The irony of driving a bright blue truck that states, Liberty "protecting your investment" and then driving in such an aggressive manner that my personal safety and most important "investment" (my life) was threatened. Last week prior to giving an educational talk for seniors in Mt Dora a person driving a bright blue truck with Liberty "protecting your investment" aggressively prevented me from merging. I admit I should have planned sooner however I was navigating a new and unfamiliar area and I was taken aback by how aggressive the driver of the blue "Liberty, we protect your investment" truck was in not wanting to let me in. If this is how this person is operating in the community then beware. I'd look elsewhere for a property inspector. A simple decision to not choose to be kind, actively choose to be aggressive and not assume positive intention of citizens in your community has effects especially when your business name and phone number are posted on your vehicle. There were measures we could take to harden our home against hurricane damage therefore reducing our homeowners' policy premium. He then referred us to a company that retrofits hurricane clips and straps. This reduced our premium by 40%! We are ecstatic! read more

Called Liberty Home Inspections to get a 4-point inspection for my condo. An hour later, I found out from the insurance carrier that the inspection was no longer needed. When I called Liberty to cancel, same day, within an hour of making the request, the gentlemen on the phone hung up on me. Very unprofessional. Will never use them again. read more

Buyer Beware - Do Not Do Business With This Company ** I will update my review when Mike takes financial responsibility for the terrible work his company did. ** Similar to another review I saw on here, we had Dennis come out to our house. He did his inspection while we were not present. His follow up call was "It's so good of a house, I'd let my own mother live in it." He pointed out 3 areas to look at but indicated all were consistent with normal maintenance on a house. MOLD / HIGH HUMIDITY. This was only labeled as "bio-organic growth" that was consistent with normal properties. Dennis both via phone or through his inspection report did not mention any concern with this other than to have it cleaned. However, the problem was so widespread that in just over a month mold continued to grow further onto doors, behind closet doors, windows, vents, and all throughout the AC units. We had it professionally tested (at least 2 strains detected). I did clean it as advised and noticed a bunch of holes above the air handler. As we investigated it more, there were several holes there and in our duct work in our attic, including one major tear in an easy to find spot. Dennis? He stood in one spot at the entrance of our attic, spun around, and took photos there. Had he walked 10 feet he would have seen a massive leak contributing to the humidity, or had he even looked closer at the photos he DID take, he would have highlighted growth there too. The attached photo is one of many I took showing significant openings he should have easily seen. Had we understood it was no longer concentrated to one area would have let us know it was taking over the house and needed to be addressed immediately. We have now had to pay out of pocket for ductwork repairs, follow up duct inspections, and sanitization services just to remediate this problem. How much of an issue was the humidity? We were running an 8 gallon per day unit 24/7 emptying it as soon as it filled up several times per day AND night. Dennis mentioned he noticed it was high and my hope would have been that would have been an indication to him that he needed to put a little more effort into looking into the issues. I'm mortified and scared that we moved our children into a home that had such wide spread mold growth and worry about any long term consequences this could have to their health. This is by far the biggest miss their company had in this. Their negligent handling of the situation put my family's health at risk and is unacceptable. REMAINING ISSUES We have stucco issues far bigger than Dennis ever made them out to be. We also had several issues among 4 appliances in our home, 2 of which he took photos of them broken but said they were fine. Another was significant enough to ruin a $1000 dryer. I also found out that Dennis wasn't even qualified to be there to inspect my solar panels meaning a major component of my house's structure / electrical system couldn't even be checked. Not only that, he never even went on the roof opting instead to take photos at a distance from his drone. And yes, we've had issues with our electrical / solar systems too! I'll include more details when I can find a place to post them (I was exceeding Google's character limit). What I can leave for the moment is this: After sending a spoliation of evidence notice and demand letter to Mike, he has gone silent. All we initially were seeking were to have him cover the cost of mold repair and remediation and were even offering to work with him in helping to select the vendor this would be done through. As a result of his company's negligence, we initially sought support from the Better Business Bureau who has advised us to go to the Attorney General next. Problems happen, and man we sure have had a lot of them, but it's how you take responsibility for them that defines you. Unless Mike takes responsibility for his actions, I can not ever recommend you use this company. read more

I called Liberty property inspections when I was looking to purchase a second home for investment so the biggest concern for my wife and me was that We were buying a solid home with not a lot of issues. From the Time I contacted them they made me feel very confident I chose the correct company to inspect the home from there professionalism and knowledge and the way they explained everything in normal terms The reporting was awesome. They found a few things that needed attention but no deal breakers but I was able to use report to help negotiate a better deal for home. I used Liberty Property Inspections late last month (April 2016) on the recommendation of our realtor, Richard Biehl w/La Rossa Reality. I have to say that I'm extremely pleased with their service. Denis, our assigned inspector was on time, friendly and very thorough. He said the inspection will take a couple of hours, maybe longer and I think he spent a little over 3 hours looking at every important nook and cranny. He pointed out potential future problems (like bug intrusion from trees touching the walls), things that need to be addressed before purchase and even pointers on how best to address cosmetic stuff. Their termite inspector had the same level of professionalism and knowledge about termites and how to look for intrusions and protect the house. I've used other inspectors before for both commercial and residential properties as a buyer and never left with the same level of confidence that Liberty has given me.
