Worst company ever! Rude, disrespectful, incompetent staff. They did not take my request seriously though the matters were reported, left me with a toilet for weeks and blamed me though this issues were due to a faulty system. The staff the made me leave early, told me if I did I would not be charged, though I paid to the end of the month, I moved early and was still charged. I left the home in perfect condition, I had it professionally cleaned and paid for paint and blind replacements and still did not receive my deposit back due to the same broken toilet I reported all along. I spoke to the manger who told me I had 10 minutes to speak and after every minute would count me down saying you now have 8 minutes, 7 minutes, and though i was being professional, she eventually hung up in my face because I was out of minutes. Worst company to rent from. They don't answer the phone. They don't care about anything going on unless it involves getting them money. They charge for any matience that takes place within the rental. The office ladies are rude specifically Melissa ?? I think that was her name. You rarely get responses. By far the worst company to rent from. They charged almost $1000 of my rental deposit saying I used the wrong color of paint when in reality I used the paint they left & used in the apartment. I wish I had read the reviews prior... same issues here, my refrigerator became inoperable on 6/26/22 as of 8/3/22 it has still not been repaired. Also submitted an issue with mold due to water build up, requiring a drain to be placed. The level of inaction or communication is astounding. Carpet needed to be replaced prior to move in, the home condition was never inspected by lifestyle before move in. Very poor follow up and support of tenant -only text and emails apparently. To update: 9/1/2022 - repair person just left after 6th attempt at repairing, will know by tomorrow if this time it worked... my kitchen is still cluttered with the 'spare' refrigerator that I had to push for... it's unsightly, but I needed a fridge. I have had to be here for each visit by the way, 6x away from my working hours and or personal time. read more

Terrible communication! Someone named Hanna failed to respond to my daughter and two roommates constantly. They would receive message's threatening collections, despicable. The only way we got things settled was when Tonya, a collections manager, took the time to reply, communicate and sort thru our issues. When I emailed Hanna to inquire about the deposit, a very sassy reply that it was done yesterday is what I got in return. It is criminal that they answer a parent?! And not young adults. I was a tenant in a property managed by Lifestyles for 4 years. When I moved in the spaces were dirty, floors were covered with paint overspray, there were unpainted drywall patches throughout the rental and the owners building materials stored in my rental garage. I maintained the property very well while I was a tenant. I paid my bill on time each and every month, cleaned routinely inside and out, replaced lightbulbs, AC filters, hung minimal photos or items on the walls, contacted them if there was a larger concern, made myself available for scheduled repairs and provided feedback on those repairs. When I made the choice to leave, I communicated my intention as required in the lease. When the rental I was expecting to move into fell through, I informed the company and negotiated an extension. After having to coordinate this extension with the HOA, a 5 day extension was approved. That was November 2023. I reached out via email and phone (had to leave messages as NO ONE ever has answered the phone at their office during business hours) multiple times to verify activities with the vacancy. I wanted to know results of their inspection, process for return of my security deposit, etc. Nothing... for months. In April 2024 I sent another email (having sent 1 or so each month with no response) I finally got a response from them stating that my security deposit refund has been sitting upfront at their office because the registered mail had been returned to sender undeliverable. (Sent to my address but never received or signed for). She also asked me if I wanted to come pick it up. I requested that it be re-mailed to the same address and I received it about 10 days later. When I opened the letter I was amazed to find that they had made use of $1000 of the security deposit for repairs and fees. I have photos of every room and angle to view the entire rental unit that document the condition of the space when I vacated. There is no justification for the inappropriate use of the security deposit and I do not accept the fraudulent claim of these funds. I responded to this information to the company via email (remember no one answers or returns phone calls) and received no response in over two weeks. I've sent follow up emails, left voicemails and messages and have heard nothing. read more

I am a home owner and struggled working remotely with this property management servies company. Was difficult to get hold of anyone via email or phone. The tone of the emails lacked good customer service. When I moved to a different PM company, they made it as slow and costly as possible to move away. read more

When my lease is up, i am out of here unless I find something sooner, can't take the BS with this company. Where to start, I've been here for 2.5 yrs and all sorts of problems happen. I've put work orders after work orders in and nothing gets fixed, I was charged back charge for an apt that was never done or even called and recently charged back charge for AC issue which is still not fixed, everything leaks from the AC Vents, doors broken, light by garage doesn't work, flooring in the house coming apart, kitchen sink can't even turn, patio door broken and have a work order in system for 2.5 yrs and last message I got said a contractor was in the process 2.5yrs ago. I have to lift the patio door out of track in order to shut door and handle is broken zip tied to door, sliding screen door bent and broken had to repair screen myself security bar on door not function door barley locks cause it's broken.When I moved in didn't even get a pool key to access amenities, and continuing on paying for it, I was told if I want pool access I have to pay $30 for a Key, car got towed for parking on my own driveway, got fines for nothing and made company aware of and nothing happened. Lifestyle rentals is lazy and poor management. Front storm door broken doesn't stay open, moldings falling apart, crack on walls, had broken toilet seat had to buy myself to fix, and the list keeps going on. Upon move in everything was documented by realtor and nothing was fixed. The only positive is the garage has no issues, might as well live in garage. The apartment was dirty upon move in old tenant left dishes plates and pans in the cabinets and on top and the cabinets don't close properly and door handles broken and up stairs bedroom door does shut. The lack of communication and customer service has been stressful and utterly confusing. Even an acknowledgment or a brief update via text would have been helpful to ensure that I as the customer was heard and provided context for any delays in communication. This month-long situation highlights a glaring need for better professionalism and customer service training for the entire staff at Lifestyles Rental Services.When you call the office no one ever gets back to you.Tired of this when there is no communication. read more

