We have had to replace so many things over time because they just throw things together. Now after only 5 years our kitchen lights are flickering. Turns out my electrician said they are cheap Amazon disc lights they just stick on the ceiling and now we would have a to buy a pack of 24 of them on Amazon just to switch one out. He said allot of builders are cutting corners to save on costs like this now. Doesn't surprise me about Lillian, they used the cheapest possible materials on everything and hire the cheapest incompetent labor. Our entire home site was littered with tons of beer cans constantly so they were all drinking on the job. They left the house dirty saying they were sending someone to clean it and of course eject sent anyone. Also left a huge hole inside one of the bottom cabinets we noticed later when moving in. It seems like we constantly find things that need replacing which started with our garage door and sprinkler system within months of moving in. They lie and push back dates constantly (by like 6 months) and are not worth the cost. I would never buy another Lilian.

At the end of February the house wasn't even close to being complete and our credit report expired so we had to go through that process again. We went and saw the house every weekend and week to week, very little was accomplished. During my "final walkthrough", I showed up to discover our garage door was still missing, concrete work still incomplete, bathroom fixtures not installed, large areas of paint not done, electrical outlets not working, plumbing not working, microwave duct work incomplete, weather stripping not done on exterior doors, a 3 foot high pile of dirt in the driveway, trash everywhere, and paint/damage needing repair. This was all 5 days prior to projected closing day. We called the corporate office to talk to someone and we're hung up on twice. Once I got a phone number from the front desk of a Jaret Crowe to talk to, we left multiple voicemails with no return call. Our rate lock expired and our rate increased by 1.75%. Plus we had all of our school, daycare, utilities and other aspects disrupted. Deposits lost as well. Due to other complications, we may very well lose the house at this point. I cannot recommend this company lower.

The Arbors Lillian Custom Homes Don't walk but RUN away from this builder... PLEASE for you own good, go through the reviews before deciding to move forward with Lillian Custom Homes. The whole team starting from the sales representative: Erin to the Project manager Jason and superintendent Neal, made buying a new construction home the WORSE experience ever. This builder's priority as stated from the sales representative is to ''build the house and sell it'' these guys are not interested on the customers satisfaction. We have so many items that were not fixed after the "final walk" (please see all pictures attached). On closing day they stated that they will not fix these item and that the house will be sold "as is" why did we do a walk through? Our time was not taken in consideration as we walk the house TWO times and a lot of items were left as is. Our house is also missing a window over our garage and we were not compensated in any way for the missing window. The house was completed almost 4 months late. Something that I cannot capture on an image is the scratches on our countertop, the counter tops were not polished correctly. Please see the pictures attached for the items such as - Extremality high interior door, all the doors have different clearance gap at the bottom of the doors (anywhere from 1.5 inches to 2 inches from finished floors) standard code allows no more than 3/4 of gap from finished floor this was brought up to the whole Lillian team, we also shared the standard with the project manager and still refused to fixed the doors. - multiple cracks on finished cabinets and protruding screws - backsplash tiles are touching each other in a way that grout was not installed between these joints. - stains on the wall - pathway to the house was damage during construction and instead of repouring the concrete as the stated they would.. they patched this section which it is showing signs of distressed. - door trims are not aligned some are not nailed to the wall correctly and all of them have different heights - wooden office doors have multiple splits. - nail heads are visible on the trim of the whole house - caulk on the cabinets has been done poorly. also if touched it smears therefore i don't think they used the correct material for the job Instead of fixing the items they would advise us to walk away from the deal. This was advise multiple times by superintendent and sales representative. That should have been a sign for us but we already had a lot of time invested on this build with hundredths of false promises. I will NEVER recommend Lillian Custom Homes to ANYONE !! There more items but I will be here for months.

We recently had Lillian build us a new home in Sandstone Ranch. Jenni was the sales manger for us there, she was fantastic to work with. We had several questions and she answered every single one. We have been moved in alittle over month now and are enjoying our new custom home. Thank you Jenni and thank you Lillian Custom Homes!!

