We were putting 30% down, we were also told an appraisal wouldn't be necessary. They sat on my file for over 3 weeks. A week before closing , they needed to verify employment and several other documents. So, the seller was kind enough to give us a two week extension. All the income was verified, all documents were in. A day before the closing deadline, they decided, we needed an appraisal? No more extensions and we lost out on a great opportunity. The property came with over 90k in equity after my 30% deposit! Why would you need that now? Here's what we lost. *Time *Cost of Inspection *and 35k in equity. They still claim there was no negligence on their part. Who would, after sitting on my file for over 3 weeks. They saved that poison pill for last. "The Appraisal". Not sure why? Make sure you get an appraisal even if they don't think you need it. A Shameful act from top to bottom.

All documents and and info was submitted on day 1, Very good credit score and great loan to value ratio. Consistently mislead and little follow-up resulting in a higher interest rate. After 78 days we finally closed and checks from the Title company were sent out overnight but only half arrived in the FedEx package. Being the weekend again we waited. I would not recommend at all.