I wish I could give them 0 stars. The worst property management company. They do don't respond to maintenance request. I was told I would receive a garage with my unit. Upon receiving my keys I was told it was unavailable but still was charged for the unit. Property was not as advertised on Zillow. Carpet & condo was filthy upon move in. 10 months after I moved in I received a text message from the property manager asking if I would like to rent a garage for an additional charge? It gets better... they also offered me to break the lease early at no charge to myself or my deposit. They then charged me for rent after I had moved out. Now I am unable to reach anyone at the office. I have called numerous of times and left messages and my phone number for someone to reach out to me and they never do!!! If it was possible to give no stars, I would! I have lived in my house for almost 3 years. For the second time, I've had issues with a major appliance. The first was a washing machine. It was obviously old when we moved in, rusted from the inside out. We requested it to be fixed or replaced (it started leaking and would not work anymore) and they sent out a repairman. He determined it would be cheaper to replace than repair since it was old and a relatively cheep washing machine anyway. THEN WE HEARD NOTHING FOR 7 MONTHS! I tried over 15 times to get updates, a call or email, and no response. I finally had to withhold rent and, like magic, it was replaced within the week. Now, the same thing is happening with our dishwasher. Maintenance was requested on April 22, 2022, a technician came out and said their was an issue with the board (IDK) and again, it would be cheaper to replace than repair. I have AGAIN requested call backs or emails with an update and haven't heard from anyone. I've made several requests on the maintenance portal and they all get cancelled as a "duplicate" but even though in the request I ask for a call back, I don't hear from Anyone. Tanya Kingsley is usually the one who deals with maintenance requests. When she was forced to deal with me after I withheld rent last time, she had the AUDACITY to ask me not to make so many requests on the same thing..... Well, Tanya, maybe I wouldn't have to if you would EVER RESPOND! read more

HORRIBLE. Worst rental company in North Florida. Don't even bother trying to contact the Property manager Tonya Kingsley she's like Casper. Very impossible to get in contact with, doesn't return phone calls nor emails. Called and smoke with Kay Bruni who told me "I just went to her office, she's on the phone. I told her you're calling.. Leave a voicemail she'll call you right back" after 11 separate phone calls this week still no response. To the 6 emails I've sent this week not one response. Worst and most unprofessional management company by far... They are running scams with the houses they rent. The house I rented wasn't even documented with the state! I was never able to receive mail from usps and other carriers because the addresses that they are using for the houses are not valid! People were knocking at my door saying they are the rightful owner of the home and that they are seuing the company..., it was really messy and uncomfortable to live there, not know what's going on legally with the place. Also people were moving in and out of the home next door that they managed. The same guy moved in and out multiple time within one year, he was very Suspicious. You can never really get anyone on the phone , they just text you instead. Also they never fix things, you put in work orders online and they are never attended to. The one time they actually sent someone out, he looked like a meth user and he didnt fix anything, he actually caused more damage!! Letter sent to Lifestyle Rental: I am in receipt of the invoice for the additional charges in the amount of $1,085.00 for Sumerlin in Bartram Park. I believe that I am not responsible for these items for the reasons mentioned below. Prior to moving in, I addressed these items in previous phone conversations and via email to Cassie and the realtor during my walk-thru. Most of the items listed on the invoice were things that needed to be done before I moved into property. I was advised by Cassie that the owner would not make any changes and was renting the property as is. I am unsure of the general cleaning charge since I left the property cleaner than it was when I moved into it. I took pictures of how I left the property before turning it back over to you. In addition, I had three people complete a walk-thru to verify this. The ceiling paint touch up was not my mistake because the HOA had to place a new roof on the property. I pointed this out to the realtor and Cassie, prior to move-in that stains were on the ceiling and was advised that the HOA is responsible.  I also had the carpet cleaned by a licensed professional carpet cleaning company and turned in my receipt to one of your representatives named Tonya. The carpet was in poor condition before I moved into the property.  We did no damage to your carpet. I have pictures of before and after to verify this. In addition, the property needed painting before I moved into it. I do feel this is a mistake since I communicated with your office about these items before moving in. Please give me a call to further discuss the charges and how we can resolve this matter no later than Wednesday, March 16, 2022. Thank you for your prompt assistance in this matter.04/08/2022  Amount reduced by still disagree with outstanding balance since property was clean and my pictures prove it!  RENTERS BEWARE!!! Got email not phone call to say fees will be $337.00. Don't agree with the $337 at all. Please was clean and i have pictures to prove! I contacted qualifying broker Ryan Robbins since he represents the agent that showed property to address my concern. He referred me back to the office and seemed to not care.