Moved into a new Lillian home in the cross fence community on 3/23. On May 6th, a week before our baby was born, a storm blows through. Water was leaking from the roof in the attic in two spots and every single window on the back side of the house where the rain was blowing had water coming through the windows. Carpets wet and paint coming off the walls, It was a giant mess. I submitted a warranty claim that night in the storm so this issue could be fixed as fast as possible. The roofers were out first thing Monday morning and had the leaks fixed. Great company there. The rest has been terrible. Going on two weeks now and still do not have the windows fixed. AJ from the warranty department has been great to work with but it sounds like he can only do so much and is restricted from the powers at be of Lillian. Looking like right now that all the windows will need to be ripped out and replaced. All this going on while we have a new born at home. This is ridiculous. Don't buy a Lillian Custom Home because the quality is not there and they can't control their subs. I had a better quality built first home by DR Horton. Very disappointed and highly frustrated with my experience. read more

Seriously think twice before working with this developer. We were totally misled. The timelines we were advised never came to fruition. Because of this, we had to cancel. We were advised by our sales person prior to paying any earnest money, if we were to cancel before they started our build, we would receive our total deposit other than $250. Guess again! We lost our entire deposit. Do your homework and make sure you have an attorney review any and all paperwork before you move forward. Do not fully trust what the sales people tell you. read more

What should have been one of the most exciting milestones in our lives quickly became filled with stress, disappointment, and frustration. Lost time and money! Feels like FRAUD! From the start, we were met with broken promises, poor communication, and misleading information. Instead of being treated with respect and care, we constantly felt deceived and dismissed. Every step of the way revealed more red flags until it became clear this was not a company we could trust with such an important investment. Buying or building a home is one of the biggest decisions a family can make, and it requires honesty, integrity, and professionalism. Unfortunately, Lillian showed us none of these qualities. I wanted to share my experience building with Lillian Homes so that other potential buyers can make an informed decision. When purchasing in a neighborhood that is marketed as "custom" or "semi-custom," most buyers expect a reasonable level of architectural variety from home to home. Unfortunately, that has not been my experience. The Cedarcrest plan offers only three elevations, and while I understood that my elevation and brick choice were not exclusive to my home, I did not expect to see multiple homes with extremely similar combinations appearing so close together in the same area. The result is several homes that look nearly identical in close proximity, which takes away from the sense of uniqueness many buyers expect when investing a significant amount of money into a home. What was more disappointing than the design issue itself was the response from customer service, Salesperson (Kelly) when the concern was raised. Rather than acknowledging the concern or discussing possible ways to maintain better visual diversity within the neighborhood, the response was essentially that there are no restrictions in the CCRs and that repetition happens frequently. While that may technically be correct, buyers in communities marketed as custom often expect a builder to exercise some discretion and thoughtful planning regarding how similar homes are placed near one another. Even small variations in elevation elements or exterior materials could help preserve the character and individuality of the neighborhood. Additionally, my experience during the build and repair process has included several delays and communication challenges. While some repairs are being addressed, the overall experience has been frustrating and not what I expected when choosing to build with this company. In the end, I chose to build with Lillian Homes and now have to live with decisions that raised concerns early on in the process. If nothing else, it has been a lesson learned. My recommendation to future buyers would be to ask very detailed questions about elevation repetition, exterior selections, and how homes are placed throughout the community before signing a contract. read more

Be 100% sure you are going to follow through with the house before giving them any money. Even if you are laid off (unexpected life event) they will not give you your earnest money back. They won't even tell you they are not going to give it back to you they make you hunt them down to get an answer back. The house we were getting build didn't even go on the market before someone else purchased( they added an additional 30k to it) and still wouldn't give us our earnest money back. read more

