    I live in a property they manage in Midlothian Texas. Older property, terrible on-site management…read more Complex has received new exterior paint but beyond that the property has problems: 1) Dumpsters not emptied often enough. Currently the dumpsters are emptied on Monday and Thursday. By pick-up time they are overflowing. Their solution? Force a trash valet on the residents. The trash valet picks up trash at the door and tosses them in the dumpster. The trash valet service is not a plus for the residents. The service is just a way for the complex to make money off of its residents - another fee. An unneeded service and a ripoff. Monday, Wednesday, Friday would make much more sense than a valet service that only fills up dumpsters - the property got along fine without this service for almost 30 years. 2) Complex forced new locks from ADP on all residents. Again, a way for the company to pick the pockets of the residents. This is an additional, forced, $45/per month charge. Instead of a key residents pay $45 a month to enter an apartment they pay to rent. Ripoff. 3) Interiors are dated 4) Rent rates are overpriced at Turtle Cove. 5). Landscaping is terrible. The complex needs more trees - especially where trees have been removed. It would also be nice if they watered the grass. 6) Water and sewer is billed separately by some mysterious allocation of charges done by the company. My suspicion is it's another way the company picks the pocket of residents. Suggestions - ease up on the rent charges and increases. Lots of empty apartments. Empty apartments mean no revenue and raising rents won't make up for empty units. Ditch the trash valet - it's not a service, it's a scheme to line Indio's pockets. Improve the landscaping. Site manager needs to follow through on promises. On the plus side, the maintainence man is great. Bottom line, stay away from Indio managed properties. Stay away from Turtle Cove (or 9th St Apartments). It won't be hard to find better rental options than this one. When my lease is up, I'm gone
