalf. I found out the hard way when the renter did not pay rent, skipped on utilities, and the dog ruined my basement. I was out over $8000 and all Libby Kirwin did was offer to find me another renter, at an additional commission - No thanks. They want their commission and are deceptive in getting it. read more