My client was suppose to close on 27th, at Gravity Homes Community in Royse City. we were supposed to have a final walk through, we send over a punch list the week before to make sure things can be completed at a timely manner. Not only was it not completed at a timely manner and 1st walk through NEVER happened!! The place was was never clean .. everything was being done last minute !! Then I get a call 35min before our closing appointment to tell me that Lillian custom builder has decided to remove the 5K closing promotion ! With NO REASON WHY!!! Who does that to a NEW HOME OWNER day of MOVING !!! I'm wonder is this normal practice of business from them. It was the blind leading the blind ! Sales Consultant was placed in the middle with little to know communication on what was going on!! Lender and I had split closing cost !!!! This is Unethical and bad business !! I will NEVER refer a client or an AGENT !! I called their main office in Waxahachie and left a message ! I never recieved a call back from them !!!! Such an awful experience for my client ! Lillain custom home require ZERO STARS I would like to advise everyone looking to buy a home, please do not buy your home from Lillian custom homes. this is the worse home buying experience I ever had, from their lender to the management team. Kristian Kapper do not respond and when she does, she has an attitude, the upper management team and kristian kapper has to be the worse people ever to deal with. everyone reading this before buying a house with lillian custom homes I urge you to go somewhere else go to another builder, you will save yourself a great deal of aggravation, money and so on. the quality of the homes they build are not good, they are lots of cracks in the foundations and when they have to fit it, they do some and leave some thinking you wouldn't notice. if you need to get in touch with someone you could forget about that happening and if you do get in touch with someone the chance of getting help is ZERO. I was given use appliances that the company tried to pass off to me as new, I found out from the manufacture that my appliances are over two years old, not the mention that it was the same appliances they were using in their model home. Buyer Beware!!! We were in the process of contracting with this company. We waited almost a month for pricing for a few minor plan changes. Less than 24 hours after finally receiving it, we were told the base price was increasing over $40k. Ironically, I had just read the reviews about this company yesterday and thought that may have been due to pandemic problems. I was willing to give the benefit of doubt. I'm so so very glad we didn't give them any money or sign any documents. I would suggest whoever reads these reviews to take them at face value. This company is ruthless and obviously has no concern for it's customers. Don't walk...run the other way! read more

I recently purchased a Gravity Home from this company and I have never been so disappointed. This company is suppose to be family owned, and good people. As a first time home buyer they straight scammed us. Little did we know we would soon be Recieving a Tax bill for the county for the time that Gravity homes owned the house (January-July). When we reached out to the them, their response is that it wasn't in the contract and they were only responsible for the price of the land. After doing some research I found out that almost all home sellers actually reimburse you knowing that you are going to get charged later (you simply fill out a form they have and they reimburse for what they should owe). Gravity/ Lillian homes left that cost to us and our mortgage went from $2500 to $3400. Please becareful you guys they will try to scam all other new home buyers too! They know you are going to get hit with a bill they should pay and not take responsibility! There are much better home sellers out there doing the right thing, and Lillian Homes isn't one of them. read more

We signed a contract with Lillian on 12/13/2020 for a home to be build in Waxahachie. Finally by 5/7/2021 we met with the builder and was told construction would start the next week. The first week was great and we got a call from the construction manager on progress ( information was wrong but the thought was appreciated). The very next week we got an email for a surcharge of 99,000 dollars. We were informed we could NOT have 1. breakdown of those cost 2. confirmation that the price would not change again 3. Negotiate the increase We believed there could be more cost to build but 99k was clearly more market driven than materials and cost driven. We were told that house now sells for 520k.we had a contract not a suggestion Then Lillian agreed to HD off until Lumber was purchased so where did the surcharge number come from? There's a reason Lillian Homes has so many negative reviews on Yelp. If you're looking at buying/signing a contract with them, I strongly recommend not doing so. Not only is there zero buyer protection in the contract so they can do practically anything and not be held at default of terms, but the quality of the homes is poor. The prices they set do not match the quality of materials or quality of construction. The spec house we were under contract for was framed up with windows, water barrier sheathing, and HVAC installed in January 2022. In April we were told they were changing cabinet builders, so we had to repick style and finish. Then we had to wait for cabinets to come in and it would be 30-60 days from once there were in. We were told unofficially that the house would likely be finished in May or June, but it depended on when cabinets come in. Soon after they told our lender of a July 15 close date. Cabinets came in at the end of August, and as of December 2022 there were no countertops and no plumbing fixtures installed. As of early January 2023, 1 year after being framed up, the house was not complete. So they can drag out the process, will not give your earnest money back if you need to terminate because of it, raise the price, and have someone immediately under contract again. They kept our earnest and raised the price $65k and I believe there's a good chance they were hoping we'd terminate. We were the second family under contract for the house and I'm sure they didn't return the previous buyers' earnest. There are so many other things I could write about this horrible experience and on the quality of the build, but I don't want to spend more time on this. I just want to warn others and if you're trying to decide to buy from them - DON'T. read more

We had a great experience with Lillian, much of which was facilitated by our primary contact there, Melissa. I have a background in construction and our home has solid workmanship - been through some heavy storms and freezing temps already and handled beautifully. No major issues (not even really any minor ones) to date. Melissa communicated with me nearly daily during the build (we built our home in 2021/22) and was a true cheerleader for us along the way. She was honest and forthcoming, but also genuinely wanted us to get the house we imagined. We've been in our home 7 months now and love living here. The builder has been very responsive along the way, even well past our closing date. No regrets - this was our first new home build, but our third home purchase, and it's my favorite home yet. read more

Home is 4 years old and I am already needing to have piers installed on the front porch with severely cracked brick facade. Oh, and the home warranty is worthless because it does not cover it. In the 4 years since this house was built bathroom shower valve, bad leak needed to be repaired, oven main panel control replaced, leaky water heater replaced, HVAC needed a new capacitor, then a condenser fan motor. read more

RUN FAST FROM LILLIAN GRAVITY HOMES ,This was the worst experience let me start with Rachel in Sanger/Pilot Point , she is the worst realtor /salesperson unsure why or how she is with any company in sales she told us the wrong build lot gave us wrong information about the house (location, sides of brick on the home, what is in the home) ,misleading information then had a attitude when she was ask about it and I have the emails. Our home we were suppose to close in Feb 22 we went under contract in Sept 21 today is Jun 22 we have yet to close we ask to cancel the contract due to no date of completion and we needed to be out of our rental only to be told we would not get our earnest money back. The right side of the home has mismatch brick the inside is not done or near completion they have taken away a happy life moment. read more

Where do I start. This builder will work harder to void warranties than just resolving them. From day one on issues they put up resistance. It took a miracle from Jesus Christ to send us a man to get an issue fixed because the previous warranty people said I voided from things the builder told us to. I am not going to spend to much time on that. So fast forward a 2 years later I have had several tickets entered due to driveway cracking. The new warranty person I thought would talk to me by phone or in person instead of hiding behind text messages and completely ignoring emails. This doesn't surprise me because it's been like this since we moved in. We do love our home but figured spending this much this company would have the integrity to fulfill warranties instead of making excuses. This particular person met with their concrete guy and not allowing me to be at the meeting as well, decided to text me after I had to reach out on the status. Now I am not sure how my irrigation system has anything to do with it which was installed by the builder but the lame excuse is that they say because I shut my irrigation system off it has voided my warranty on my driveway. As I told the warranty guy that for one my irrigation system has not been off and I will be more than happy to show you my monthly water bill to prove that, nothing but I am sorry. I have emailed numerous times to get an explanation on how they came up with that conclusion, nothing but crickets. I am nothing but crickets. I am assuming they are getting their expertise from their concrete guy, but I suppose I would say something so far fetched to get out of repairing it as well being he has given me all kinds of excuses. He already had to replace one driveway in the neighborhood so his creditability isn't very good in my eyes. I only posted a review because I am being ignored and not getting an answer on how something I use voids a warranty. RUN AS FAR AWAY FROM THIS BUILDER. Follow up on my driveway. I am being told now that hairline cracks are normal and will not be warrantied. I did know a hairline crack you could put a punney in it and a hairline crack go all the way to the dirt. Amazing what they will do to void or get out of warranties. Adding to my review. My brick mirror has begun to crack and grant it they fixed it once but obviously they didn't fix it correctly because it's worse now. This company should be a negative 10 star rating. Just horrible people to deal with. I just wanted to add to my review. So after living in my home for 2 1/2 years I have several 4' cracks on my brick mortar. They denied my claim again, to no surprise. They tell me to claim it through Maverick warranty. They deny it as well. What's sad is I have a better warranty on my paid off vehicle than I do on my home. This builder is unbelievable on the excuses they come up with. Let's not talk about the cabinet doors that I have had to repair because they have fallen off. To be continued. If I knew how to post pictures I would show it. read more

What I thought would be a great thing ended up becoming one of the worse decisions. The longer I have lived in this home the more angry I become. According to the Floorplan that I agreed on with the company my living room should be vaulted and is not. They told me they would clean the property when we asked about all the trash. It was not. I do not mind picking up some trash here or there BUT not only was it not cleaned they left garage EVERYWHERE. TO INCLUDE GLASS AND BEER BOTTLES. My white cabinent has a bright pink spot on it they have yet to fix and its been two months. We paid extra for an outlet to be 5.5ft up on the wall that is not. I have completely lost my patience. When I contact them no one gets back to me. This company is filled with lies and false promises. I would NEVER use this company again. read more

Lillian is a Joke. I went through more than 6 builders 2 supervisors 3 sales reps in the process of building my home, can you imagine??. They change their personnel constantly and any agreements made is never passed on and when you complain they are glad to say " I have come here to terminate your contract" after you have waited more than 8 months watching values go up and nothing happening on your lot. You have to ask yourself why people leave everyday or don't stay for more than a year???, this is reflected in their management, builders, crews, materials and customer service! They do not respond to any warranties, and when they do it will be at least 3 months before they do anything while the damage keeps growing. I had to wait 8 months for the sprinkler guy to finally show up, 3 months for Air Conditioner guy, and now waiting on 3 months for a water leak, oh yes let me not forget the blood I have shed on my stairs from exposed nails, their fix is to hammer them down, not add any padding so my carpet has nothing to keep it in place. I am being told I have to file another complaint which will probably take a few month's and more time away from work. If you do not take this warning then be a fool!!, This is the worst builder to do anything with period end of story. They do not care about you, They do not care about your home. They will tax you on anything and every opportunity where other builders will not. I have a yard with grass that not grow and you were not able to walk on because of the stones, because they refused to add some more dirt, the cost was 300.00. If you want pain and suffering learn the hard way and build a house with Lillian. So you can feel my pain and the pain of all these other reviews that are telling you to stay away from Lillian. WARNING!!!! Do not use this company!! Extremely poor customer service! My daughter has been in her home over 90 days and they still have not fixed her issues or even contacted her! Drawers that won't close, weather stripping missing around front door etc. We were lied to from the very beginning. Had to deal with some very rude employees. Of course, I have heard they don't pay their employees on time, which could account for their attitudes. Too many home builders out there to put up with such horrible customer service!! read more

I signed a contract for a home to be built, the contract was signed by Lillian homes as well. two days ago they email me saying they are raising the agreed upon price by 10,000 dollars. I understand material costs are high however no where in their contract does it stipulate they will raise prices due to material costs. They are con artists, and it's a good thing I am not working with them anymore. if they can't be held to the same contract I have to then what's the point? If I did give them 10,000 what stops them from asking for more? When I asked Carolyn Weber the Director of Sales and Marketing her reply was "I don't know what the market will do." But I guarantee if the price fell after I gave them the money they wouldn't lower the price. This was a horrible experience that I wouldn't wish on my worst enemy. They even made the news for doing it to another couple. Hopefully they close their doors soon so they can't rip another couple off. read more

I would give them a zero if I could! Do not buy a house from them! We lived in our house a year and a half and the roof has been leaking the whole time! Now we still have 5 open items one there warranty list that hasn't been taken care of! Oh now that the roof is still leaking the won't cover it! Who's roof leaks after a year and a half! If I could give a zero rating, I would. DO NOT SIGN A CONTRACT WITH THIS BUILDER. They do not honor their own contract. I signed a contract for a new-home build with Lillian in March with a locked-in price other than any upgrade options I might choose. I received a letter this week demanding $41,000 more to build my house or they would cancel the contract. I had not chosen extra options. They said they were sorry for the inconvenience but they couldn't afford to build the house unless I paid the "surcharge". There are no terms in the contract allowing for a "surcharge " fee. If they charge a $41K surcharge fee after 2 1/2 months into a contract, what's to stop them from demanding fees every month until closing? Shoddy, shoddy, shoddy business practice!! read more

Disappointment, frustration and regret. It saddens me to have to add to the list of negative reviews for Lillian "Custom" Homes. Lillian builds "cookie cutter" homes that you can make changes to. However, the subcontractors apparently are not aware of the custom changes during the building process. We had paid for many custom changes that had to be made after-the-fact as the home was built to the standard specs first. There are too many items to list here but I'll be posting on other social media sites if you want more information. This has simply been the worst experience I could have expected in building a new home with lots of broken promises and shoddy workmanship. Thus far, roofing and HVAC are the only subcontractors that have NOT been called back to correct work. Regrettably, I can not in good conscience recommend Lillian as a quality, custom home builder. read more

Update 3/2: Still waiting on "several" warranty request to be complete including the removal of a rain sensor off a fence "We" paid for. Was told at first it was a community fence and if that's the case Lillian owes us several thousand dollars being that we used an outside company. No one from Lillian asked permission to place anything on our fence and I requested it be taken down 2wks ago. Had the fence not been there, you would have placed it on the house you built which is where it should be moved. Hopefully since the rain is gone they will also come fill the sink holes near the septic tank which was not properly packed in the beginning. Leaking tub "seems" to be ok the day the plumbers came but will run water and check again. Still waiting on a replacement for this stand alone tub that eben the plumber said he noticed how it dripped water behind the tub when running....AND that it was installed incorrectly which is what we stated. If it was turned around, we probably we not have had this problem. Almost 3mths in and still issues. read more

The absolute worst home building experience we have ever been through. I'm giving them 1 star because there aren't negative star options. I could walk you through the timeline from start to finish, but at the end of the day the bottom line remains the same: DO NOT BUILD WITH LILLIAN CUSTOM HOMES. The entire team of Lillian Custom Homes lacks integrity, does not understand accountability and their sales team will deliver the worst possible home building experience of your life. Look them up on Yelp, Google Reviews and Better Business Bureau. They fail miserably in each of these arenas. I wish we would have known this before we began our build. read more

We closed on our house on December 15th, Julian was our Sales Rep. He is worthless at best. A few days prior to closing we were told the City of Mansfield Inspector would not issue the certificate of occupancy as the staircase did not pass inspection and had to be completed torn out and rebuilt. That pushed closing back and should have given them time for a walk thru but that was cancelled and two days prior to closing we finally got our first walk thru. However, my husband and brother had already walked the house and made a 6 page list of things that needed to be repaired or replaced. As of today January 12th the list is still a full page long. The house was not cleaned as we were assured it would be by Carlos our Construction Manager, because as with the two previous meetings Julian was no where to be found after setting up both meeting times and stating he would be at both. We have since had a pipe break in our upstairs bathroom and of course no one from Lillian comes to the house. They send their sub contractors who for one don't speak English and do very shoddy work. Yesterday January 11th the drywall guy came to close the holes and started to put the wet insulation back in the ceiling in the garage, as he was unable to understand English getting him to understand what he was doing was very hard. When he completed the job it was done very poorly and will have to be completely redone. This includes the hole in my kitchen ceiling that he also patched. The complete lack of communication with this company is unacceptable. We chose this builder and now completely second guess that choice. We have been assured that all the issues would be taken care of but again its just empty promises. I guess the saying "you get what you pay for" doesn't hold true with Lillian Custom Homes. Lillian Custom Homes and its employees are the most unprofessional people we have ever worked with. We signed a contract for construction of a new home at the beginning of November 2020. We made all of the custom selections and upfront payments necessary for our new home within the month. December, January, and February all passed before they began construction on this home. This was 3 months and a few pre-construction meeting cancellations (due to their own scheduling conflicts) later. Construction on the home finally began the first week of March and at this point we are thinking we are good to go and the home would be finished in the expected amount of days. After only a few weeks progress photos of the construction site stopped around mid-April. The only way we knew of any other progress is if we visited the site in our own free time, and in doing so we noticed that not much was changing. On the morning of May 17th, we contacted our sales manager, Erin, for an update on our completion date as we were preparing for the renewal of our current lease. Erin gave us very little information and failed to mention what would be coming next. On that same day we received a random e-mail, from someone we had never had any contact with, about a surcharge of over 50K due to the cost of building materials rising. No call, but an E-MAIL that required a response within a few short days!!!! This e-mail was random to us, but NOT random to them. This is nearly 7 months after signing our contract. We decided to terminate the contract and receive a full refund of the payments already made. It has been nearly a week and not one person our realtor has contacted about the time/date expectancy for the refund has replied. So not only did they waste months of our time, but now they are also holding our money hostage. As stated before, completely UNPROFESSIONAL! The least that they could do after such a poor experience is reply to our realtor in a timely manner and inform him of the expected date of the refund. I would not recommend them to my worst enemy! read more

This will probably be deleted but I will repost it every time it does.If I could do it all over I would! Anyone that is considering purchasing a home from Lillian Custom Homes I would steer clear of this Builder and get as far away from them as I can. They are the absolute WORST when it comes to any type of customer service from start to finish and they don't know the meaning any type of understanding when it comes to certain issues concerning your home purchase. My wife and I bought a home from Lillian in January 2016 in Glenn Heights and this was the biggest mistake we've ever made. First it took them nearly a year to build the home , there were a number of things that they did incorrectly and some still need to be fixed till this day . Issues such missing trim inside to cracked cabinets ,shower in the bathrooms handles were put in incorrectly and they had to cut out several time to fix it this is within weeks of moving into the home. The biggest issue that we have is using our garage to make a long story short we can't because the house if they're building next to us is so freaking close to where my wife could not even pull out of the garage so now our two car garage is now a 0 car garage. When speaking with several people within Lillian about this and the only answer we were getting was "it's nothing we can do" about it because the people that purchased the home next to me signed a contract and they how the want it. Well so freaking what we purchased our home so what make them more special than my home. They know that house is too close and they want the money. Not to mention they know about this 7 months ago and refuse to do anything about. Lillian offered my wife and I concession for all of the troubles we were having. But when we were ready to use them we were told that we didn't have any. which was a total lie. They are 100% Liars and if you are considering buying from Lillian I wouldn't please consider another Builder. read more

I will start with I should have listened to the other reviews. My experience with Lillian started with he sales manger not returning emails or calls and had to use a real-estate agent to get a response. Should have ran then. Sales manager and construction manager always late or don't show at all for meetings. Design center made multiple mistakes on our choices. That is on us as well for not catching them during the rushed time to choose. Then comes the construction. Had to have part of the brick cut out due to brick contractors forgetting to add part of the water shed and completely not putting one on part of the front. Had to have brick cut out to put stone back in to get within design spec. You can still tell it was an after thought. Tile in master shower has one wall that is an inch too short per the plans and is exaggerated due to the tile lay out. Tile on the columns on each side of tub has grout lines that are a half inch away from lining up after I made a request to fix tile that was notched into the other. Their final answer from the COO is it is within their specs and they will not fix, as they have already fixed it once. They even had the nerve to say that they did the repair this way at my request. Not to mention every time we turned around they were asking us to put in a request to cancel our contract, know full well it states if we request to cancel they can keep all earnest money and money paid towards upgrades (30k total). Still trying to figure out why I would choose to take bad and make it worse and then smile when giving them $$$ for this poor craftsmanship. read more

I started my review after there was some back and forth on a few items concerning the customized selections we made. I personally think that most builders get a poor reputation due to being completely at the mercy of the review by the customer. The customer, going into a new home build, seems to expect the builder to automatically get every wrinkle in the process exactly right. If you want to build a house and have it be exactly what you want without putting any effort into it after you make your selections, you should build your house yourself. My experience with Lillian has been very positive. There were several times when Lillian could have chosen to simply stick to the script and not accommodated me when a design challenge was presented during the building process but instead chose to do whatever they could to help us out. Rick Moore is my sales manager and he has made every effort to ensure that my wife and I are happy and our concerns are taken care of. Building a new home is a collaborative effort and the unknowns will not be presented until they occur. I give Lillian five stars because they are just as committed to having my house exactly the way we want as we are. We plan to close in the next couple weeks and assuming that goes well, we have absolutely no regrets having our house built by Lillian. read more

We experienced both good and bad during our time we built a home with Lillian. Overall, we feel we have a good quality build at the conclusion of our build. However, the areas that we feel Lillian has opportunities to improve are the general contractors communication to the customer. Several of my requests were unanswered unless I followed up multiple times. There was in some cases poor oversight of the subcontractors. During the design process, there were several things that were not offered that we would have purchased if they were offered. We found out afterwards that certain features were upgrades that were not offered to us. Karinsa and Rhonda were very responsive and awesome in advocating for us. They answered every question and concern with patience and grace. They never made us feel like we were annoying. The Lillian team did work very hard to meet our deadline and we are extremely grateful for that. In closing, this was a large decision that we made for a very big purchase and there are things that we wish would have gone different along the way, but we feel received a quality and beautiful home that we love. read more

We purchased a Lillian home 2 weeks ago in Saginaw and we love it! There are a few things that still need to be taken care of and I am confident that they will be. That being said... We love our sales manager, Dominic! He was not only informative and kept us in the loop on what was happening with our home, but he also put up with us on a daily basis as we frequented the model home often while we were waiting for ours to be built. Our Building Supervisor, Sean, is awesome as well. I know that I was a crazy person being at the house everyday and asking numerous questions about everything as this was the first time i had seen a house, "our home" being built from the ground up. He answered every question or concern I had whether it was by text, email, phone call or in person. It didn't matter if it was after hours or on a weekend (his days off). He always made (and still does) us feel like we are a priority! We love our beautiful home and would send anyone who is considering building straight to Lillian Custome Homes! SCAM ARTISTS. Signed a contract in January... they didn't even bother sending it to the city for THREE MONTHS after swearing the project would be completed in five. After three months and ZERO COMMUNICATION they send an email telling us the price of our home has gone up ONE-HUNDRED THOUSAND DOLLARS........................... ARE YOU ******* KIDDING ME?? The price shot up because of the materials they should have ordered 3 months ago. I know material prices are high right now... but.... w....t....f... now my family has waisted nearly six months waiting for a home Lillian NEVER INTENDED TO BUILD. Horrible business practice by total scam artists. They led us on for half of the year then raised the price by a completely unreasonable amount and left my family in the middle of an impossible housing market with nowhere to go. BEWARE! We are CA residents, and were very excited to move to Texas. After months of research and exploration, we chose Waxahachie. We signed a contract and waited many months for our home to be built. We traveled to Texas multiple times and met all the requirements they had for us. After many months of patiently waiting, we were told by Lillian that we would have to pay an additional @ $75K dollars or they would cancel our contract. We were shocked as our house was nearly completed (picture attached) and we were ready to close escrow. They would not negotiate. They would not disclose specific details. They simply demanded we agree to an approximate 25% cost increase. When we declined, they refused to honor their contract and sold our home to another buyer. I strongly recommend that you chose another builder. Lillian cannot be trusted. Save yourself the frustration and disappointment. read more

These people are total FRAUDS!!!! ONCE AGAIN this builder has LIED! Everything they say is absolutely false. Once you purchased your home they give you a big F U !!! They completely disregard any type of agreement that is made between purchaser and Builder and do not honor anything and completely make up excuses. For one they change over people daily you may talk to one person one day and the next day that person no longer works for the company this is something that they continually do with on-site managers we have had at least 7 in the past year so when it comes to taking care of maintenance issues and warranty issues there's somebody different. We've closed on our house on 02/12/21, and so far we only had minor issues with our house. The few times I had to turn in a warranty ticket, I was contacted within 24 hrs. The other day we had Rudy come out to fix some caulking around our windows, which was not even under warranty anymore. Rudy went above, and beyond, even though he didn't have to. I must say Lillian has been absolutely awesome about addressing every issue we had, and took care of every problem immediately. read more
